Rescheduled Community Clean-up!

As you recall, our annual cleanup day, originally scheduled for January 23, 2010, had to be postponed due to inclement weather. It has been rescheduled to this coming Saturday, February 20, 2010 at 9:00 a.m. We will meet at the Dunlaps’ at 9:00 where trash bags will be distributed. We will then collect trash for 45 minutes or an hour and meet up again around 10:00 for coffee and refreshments. We hope to see you there.

This a reminder of the Pima Acres cleanup day on Saturday, January 23, 2010 at 9:00 a.m. We will meet up at the Dunlaps’ where trash bags will be distributed. At about 10:00, we will meet up back at the Dunlaps’ and have some food and a mimosa or coffee. It should be a nice day to meet the neighbors, enjoy the weather and tidy up the community. We look forward to seeing you there!

As exciting as this new freedom may be for a teen, studies have shown that the first six months after obtaining a license is the most dangerous period of time for any driver. Sadly, automobile accidents are more common among young drivers than any other age group...

According to the Arizona Affiliate of the Partnership for a Drug-Free America, kids are more likely to experiment with drugs due to boredom, spending time with friends who use drugs or too much unsupervised time throughout the summer months. In June and July alone, there was a startling 40 percent increase nationally in the number of youth who tried marijuana for the first time compared to the rest of the year. Even though we are through the summer months, we still need to be diligent about the dangers affecting our kids.......

If you are interested in running for a seat on the Board of Directors for the Pima Acres Property Owners Association, please submit your name, along with a brief biography to John Herrick, 8846 East Havasupai Drive, Scottsdale, AZ 85255 or by e-mail at

jrherrick@mac.com by 12:00 noon on Monday, October 19^th, 2009.

Every name that is submitted will appear on the ballot.

We encourage you to take an active part in our community and run for a seat on the Board. If you are unable to serve on the Board, please be sure to attend the Annual Meeting set for Thursday, October 22nd, 2009 beginning at 6:00 PM to last approximately 1 ½ hours at the Mustang Library, 10101 N. 90^th Street in Scottsdale. Your participation at this meeting is very important.

In our last communication to the PAPOA Home Owners we stated that we were hoping to have the new proposed CC&R’s, Bylaws and Guidelines out to all of you by August. This project is 95% complete with just a few minor areas still to address before we present them to you.

We should be able to have a “Hard Copy” of these documents out for you to review before our annual meeting on October 22^nd.

A representative from our Law Firm, Carpenter, Hazelwood, Delgado & Wood, PLC., will attend our meeting to answer any questions regarding our CC&R, Bylaws and Guideline proposal.

*Improve the Hualapai and Sierra Pinta Entrance Area

Right-of-Way Maintenance Rules for Sierra Pinta & Hualapai

Maintenance of the area UP TO THE CURB (including the right-of-way area) is the responsibility of the property owner.

Therefore, maintenance up to the curb along the South side of Sierra Pinta and the North side of Hualapai and all of the streets in between is the responsibility of individual Pima Acres property owners.

Maintenance on the North side of Sierra Pinta up to the curb is the responsibility of DC Ranch HOA (the property owner).

Maintenance of the South side of Hualapai is the responsibility of Iron Wood HOA (the property owner). There are two exceptions on the south side of Hualapai, the first is Lot #125 which is City owned and maintained, the second is the far east end of Hualapai which is owned and maintained by the Toscana HOA.

As noted in paragraph 2 above, individual property owners are responsible for maintenance up to the curb.   This includes clearing street corners so drivers can clearly see cross traffic at intersections. A number of intersections have trees and other growth blocking view of cross street traffic. Just two examples are 90^th Street and Havasupai as well as 92^nd Street and Sierra Pinta. There may be a liability issue for property owners that fail to maintain reasonable visibility at intersections.

The City is only responsible for maintenance of the traffic calming islands and trees it planted on Sierra Pinta and Hualapai and the monuments and fence areas along Pima Road.

Board of Directors Agenda Notes 5-28-09

1.       Annual Dues Collections—On May 18^th a second notice was sent to owners of 22 lots requesting payment by 5-31-09. 117 owners have paid and $11,700 has been deposited in the bank.

