Residential Proposal For 4531 N. Clark Revealed

A demolition permit in May tipped us off that something was happening, but Ald. Clay's mostly dormant development page was just updated with a pleasant surprise - a proposal from Platinum Homes (the developer of the recently completed 4713 N. Clark).

The site spans two one story buildings (4525 -4531 N. Clark) that have been for sale on and off for over five years. Only one of the buildings is in use.

Platinum Homes is proposing 9 for-sale condo units all of which would be 3 bedroom.

The building would have two retail storefronts as well as 10 parking spaces. 13 spaces for bicycles are planned as well.

Interesting to note that the existing zoning allows for 8 units and a building of the same height, but the proposed zoning change (from C1-2 to C1-3) would allow for one more unit, more parking spaces and more floor area. Because this building would be under 10 units, the city's affordable requirements ordinance (ARO) does not apply and the ward office cannot require them of the developer.

Ald. Clay's office is planning an online community meeting to discuss the proposal at 6 PM on August 27. Clark Street Neighbors Association is the local block club for this proposal.

In our opinion, this is a great addition to Clark. Added density, amazing proximity to transit, and the plan for 3 bedroom condos, rather than apartments, will appeal to families searching for larger units.

Chicago Pickle About to Be More Dill-ightful

Chicago Pickle has quietly become a north side institution and an Uptown favorite...for those who know it's here. Considering the delightful NY bodega sandwiches on offer, the restaurant in the tiny strip mall spot Chicago Pickle occupies in Uptown hasn't gotten enough attention.

That's about to change, thankfully, as Chicago Pickle is moving to a much bigger and more prominent new location in the former Agami at 4712 N. Broadway.

Owner Mohamed Atieh has been in expansion mode since opening Chicago Pickle in Avondale in late 2022, opening the Uptown location (currently 4515 N. Sheridan) in 2024. A new location in Wicker Park just opened, and the original Avondale location will reopen after a fire, currently on track for the end of 2026.

If you've enjoyed the current Uptown location, the owners tell us to expect more of the same: delicious sandwiches, an expanded market offering boutique food items, and a lot more seating. Similar to the new Wicker Park location, the owner plans a full dessert program including crepes, decadent waffles, gelato and coffee called "Luca's Cafe & Dessert Bar."

Along with multi-time award winner Birreria Zaragoza, Carmen's, Mamo's Burger, In-On Thai, Nabala Cafe, Queen Yemeni Cafe, and the upcoming Molino Los Hermanos at 4660 N. Broadway from the owner of Michelin-starred Carino, Chicago Pickle will add another great quick food option. We envision people going to shows at the Aragon and Riviera and patrons of the uber-popular Chicago Eagle will find it super convenient.

So many good options in a previously quiet corridor! Expect an early fall opening.

Kiko's Pizza Coming to 5009 N. Clark

The northern part of Uptown hasn't had a neighborhood pizza option since Pie Hole closed in 2014, and the recent closure of Fat Chris' Pizza eliminated another option on the Andersonville-Uptown border. A little further north, Calo, Great Lake, Pizza Lobo and Primo provide local variety, but the northern Uptown-Andersonville area has only Jet's.

The current "pizza desert" will change soon, as rumors of a new pizza place from the owner of Kanin have transitioned into reality.

Per Instagram and building permits filed with the city, Kiko's Pizza will open in the spot formerly occupied by Hot 'G' Dog at 5009 N. Clark.

[Eds: we were sad when Hot 'G' Dog closed during the pandemic. The owners were former chefs at Hot Doug's and did a great job continuing the Hot Doug's sausage tradition.]

Now, Kiko's owner Francis Almeda will bring pizza to the renovated space, likely with a few Filipino twists similar to his Pilsen pizza spot Novel Pizza.

Instagram videos show Kiko's will focus on tavern style pizza. While food testing for the menu appears to have progressed to "ready to open" status, permits and construction are lagging behind.

