What determines that we are having a buyers market?&lt;br /&gt;
&lt;br /&gt;
It's really very simple, it's a mathematical formula known as the Absorption Rate. It represents the relationship of supply and demand in the market. If you take the total amount of available homes and divide by the total amount of sold homes the previous month. Then you get a number that represents the number of months it would take, at the same pace, to sell the entire inventory of homes.&lt;br /&gt;
Normal Market = Absorption rate of 5-7 months&lt;br /&gt;
Sellers Market&amp;nbsp; = Absorption rate of 1-4 months&lt;br /&gt;
Buyers Market = Absorption rate of 7 or more months.&lt;br /&gt;
&lt;br /&gt;
&lt;b&gt;Why is the absorption rate important?&lt;/b&gt;&lt;br /&gt;
&lt;br /&gt;
This may be extremely important for you to know for instance, do you have to sell quickly for some reason. Are you building a new house or maybe relocating then you will want to know the number. If you know that we have a 12 month absorption rate then you will want to be sure you price your home right in order to be in front of those numbers. Buyers have an advantage in the market right now. Take a look at the latest numbers from the Tulsa MLS.&lt;br /&gt;
&lt;br /&gt;
Example:&lt;br /&gt;
&lt;br /&gt;
Add together the number of Active/Pending Listings 1,000&lt;br /&gt;
# of Sold Last Month 100 x 12 divided by 52 = 23.08&lt;br /&gt;
# Sold of Active divided by the number of sold 1,000/23.08 = 43.33 weeks&lt;br /&gt;
