<p>-         You have most of the necessary equipment, furniture, and accessories to become highly organized.  You may need to exchange, rearrange, or purchase additional items to achieve the most efficient workspace.</p>
<p>-         You have partial systems for filing documents and purging clutter, but because it is an incomplete system your workspace is messy and distracting.</p>
<p>-         Your workspace is limiting you from becoming completely motivated and focused from the moment you enter it.  You need to execute a “keep, trash, donate” system to immediately de-clutter and take control of your office space.</p>
<p>My typical client who requires a medium organizing needs me to step in and help them regain control of their workspace.  Antiquated furniture, workspace layout, and accessories, have led to an excessive amount of un-filed paperwork and growing clutter which has begun to diminish their productivity.</p>
<p> <strong>Heavy Organizing (16 hours)</strong></p>
<p>-         Your workspace is limiting you from becoming completely motivated and focused from the moment you enter it</p>
<p>-         You have no system in place for filing paperwork or the system you do have in place just isn’t working </p>
<p>-         You do not have sufficient furniture to allow you to become organized</p>
<p>-         You need to have a custom foundation set for you that can be seamlessly adapted to your everyday life</p>
<p>My typical client who requires a heavy organizing needs a new beginning.  Either you have a faltering system in place or no system at all.  In a lot of cases, it’s not necessarily that the workspace is messy or disorganized, but that you need a complete change.  A fresh start with all the unnecessary items removed and a completely new layout and system that enables you to feel rejuvenated and refreshed. </p>

a “toss”, “donate” and “keep” section in the room&lt;/p&gt;

sorting is complete immediately put the “toss” in the trash. The “donate” in
your car and take it down to the local donation center.&lt;/p&gt;

&lt;p class="MsoNormal" style="margin-left: 0.5in; text-indent: -0.25in;"&gt;&lt;span&gt;6)&lt;span style="font-family: &amp;quot;Times New Roman&amp;quot;; font-style: normal; font-variant: normal; font-weight: normal; font-size: 7pt; line-height: normal; font-size-adjust: none; font-stretch: normal;"&gt;&amp;#0160;&amp;#0160;&amp;#0160;&amp;#0160;&amp;#0160; &lt;/span&gt;&lt;/span&gt;Now&lt;span&gt;&amp;#0160; &lt;/span&gt;go through the “keep” items and organize,
there should be less items in the “keep” section than in the other two categories&lt;/p&gt;

&lt;p class="MsoNormal" style="margin-left: 0.5in; text-indent: -0.25in;"&gt;&lt;span&gt;7)&lt;span style="font-family: &amp;quot;Times New Roman&amp;quot;; font-style: normal; font-variant: normal; font-weight: normal; font-size: 7pt; line-height: normal; font-size-adjust: none; font-stretch: normal;"&gt;&amp;#0160;&amp;#0160;&amp;#0160;&amp;#0160;&amp;#0160; &lt;/span&gt;&lt;/span&gt;Save
paper organizing until the end as this takes the longest to complete.&lt;/p&gt;

&lt;p class="MsoNormal" style="margin-left: 0.5in; text-indent: -0.25in;"&gt;&lt;span&gt;8)&lt;span style="font-family: &amp;quot;Times New Roman&amp;quot;; font-style: normal; font-variant: normal; font-weight: normal; font-size: 7pt; line-height: normal; font-size-adjust: none; font-stretch: normal;"&gt;&amp;#0160;&amp;#0160;&amp;#0160;&amp;#0160;&amp;#0160; &lt;/span&gt;&lt;/span&gt;Remember
if you are feeling overwhelmed by the space you are organizing, it might be too
large for that days victory. &lt;/p&gt;

&lt;p class="MsoNormal" style="margin-left: 0.5in; text-indent: -0.25in;"&gt;&lt;span&gt;9)&lt;span style="font-family: &amp;quot;Times New Roman&amp;quot;; font-style: normal; font-variant: normal; font-weight: normal; font-size: 7pt; line-height: normal; font-size-adjust: none; font-stretch: normal;"&gt;&amp;#0160;&amp;#0160;&amp;#0160;&amp;#0160;&amp;#0160; &lt;/span&gt;&lt;/span&gt;If
you find yourself hitting a road block and start to feel the need to keep
everything stop for the day or take a break.&lt;/p&gt;

&lt;p class="MsoNormal" style="margin-left: 0.5in; text-indent: -0.25in;"&gt;&lt;span&gt;10)&lt;span style="font-family: &amp;quot;Times New Roman&amp;quot;; font-style: normal; font-variant: normal; font-weight: normal; font-size: 7pt; line-height: normal; font-size-adjust: none; font-stretch: normal;"&gt;&amp;#0160; &lt;/span&gt;&lt;/span&gt;Ask for
help, a professional or a friend often times help you put the importance of an
item into perspective and help the project to go by faster and a lot of the