With Kiko's coming to a strip that soon will be home to the new Humboldt Haus concept at 5046 N. Clark, northern Uptown / "South of Foster Andersonville" residents will have some great new options (and more to come).

Expect an opening in fall.

Residential Conversion at Irving Park & Marine Drive Is Alive, Begins Permit Process

A huge housing project we have been watching with great interest is finally moving forward.

The historic former Immaculata High School at Irving Park & Marine Drive

You may recall plans for the former Immaculata High School buildings were announced way back in January of 2020. Plans called for a residential conversion, along with a midrise senior housing component on a surface parking lot .

The proposal went before Ald. Cappleman's 46th Ward Zoning & Development Committee (oh, how we miss a transparent development process!) as well as Buena Park Neighbors and was eventually approved by Ald. Cappleman.

Shortly thereafter, COVID hit and the site was eventually used as migrant housing.

"B Talent" on X spotted 2 new building permit applications filed yesterday for two buildings: the main building running along Irving Park and the Convent Building, at the corner of Marine and Bittersweet Place. The project has two addresses on file: 4000 N. Marine Drive and 615 W. Bittersweet Place.

According to permits, a total of 196 units are planned in the conversion as part of phase 1, which is down from the original 245 units proposed.

Phase 2 would include the 22 story tower.

We are excited for more housing and adaptive reuse of this beautiful landmarked building.

Friends of Bezazian Book Donation Drive August 8 - September 19

The Friends of Bezazian Library Book sale, a beloved neighborhood tradition is returning, and it makes a big different in one of Chicago's most active public libraries! Friends of Bezazian, a 501(c)(3) nonprofit, is looking for donations for the sale. Drop offs are welcome at the library circulation desk starting August 8. We accept gently used books, CDs, and DVDs. We cannot accept textbooks, VHS, LPs and 45s, out of date travel guides, and ancient reference materials.

The Friends of Bezazian Book Sale will take place September 19–20, 2026, at the Bezazian Branch Library (1226 W. Ainslie Street). Shoppers can find amazing deals on gently used books, CDs, and DVDs—most items priced at just $1 or $2, with even better deals the more you buy.

'Presotea' Coming Soon to 5000 N. Sheridan

A storefront that was remodeled years back and has sat empty since will finally see a tenant!

We now know that Presotea plans to open in the space and is now hiring for managers and baristas according to a sign posted in the window.

Presotea is a well-known bubble tea franchise that started in Taiwan and has since expanded across the US with 2 locations slated to open in Chicago, one in Wicker Park and one in Uptown at 5000 N. Sheridan.

So, if you love Sun Wah's famous duck (and we all do) and want to live in a place that offers you quick access to Sun Wah, tons of great food places on Argyle, and the Red Line a few steps away, you're in luck!

Sheridan and Lakeside Beautification at CircEsteem

News this week that the City of Chicago issued a grant for beautification in front of CircEsteem (4730 N. Sheridan). Per plans shared with us, CircEsteem plans to create a community plaza in front of the building with seating, landscaping and hardscape improvements.

The new streetscape project, developed in partnership with the Chicago Department of Transportation (CDOT), will transform the space outside the building into a more welcoming gathering place for the neighborhood. Planned improvements include expanded pedestrian space, landscaping, seating, bike racks, and an open plaza designed to encourage community connection and creativity.
As part of the planning process, CircEsteem youth helped shape the design by reviewing concepts, voting on their favorite options, and providing feedback to the design team, ensuring the project reflects the voices of the young people who use the space every day.
"We are excited to continue the beautification and restoration of our historic site, now home to CircEsteem, Chicago's youth circus," said Executive Director Dian Squire. "We can't wait until the streetscape is complete so that we can highlight our building and continue to welcome our community through our doors."

"Baby Gym" Headed to Uptown...er, "Andersonville"

Uptown, if you were waiting to get your little ones on the track to being the next Simone Biles, you're in luck!