2.       Newpath Networks—Representative Patrick Inkman visited me today to update the plans for a cell tower in Pima Acres. Until today Newpath has been agreeable with our height restriction of 16’8”. Now he indicated they may want to go up to 25’ with the cactus tower. He was advised in writing that we will not agree with a 25’ tower and will press the city for help if necessary. He was also asked for verification that Newpath will comply with the 16’8” height.

3.       Flood Control—The City is still working with Grayhawk on the drainage channel along the west side of Pima Road. The City is still moving forward with the project. However a new engineering firm has been hired to complete the plans. No date has been set for starting work.

4.       City of Scottsdale Police Department has a free Residential Security Survey Program. Call the Scottsdale Police Crime Prevention Office 480-312-8802 to schedule a free on site inspection by a uniformed officer. The visit includes a 40 point written review and check list covering front and back yards, front entrance, windows, interior, neighborhood, security safety and vacation preparation. The goal of this free program is to help make you and your home safe and secure.

5.       Scottsdale Airport expansion – We have attached the link to a survey for the Scottsdale Airport expansion. All of us need to be proactive with this possible expansion project tha is now in front of the Scottsdale City Council. http://www.scottsdaleaz.gov/airport/AirportSBP.asp

ANNUAL ASSOCIATION DUES INVOICE

Enclosed is the Pima Acres Property Owners Association annual dues invoice. The small dues increase to $100 will help offset two 2009 projects for Pima Acres. The first is to update and combine into one document our Covenants, Conditions & Restrictions (CC&Rs), Bylaws and Design Guidelines. The second project involves cleaning and maintaining the City of Scottsdale owned Lot number 125, located on both sides of Hualapai Road, at the corner of Pima Road. Details of these projects are listed below.

2009 PIMA ACRES BOARD OF DIRECTORS MEETING SCHEDULE

Your Board of Directors 2009 regular meetings are scheduled for May 28, September 24, and the annual meeting in October on a date not yet set. Regular board meetings are held at one of the director’s home. Locations will be posted on the Pima Acres web site pimaacres.org Property owners are always welcome to the board meetings. However, you don’t have to wait until a regular board meeting to contact any board member about an issue or question.     Board members and contact information are listed below.

LIGHTING AND LANDSCAPING AT THE ENTERANCES ON HUALAPAI AND SIERRA PINTA

The board has been in contact with the City of Scottsdale about cleaning and maintaining the city owned lot at the corner of Hualapai and Pima Road. The area of concern is the east side of the two monuments. Due to current budget problems, the city cannot do a major clean up and replace dead trees until this fall. Once the city has completed the work on this lot, the board will negotiate a contract with the city to maintain only the area east of the monuments. This will greatly improve the esthetics of the area. The city will continue the responsibility for the monuments at Hualapai Road and Sierra Pinta Road. This will include lighting and the entire Pima Road fence, landscaping, and all water and power for the area.

FLOOD CONTROL PROJECT

The city is continuing work on the flood control project for Pima Acres. The city is fully committed (including the City Manager and at least one Council member) to complete the project. Grayhawk Home Owners Association has objected to the design of the proposed water diversion channel, which will be along the west side of Pima Road. As of March 5, the channel is being redesigned to deal with Grayhawk’s issues.

D C Ranch has completed engineering and design work for the north side of Sierra Pinta Road, and will begin construction once the city has completed their diversion channel.

PIMA ACRES AREA CELL TOWER

Newpath Networks, Inc. and the City of Scottsdale are considering placement of one cell tower in the Pima Acres area. The board has expressed our concerns to both The City of Scottsdale and Newpath Networks, Inc. and will continue to monitor any proposed site.

PROPERTY OWNER’S E-MAIL ADDRESSES

The board is requesting e-mail addresses for each property owner in order to have an effective and efficient method to keep our property owners informed. The e-mail addresses will NOT be published or released to any person or organization. The only purpose is for official Board of Director’s notices to home owners. The board fully understands importance of keeping these addresses secure from outside or unofficial use.