Before she got to work she sat down and explained to him her working style and expectations of him in order to properly accomplish what he needed. Because Top Producer is capable of so many different things his assistant suggested that they address his initial top 5 goals that he wanted out of the Top Producer integration. From there she took his goals, broke them down into smaller tasks, and calendared the time it would take for her to complete each task and scheduled a time a few weeks later to re-evaluate the outline to see if what they set out to do was accomplished. &lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt 0.5in"&gt;&lt;span&gt;&lt;strong&gt;His Goals:&lt;br /&gt;&lt;/strong&gt;1. Accurate and Proper Integration from Goldmine to Top Producer&lt;br /&gt;2. Create CMA&amp;#39;s for all potential listings&lt;br /&gt;3. Assign each of his contact types an Action Plan&lt;br /&gt;4. Implement necessary Check Lists within Top Producer to create efficiency in day to day business operations&lt;br /&gt;5. Automate his IDX leads into Top Producer&lt;/span&gt;&lt;span style="FONT-SIZE: 11pt"&gt;&lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;span style="FONT-SIZE: 11pt"&gt;&lt;br /&gt;&lt;strong&gt;The Results:&lt;o:p&gt;&lt;/o:p&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;&lt;span style="FONT-SIZE: 11pt"&gt;
&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;br /&gt;Joe’s goals have been met and/or addressed on schedule and new goals have since been implemented. This integration was seamless for Joe on his end because he never had to hear about the problems or hiccups involved during the transition and he was able to continue to do what he does best which is sell real estate. Joe received regular status updates from his assistant so that he knew exactly what she was working on.&lt;span style="mso-spacerun: yes"&gt;&amp;#0160; &lt;/span&gt;Joe and his assistant have now developed a good trust relationship and Joe simply sends his assistant email requests of what he needs from Top Producer and she responds to his requests within 24 hours or less.&lt;br /&gt;&lt;br /&gt;Joe is currently in escrow on a double ended deal.&lt;span style="mso-spacerun: yes"&gt;&amp;#0160; &lt;/span&gt;He was able to coordinate this specific deal while his database was in transition because he wasn’t distracted by the change over.&lt;span style="mso-spacerun: yes"&gt;&amp;#0160; &lt;/span&gt;Joe is now actively using Top Producer on a regular basis.&lt;span style="mso-spacerun: yes"&gt;&amp;#0160; &lt;/span&gt;His action plans are generating noticeable results with several contacts from his database requesting listing appointments and property evaluations.&lt;/p&gt;

<p>Today I want to climb up on my soapbox and rant for a moment about something that I consider so unprofessional and frankly, lazy that it actually has me steamed.</p>
<p><em>How difficult is it to take 4 - 5 decent pictures of a home before you list it on the MLS?</em></p>

<p><br />8. Pictures that don't add any value. (Yes, this was the photo used to promote a condo in the South Bay.)<br /><a href="http://proreastaffing.typepad.com/.a/6a01053658369b970b010536a7077e970b-pi" style="DISPLAY: inline"><img alt="Irrelevent photo" border="0" class="at-xid-6a01053658369b970b010536a7077e970b " src="http://proreastaffing.typepad.com/.a/6a01053658369b970b010536a7077e970b-800wi" style="WIDTH: 243px; HEIGHT: 181px" title="Irrelevent photo" /></a> <br />Agents all over Los Angeles are complaining about how difficult it is to sell their listings right now.  They complain that they are not getting any showings, they claim their listings are over priced, etc.  It took me about 20 minutes to find all of the photos posted here.  In just a few pages of listings in just one area this is just a sampling of what I found.  Photos like these are unacceptable and I'm suprized that brokers allow their listings to show like this.</p>
<p>At ProREA Staffing we teach our assistants to follow a simple formula when taking photos of homes.  This process is simple, easy to follow, and guarantees at least 4 - 5 decent photos of a home - no matter how ugly the home really is.</p>
<p>1. Take 2 - 3 photos of the outside of the property.  Don't include cars, toys or  trash cans.<br />2. Take photo of entry way.<br />3. Bring a few large boxes with you and use one to clear off kitchen counter tops, one for the living / dining room and another for the bathroom.  <em>Do not take pictures of the seller's clutter.</em><br />4. Take several photos of the kitchen, living, dining rooms.  Take pictures of the rooms, not the furniture.<br />5. When photographing the bathroom, put the toliet seat down, remove the toliet paper roll, pull back the shower curtain, remove everything from the shower and counter tops.<br />6. Take wide shots of each bedroom from at least 2 angles.<br />7. If there is a back yard, shoot 2 - 3 photos from the back yard.<br />8. Go back through the house and make sure you took shots of any special details or features. <br />9. Upload a minimum of 4 pictures: outside shot, living area, kitchen, 1 bathroom.<br />10. When uploading the photos, arrange them in the order that you would show the home, starting with the front and moving through the house.</p>
<p><em>Is that really so hard??</em></p>
<p />
<p>It's not, and it makes such a huge difference in your ability to attract potential buyers.  I know that managing heavy listing inventory is difficult and I know that especially with REOs and short sales the sellers are not always easy to work with.  But, if you do nothing else to promote your lisiting, shouldn't you have decent photos in the MLS?</p>