4806 N. Clark

NY import Baby Gym has graphics up advertising their new "Andersonville" location at 4806 N. Clark. Of course, that's 100% Uptown and a teeny tiny bit into the fictional "South of Foster Andersonville," but we wouldn't want to scare Chicago's parents with an "Uptown" location, would we?

This is the space formerly occupied by the art school, StudioUs, which moved to 1144 W. Wilson right off the Red Line.

Baby Gym offers "children's gymnastics" and offers a "professional approach to amateur sports." The website looks like the space will be geared to smaller kids and will have a lot of padded floors and walls to tumble around on while kids learn gymnastics fundamentals.

Should be a great use of the space. Welcome!

In May, we were first to break the story about the pending sale of the former C4 property spanning 4730-52 N. Clark.

Fencing has been up for several weeks now in anticipation of demolition, which has passed initial review but is pending City approval.

Today we got our first glimpse of the proposal along with some detail about the building to be.

We speculated that owner / builder Raftery Construction might elect to build a 3 or 4 story building "as of right" based on the C2-2 Zoning.

But it appears that Raftery is going bigger, MUCH bigger, with a proposed 6-story 95-unit rental development that will require a zoning change and aldermanic approval.

Per the 47th Ward's summary of the plans:

The proposed unit mix is 20 1-bedrooms, 70 2-bedrooms, and 5 3-bedrooms. 19 of the total units would be designated as affordable units under the ARO. The building would contain 40 off-street parking spaces and 95 bike parking spaces. In collaboration with the park district, the applicant is proposing to convert the south portion of the alley into publicly accessible green space.

The proposed building would house rental units, rather than condos.

Designer Hanna Architects' design shows a building that covers the entire footprint of the property other than the privately owned "alley" that is next to the southernmost building. Raftery and Hanna propose making the alley into greenspace that will flow into Chase Park. The developers also pledge to plant trees along the eastern and southern faces of the building.

The building will be energy efficient, with bird protections and onsite EV charging.

With the zoning change, the building will have 6850 square feet of retail that will occupy the first floor. This is relevant because the proposal also calls for the elimination of all 5 of the remaining parking spots currently on the west side of the street. Given the fact that the building has fewer spots than residents (a good thing), there will be some impact on the viability of the proposed retail space. Local businesses have repeatedly complained to us about having fewer customers due to the lack of parking options, and the elimination of more parking will not help Raftery to fill the space. (EDIT: 46th Ward Director of Infrastructure clarifies that the current 'jogged' or offset arrangement for parking will be changed to a straight layout at the developer's cost. This will eliminate parking on the west side of Clark and add parking to the east side. Effectively, this means the 5 spots are moving across the street).

Despite our concerns about the parking, we are thrilled about the additional density. (EDIT: link to comment on the development is below).

Between this building, 4641 N. Ashland and 4701 N. Clark, there are now 210 new rental units (including 40 affordable units) coming online in a very desirable area around Chase Park.

The Clark Street boom continues!

P.S. this building is on the west side of Clark, making it the 47th Ward (Matt Martin). Residents on the east side of Clark are in the 46th Ward. Since the 46th Ward Alderwoman (Angela Clay) has never established a zoning committee in her nearly 4 years in office and carefully limits public access to comment on developments, the only way 46th Ward residents will have a say in the proposal is through the local block club (Clark Street Neighbors Association).

Chicago Paws District is Open at 4520 N. Broadway

After a long tour though construction and permitting, Chicago Paws District is now open at 4520 N. Broadway. A photographic tour of the interior can be located here (via Instagram). The space has come a long way from the days when this was a bookstore.

Available services include doggy "camps," daycare, training and boarding.

And, in a nice improvement, the back of the McJunkin Building now has a nice looking fenced in area next to the Aldi parking lot.

Books4Cause Opening an Uptown Location on Wilson

Books4Cause is opening a third city location, this time in Uptown. Most recently home to the Chicago Center for Photojournalism, the Books4Cause location at 1225 W. Wilson is expected to work as a hybrid - a freecycle equivalent to neighborhood little libraries and also a low cost used bookstore.

