Quick home sales mean larger profits for the seller. Not to mention, less headaches from showings and less stress from waiting for an offer. While getting your home “show ready” is usually no fun, especially if you have young children at home, it is critical in order to sell your home fast and for top dollar.

Think of staging your house the same as you would detailing your car if you were going to sell it or trade it in. You would never think of putting your car in the yard with a for sale sign while it was covered in dirt and still packed with your personal clutter, trash, and belongings. But, many sellers do exactly that when their put their home on the market. Think of the investment and cost of your home compared to the car you drive and you will see how crucial it is to invest some time in preparing your home!

When buyers look at your home they are envisioning it as their home. They are thinking about how great their life would be if they were living there. If your home projects an image of a happy, clean, peaceful environment, then buyers are going to assume that if they purchased your home, their life will be the same.

Don’t stress! Just a few minor adjustments can make your home, and lifestyle, appear stress free and as peaceful as a family and home pictures in the pages of a magazine. Beware: Before you put these easy buy me tips in place, keep in mind that you may fall in love with your home so much that you will decide you really don’t want to move!!

Make your Home Warm and Inviting - Make It Scream BUY ME!

The kitchen is the heart of the home. Capitalize on that by pulling at the buyers emotions.

Have a dish that matches your décor, filled with quality chocolates and an attractive pitcher filled with water and lemon slices on the bar or counter.

Place an attractive fruit bowl filled with fresh fruit (no artificial please!) on the table or bar. Sound simple? Yes! But what you have just created is a message that says the buyer’s life will be bountiful and abundant living in this home – their home!

Clear countertops of appliances and clutter. Think model home! You can triple the size of the perceived workspace in your kitchen by simply decluttering your countertops.

Put an apple pie in the oven to bake while showing. If you don’t bake – buy a frozen pie and just reheat!! Or, you can simmer spices of cinnamon sticks, clove, and orange peel on the stove top just before your showing. There have been studies conducted that prove smelling baked goods makes individuals think of their childhood and become nostalgic. Emotions sell! Nostalgic buyers will buy your home!

Hide pet toys, bowls and litter boxes.

Create a warm glow - Light candles in every room. Use a light fragrance such as rain or vanilla. Nothing overpowering and flowery. CAUTION: Do not do this unless you are leaving your home just before showing and will be returning immediately after!!

Bathrooms - PLEASE!! Make sure the bath has toilet brushes, plungers, sponges, toothbrushes and medications put away and the toilet lid down. You want your bath squeaky clean, sleek and declutter

Welcome Mat: You always want to place a new welcome mat at the front door and make sure all plants and shrubs at the entrance are fresh and healthy. GREEN is the color that makes the mind think of new opportunity. In addition to green plants and
shrubbery, place a new green welcome mat outside your front door.

Neutralize: Invest in neutralizing your paint colors and avoid red. Too much red can cause mental fatigue and argumentative feelings. Neutral colors will keep buyers calm and interested. Use other colors for accent only.

MAKE YOUR HOME LARGER!

Never forget that we are selling SPACE and not necessarily square footage. Buyers want to get the most SPACE for their money. Use these tips to make your home feel larger:

Dining Room: Take out table leaves and only leave four chairs.

Bonus Room: Many homeowners use this space as a play room for kids. You can double its size in buyer’s minds by simply packing up and putting away at least half of your kids toys. (It’s only temporary!)

Bedroom: Remove furniture! Most people have TOO much furniture in their bedrooms which makes floor space (and space!) disappear! A bedroom will show best with a bed, one nightstand and lamp, and one additional piece of furniture and possibly a chair if you have a large room.

Windows: Remove worn, faded, or just dated curtains and do not replace them! Untreated windows will make your room look larger. Remember we are selling space not décor.

Closet: Buyers are buying storage and will be looking at your closets. Don’t overlook this crucial space!! A master bedroom closet full of clutter will make the buyer wonder if their things will fit! Minimize your closet clutter by 2/3…YES 2/3! Bare minimum until your home sell!

Cabinets: Reduce your pantry inventory and neatly arrange. Buyers will envision your home has plenty or storage and a place for everything!

Use Mirrors. Mirrors will help capture light and make your home feel larger. They also help buyers to see themselves in their new home and this helps the emotional connection we are working for!

Did you know that the it is estimated that the average family spends HALF of their home energy bills on heating and cooling their home? I found this figure surprising and did some research on ways to lower this expense. If you heat with gas especially, it is estimated that the cost of energy will be on the rise again this winter. Now is the time to make sure that you do everything possible to lower your heating costs and heat your home safely.

Windows and doors can make huge dents in your heating expense. Make sure that all gaps and cracks are sealed. Caulking and new weather stripping will most likely need to be replaced for the winter season. Remember that the more openings in these spaces, the larger your heating bill!
Everyone knows to check their smoke alarms, but what about a carbon monoxide tester? If you heat with gas it is critical that you have a carbon monoxide tester that is working properly. If you don't already have a carbon monoxide tester - then get one! And if you do have one, replace the batteries and check it often.
Disconnect your hose pipes and cover the fauet with an insulated cover. Bring the unused hose pipes indoors to store for the winter.
Stop running those bathroom exhaust fans! Running the fan in a bathroom will actully pull warm air out of your home and cycle cool air back in. Only use these fans for a few minutes after getting out of the shower and then make sure to turn them off!
Have your HVAC system cleaned and serviced. Many homeowners don't feel the need to call a HVAC company if their unit is working properly. This can be a big mistake. Not only will having your HVAC system cleaned and serviced alert you to possible problems, but it can save you up to 10% on your heating bills.
If you have a fireplace, make sure the damper is CLOSED when not in use. Leaving this open is literally letting your heating dollars go up the chimney!
Reverse your ceiling fans so that they blow up for the winter. Maximize your heating dollars by reversing the air flow up. Just make sure to reverse them down for spring.
How old is your heating and cooling system? New units are much more energy efficient and can save up to 20% or more on your heating and cooling bills. If your old unit needs to be repaired, it may be more cost efficient to go with a completely new energy efficient unit for your home.
Replace your air filters! I can't tell you how many times I show a home that is for sale and discover that the HVAC filter is dirty. Not only is this unattractive when the dirt become visible through the cover, but it is costing you money in your energy bills! Ask any HVAC expert and they will tell you that a dirty filter is one of the main reasons for system failure. Replace those filters and keep them clean!
Lower your thermostat and save on heating costs! Make sure to set your thermostat on low when you are away at work. I was surprised to learn that for each degree that I lower my thermostat I can save an estimated one to three percent off my heating bill! Experts even say that sleeping at 60 degrees will make you awake feeling better, plus you'll save a ton on your heating bills! If you plan to be away for extended periods of time, setting the thermostat to 55 degrees is ideal.
If you have fire extinguishers - which I hope you do - make sure they are less than 10 years old. Fire extinguishers should be replaced every ten years to make sure that they will be in operable condition if the emergency need arises.
Buying a home is generally the largest investment that a family makes. The high cost of heating and cooling can certainly feel like the second largest investment we make when those high winter heating bills come in! Hopefully these tips will help lower your heating cost and keep your family safe and warm this winter!
