In a recent article by The Associated Press, Utah Homes that have been Foreclosed upon in 2009 and 2010, are now  under review due to Lenders seizing to quickly and not reviewing documents.  About 4 million homeowners who may have been improperly foreclosed upon are getting an opportunity to have their cases reviewed after investigations from the government. 

Here are some of the  nation’s 14 largest mortgage servicers which are under review—  Citibank, Bank of America, JPMorgan Chase and Wells Fargo 

 The orders require the lenders to pay homeowners when a “borrower suffered financial injury.” There is no minimum or maximum dollar amount identified.

Regulators say independent consultants will also review the cases and the reviews would take many months. If a consultant finds a lender erred, it will conduct follow-up reviews on other cases to see if the lender is trying to dodge blame.

  “The challenge is substantial, but the steps we have required the servicers to take are vitally important to resolving these issues in a way that respects the rights of those who have been harmed and helps to restore confidence in the system,” said John Walsh, acting Comptroller of the Currency.

 In the four years since the housing bust, about 5 million homes have been foreclosed upon. About 2.4 million primary mortgages were in foreclosure at the end of last year. Another 2 million were 90 days or more past due, putting them at serious risk.

Salt Lake City: among 10 best places for home investments.

In a recent article by Inman News, Salt Lake City is listed among the 10 best real estate markets in the United States for investors. According to Realtor.com, in the fourth-quarter 2010, homes in the metro area sold quickly compared to other markets in the nation. Salt Lake City’s median home sales cycle was 86 days, compared to the national rate of 108 days. And, the area’s median price has dropped 25 percent from its first-quarter peak in 2007.

In March, Salt Lake City only had a 7.3 percent unemployment rate, which contributes to the region’s stronger housing markets. Affordability in fourth-quarter 2010 was the highest it had been since first-quarter 2004 — 78.1 percent of homes were affordable to households making the area’s median income.

The Salt Lake City area and surrounding cities like Bountiful, Centerville, Farmington, Kaysville, Layton, Clearfield and Syracuse are still seeing high default in foreclosure rates. This, along with overall pricing stability and an increase in sales of distressed homes, makes the Wasatch Front an excellent place for real estate investors.

Buying homes for sale in Utah depends on personal preference. Some people will only accept a brand new, untouched home, while others want a home with character and charm. Some people prefer the “new home smell” and it is appealing to know that no one else has touched the carpet or walls. Another great area in Davis County is Kaysville. It is a decent sized community and has approximately 25,000 people in it, according to 2008 records.