Since the Center for Photojournalism closed and vacated the space, we have been watching the installation of bookshelves and saw people shelving books late at night on Saturday.

Per a post on Magnolia Malden Block Club (h/t Gabriella Filisko), it sounds like opening day is July 10.

Books4Cause currently operates locations at 7080 N. McCormick Blvd in Skokie and 2931 N. Milwaukee Ave in Chicago. The organization takes donations (FAQ here) and resells some donated items to ensure operations are paid for. From the website:

Books4Cause finds the best possible use for each donated CD, DVD, and book. K-12 books are donated to African Library Project, Bernie’s Book Bank, or sent to our free bookstore. Some college-level books and textbooks are donated to the ALP, depending on demand. We work directly with universities in need of higher-level learning books. Most bestselling fiction and non-fiction books are sent to our free bookstore. Some books are sold to raise money for operations and the shipment of books to Africa. If we can’t find a home for a book, it is recycled. CDs, DVDs, are sold to pay for operations.

As for the Chicago Center for Photojournalism, we were extremely sorry to see the storefront location close. The location had some great shows (thank you!) and was a great resource. The founder attributed the closure to "unmitigated air quality and mold issues," so we are hoping those have been brought under control for this new bookstore.

We look forward to browsing the shelves soon!

Uptown's Uplift High School Is Failing

We are longtime supporters of the mission of Uplift High School and wish we didn't have to see data like the above. But facts are facts.

It's beyond terrible that we are spending nearly $40,000 per student to get 13% proficiency in reading and 0% proficiency in math.

We know the administration and teachers are trying, but with high levels of absenteeism and very low enrollment, when is enough enough?

Readers have written us before about the overcrowded campuses at McCutcheon and Brenneman. Like our readers say, maybe it's time to move on from Uplift and consolidate those schools here...

Shooting on Clark Between Argyle and Ainslie

No details to offer other than social media at this point, but multiple reports coming in that there was a shooting involving multiple people, including (possibly) a police officer, at Argyle and Ainslie. We caution that this is VERY preliminary information.

As of now, readers are sharing photos that depict the intersection of Lawrence and Clark cut off to all vehicular traffic. Be aware and use other routes for now.

UPDATE: Social media saying a male shot a female, refused to stop for police, and then was shot by the police. NO police were shot according to an update just now.

Residents of Margate Park Launch Coalition To Help Houseless Along Lakefront

If you are concerned with the increase in the number of houseless neighbors living along our Uptown lakefront, neighbors in Margate Park (the general boundaries being Foster south to Lawrence and the lakefront west to Sheridan) are forming a coalition to help those in need find the housing the deserve and restore Margate Park.

While we think this is a great idea and applaud the effort, a similar attempt in 2016 came under a lot of criticism.

Hypocrite Much?

Have you noticed that the Lawrence and Wilson viaducts have been free of tents and homeless for about 8 months now? We have.

And we have a pretty good idea why that is...

Throughout the Shiller administration and early Cappleman administration, the Lawrence and Wilson viaducts were decrepit and in danger of falling down. While homeless would take refuge under the viaduct at times, there were no tent 'cities' and the biggest viaduct issue we were focused on was pigeon poop.

Right around the time former Alderman James Cappleman was elected in 2012, however, homeless encampments under the viaducts became a thing. Nearly overnight, people who slept outside were provided tents by homeless 'advocates' and encouraged to relocate under the viaduct.

For Cappleman's opponents, the tent cities were a perfect political tool.

You could make the Alderman look bad to local residents and visitors by having a large organized collection of homeless residents under a major viaduct, with trash, open drug and alcohol use and public sex.
If anyone dared to say that the camps were a public safety issue, you could criticize those people as being anti-homeless. (Eds: read the comments on that story)
If the Alderman questioned social service agencies and good samaritans who facilitated the tent encampments and de-prioritized housing efforts, you could criticize the Alderman as being opposed to homeless people.

It was win-win-win.

In 2017 things came to a head when the City and State tried to rehabilitate the viaducts. Groups closely aligned with the current Alderwoman filed a lawsuit to prevent the rehabilitation.

During the lawsuit, the City offered the ninety-seven (97) tent encampment residents two years worth of free housing. Local 'activists' encouraged them to refuse the offer, and most did. The residents ultimately lost the battle in Federal Court, with a judge ruling moving the encampment was a legitimate governmental purpose and having a tent encampment was not protected "free speech," as the activists had argued.

Construction started in fall 2017 and led to reopening of the viaducts in 2018.

That's where we pick up our story.

Groups aligned with Alderwoman Clay opposed the inclusion of bike lanes in the renovated viaducts, with op-eds arguing that the bike lanes were "defensive architecture" intended to prevent homeless from moving back into the viaduct, and surprise (!) criticizing Alderman Cappleman for allowing the bike lanes to be installed.

And so it went, with homeless advocates and people in the greater Helen Shiller-Angela Clay universe criticizing the bike lanes installed by the City and State as anti-homeless architecture.

Despite the new bike lanes, the homeless returned. Fire after fire after fire after fire followed. We knew Alderman Cappleman was trying to address the situation, and we asked why the City would allow a public safety hazard to continue in April 2022. CDOT and the Chicago Fire Department both determined that it was unsafe for people to continue to live under the viaducts, but once again 'advocates' encouraged the homeless to remain.

When Angela Clay took office in 2023, nothing changed. Tents remained under the viaduct, and new tent cities popped up both east and west of DuSable Lake Shore Drive. Tents under the viaduct caught fire and exploded in 2023, 2024 and 2025. These were met with effective silence and a shrug from Alderwoman Clay's office. New layers of white paint were used to cover up the burn marks.

But then some strange things happened.

Tents magically disappeared from the Lawrence Viaduct in early 2025. Some of the Lawrence tents moved to Wilson. In one of our trips to the beach in the summer of 2025 we counted 18 tents.

Then, all of a sudden, in the fall of 2025, at a time when homeless would normally move back under the viaduct, there were ZERO tents in the viaducts. Wilson was completely free of tents for the first time since Alderman Cappleman was elected 13 years earlier.

This of course got our Spidey-senses tingling! Was there a breakthrough in rehousing people? Nothing made sense, until....

WE REALIZED IT WAS RE-ELECTION SEASON!

Of course!!! The tents curiously disappeared and Angela Clay and Leni Manaa-Hoppenworth all of a sudden started doing news hits and social media thingies and tried to look real busy.

And the coup-de-grace?

In a sign of the reelection times, the 46th Ward got very nice signs (like the one above), memorializing that there are bike lanes AND pedestrian lanes under the viaducts. Wow! Who knew!?

From backing federal lawsuits to supporting homeless encampments across from Target to trying to preserve parking lots to this new neighborhood beautification, it's been a long strange trip for the greater Shiller team, which includes Alderwoman Clay and her allies.

But who cares about principle when you can pretend to be doing something to get reelected?

The Green Mill Has New Owners

Via a lovely article from Rick Kogan in the Chicago Tribune (paywalled), we learn that longtime Green Mill owner Dave Jemilo has sold the Green Mill to new owners, Jason Cole and Jill Skintges.

June 19th is the date the new owners take over, coinciding with the 40 year anniversary of Jemilo's ownership of the celebrated jazz club. Jemilo is the 5th owner in the club's history.

From the article:

“This place has been my life for more than 40 years,” Jemilo said one recent afternoon, sitting in a Green Mill booth. “It was time. Nothing dramatic. I just don’t think I have the energy, that high level that it takes to be here every day until sometimes four in the morning. And there is other stuff in life I’d like to do.”

The new owners are Jason Cole and Jill Skintges, and any regular Green Mill patron will breathe a sigh of relief, erasing the anxiety and worry that arose when Jemilo, having in 2021 purchased the adjacent retail spots in the Green Mill building for $5 million, announced last summer that the Green Mill was for sale.

Both Cole and Skintges are long time employees of the Green Mill.

“We have great confidence in the future,” says Cole, a native South Sider who grew up in Berwyn and now lives on the Northwest Side. “We have both been able to watch closely how Dave works and that has been an inspiring foundation.”
Says Skintges, who is originally from the West Side and now lives in Lincolnwood, “I like to think of us as stewards, caretakers.”

Of note, Cole and Skintges are restoring the 4 a.m. and 5 a.m. closing times that existed before COVID-19.

The article does not say if the building housing the Green Mill has also changed hands in the purchase. As of publishing, the building's "for sale" listing remains active.

We can now report that "Hops & Grapes" has officially opened its doors at 1027 W. Argyle in another handsome, historic building.

Chicago Paws District Doggie Daycare Opening Soon on Broadway

Ready to take Rover or Fido to training, daycare, and/or boarding right in the heart of Uptown?

Chicago Paws District will soon be opening its doors at 4520 North Broadway (the old City Sports, or Beck's Books, if you prefer for us olds) just north of Aldi. They just got their business license and it's all systems "go" from a city licensing standpoint.

A collaboration of the folks behind Smart Paws Chicago dog walking service and The Ranch Dog Training in Los Angeles, Chicago Paws District will open this summer and is now enrolling "campers."

Garuda Opens Today, Bringing Indonesian Food to Uptown and Chicago

Since we first heard a new restaurant was coming, we have been watching activity at 1046 W. Argyle, the former Gusto's space, with interest. We have been in contact with the owner for a little while now, and signs up on the windows revealed the news: starting today, the space will be home to a new Indonesian restaurant, Garuda Street Food.

Per the Instagram page, Garuda will offer something in short supply in Chicago, food from the Indonesian archipelago. Garuda's owner writes:

"We are very excited to bring Garuda to the Uptown community. Garuda will be an Indonesian restaurant focused on authentic Indonesian street food and flavors."

Garuda will join Rendang Republic, which opened in 2025, as the only two Indonesian restaurants in the city.

The owners had a soft opening yesterday and are fully open today. Per the owners, expect menu offerings that are a bit more diverse than Rendang, which offers Indonesian foods with an American spin. Garuda's owner promises nasi goreng, mie goreng, rendang, satay, bakso, soto ayam, ayam penyet, and a variety of Indonesian sambals and street food favorites. Menus are below.

With food ranging from Turkish doner to Venezuelan arepas to Mexican (Oaxacan) cornish hens to Vietnamese pho to Nigerian jollof rice in a 300 foot stretch of the city, Garuda will add even more flavor to an already diverse restaurant landscape on Argyle (and more to come, shhh).

The Argyle and Broadway restaurant row is pretty exciting these days, and it's of course so close to the rehabbed Argyle Red Line stop, Timeline Theatre and the Aragon and Riviera.

Holiday Club May Have A New Home

Some developments in Lakeview relevant to Uptown.

While Holiday Club strips the last elements off of the facade at 4000 N. Sheridan, they are finalizing plans to relocate to 3044 N. Lincoln in Lakeview.

The location is a similar one story structure that was until recently the former home of Waxman candles, which closed in March.

While we are happy that Holiday Club might have found a new home, we are sad that the new home isn't in Uptown, which has some open spots that might have worked. The most obvious, of course, is the former Nick's Uptown spot (already set up for a restaurant/bar) right across the street, but Thorek Hospital seems uninterested in leasing it.

Trader Joe's usually plays things close to the vest, so in the absence of an official announcement, we've had to rely on sources to confirm our scoop regarding the new Trader Joe's location at 804 W. Montrose.

Now it's officially official, as the new store page for the Montrose location (Trader Joe's 884) is now live.

It's happening, y'all!

And TJ's reapplied for their liquor license yesterday, too.
