You will have a good idea in mind of what you're looking for and you are hopefully taking a look at foreclosure lists every day, so as not to miss a promising property. If you look at listings long enough, you will at last find a foreclosed home that meets your needs and your budget. When you find a promising foreclosure, what do you have to do?

The first step is to act fast and make contact. Foreclosure lists will frequently list the vendor's information. Look at this info closely. Is the seller a bank, an HUD-approved property agent, or a homeowner eager to sell the property as a pre-foreclosure? Contact the seller and ask for a tour of the property as well as additional info about the property. The more that you know about the foreclosed home, the more likely you are to make the correct call about buying. Be careful of sellers who are reluctant to let you view a home. Foreclosures are sold "as is," so you are responsible for any repairs a home needs. For this reason, it is vital to punctiliously any property you consider.

It is useful to form a "short list" of potential foreclosure properties and contact many sellers right now. Since many foreclosure houses are sold at below market value, they tend to sell quickly . Any delays - such as sellers who don't return your calls soon - can mean that you miss out on a foreclosure opportunity. The good news is that new repossessions are always being placed on the market. By continuing to call promptly when you find a promising property, you will eventually find a cheap foreclosure home that will become yours.

Hopefully, you've got your financing in order before you contact the seller, but if you do not now's the time to start arranging a mortgage. Most foreclosures are sold fairly quickly, so having cash in hand critical. The buyer ready to pay in advance is commonly favored for an HUD home, for instance, and most foreclosure auctions require payment in full up front on the day of the sale. Since repossessions are so inexpensive, you may even be in a position to pay for them using a low-interest line of credit. If you decide to opt for a conventional mortgage, work with a bank who is in a position to let you access your loan cash very swiftly. This will give you the best chance to buy a great low-cost property.

The only exception to this rule concerns REO properties. If you're purchasing real estate Owned ( REO ) property without delay from a bank, you can often get a superb bargain by purchasing your property and getting financing from the same bank. Not having financing and giving the bank an opportunity to woo you with a great financing deal can save you money on your foreclosure and your home loan.

when you have found a foreclosure property you have an interest in, get the inside track on the house and neighborhood. Hopefully, you have started researching districts before you even looked at foreclosure listings. If not, now could be the time for a fast trip to the library. Even if you have investigated a community well, though, you still need to research the foreclosure property you are considering. At the least, hire an independent assessor and inspector to evaluate the property for you. This can tell you how much the property is worth and how much you may expect to spend on repairs. This is invaluable in helping you develop a good offer. In addition to an inspector and assessor, you may need to research county records to find out if there are any liens against a property. You may also want to investigate the property to find out what taxes, utilities, and insurance for the property are like. The more you know about a foreclosure home, the more you can understand about its true price.

after you find a property that you like and that meets your needs, it's time to make an offer. If you find a foreclosure home you like that may be a great bargain, you need to act swiftly. Avoid second-guessing, since most repossessions do sell fast.

Atlanta Foreclosures
Atlanta apartments for rent

Atlanta properties and neighborhoods

Atlanta property
Atlanta has a population of approximately 5,000,000 people and is one of the fastest growing major urban areas in the country. After looking at this problem, we have found several reasons why your myrtle beach rentalsare still empty.

1) Signage – Having a sign in from of your property seems so easy, but there are many people for one reason or another do not have signs in front of their property. Now many of the myrtle beach Condos have HOA that will not allow for rent or for sale signs in the windows or places on the property. So when you have Condos in myrtle beach it can be a little more difficult. The solution to this problem is usually easy. Most of the time you can stick a sign up near the entrance of the property itself.

The important reason is there are people driving by your property every day that would want to live in it. Your neighbors may know people, but the most important thing is how would they know it is available?>

2) Answer your Phone – There are so many times we see people who could probably rent there property, but they won’t answer their phone!! For our experience it seems that a lot of people do not leave messages.

3) Show your property – You have to show your property ASAP when someone calls. Normally when someone is looking, they are looking at a lot of different properties. If you can’t show yours until next weekend then how do you know the potential renters are not looking at 5 more properties exactly like yours.

when someone calls you need to schedule an appointment immediately and go meet the people!

4) Use the Internet – There are so many people who spend tons of money on newspaper ads. The sad part is no days most people don’t even buy newspapers, they use the internet. Especially many of your younger professionals who grew up in the internet age.

5) If you can’t get it rented hire a property management company. There are a lot of great myrtle beach property management companies that ca help you screen and place a tenant quickly

starting a property management company

Starting a property management company

Starting a property management company can be an extremely rewarding adventure. Real Estate Property Management is something that is highly needed no matter what cycle of the market we are in.

Myrtle Beach Rentals are fairly challenging because being in a tourist area things are constantly changing. Myrtle Beach condos are very dependant on how well the economy is doing. The reason is because most of the area is highly dependant on tourist dollars to drive the retail industry, hotel industry and restaurants.

There are different kinds of Myrtle Beach rentals, the market has a lot of room for annual property rentals, but also vacation rentals are a huge business. Millions of people come to the Myrtle Beach area every year. Many of these people are interested in weekly rentals or nightly rentals. The difficult part of starting this business is it is very seasonal. During the summer months you will be extremely busy. Now the winter months can be difficult.

Vacation rentals can be extremely labor intensive. Every week you have to do check in and check outs, not to mention you have to deal with room cleaning, 24/7 guest complaints and a list of other issues.

The other option is doing annual rentals. Annual rentals are just what it sounds like. These people actually live in the area and plan to stay year round. This is the least labor intensive choice.

You also have some properties like Dunes Village Resort that has condos and time share. This even ads more challenges.

In the state of South Carolina you have to have a property management license or a real estate license to be able to manage real estate for other people. Most cities and counties will also require you to have a business license also.

Now property management is defiantly not a business for the faint of heart. Dealing with people and the place they live is always interested. We have said many times you don’t really know someone until you rent to them.

Starting a Myrtle Beach rentals business managing Myrtle Beach real estate is defiantly something that is needed no matter what cycle of the economy we are in.

We always recommend the follow things are must have items before you get started.

A Post Office Box – this can save a lot of time by requiring all tenants to mail rent in. Letting people come to your home or picking up rent from people can be dangerous, not to mention you don’t want someone coming in your home while you are trying to spend time with your family.

A Fax machine – A fax machine is a must, there are always things needing to be faxed to people and you don’t want to have to hunt one down every time you need one.

Internet connection – Most people find it easy to communicate through email. Email also gives you a paper trail if it is needed later on.

A cell Phone – You don’t want to miss a call from a potential renter – the quicker you can answer or call back the quicker you can show your property and get someone to move in.

That is the basics for starting a property management company. Of course when showing property you always want to remember to be safe.

You also will want to make sure you follow your state guideline for a liscense

Where are most vacation condos located?

Most vacation condos are located in tourist areas such as beaches, lakes, golf course and ski resorts.

They are typically in place where people would go to spend a weekend or week to enjoy nearby attractions.

Other areas would include near major attractions. In Orlando, Fl there are many vacation condos because of all of the nearby attractions.

In the last few years there have been several developers such as the Ginn Company who have owned land that was not by nearby natural attraction, so what they done was create their own. This was done buy digging lakes and ponds, water parks, restaurants and other features to make their resort a destination you could go relax and take the entire family.

When is the best time to purchase a vacation Condo?

Often the best prices and purchasing incentives are available during the pre-construction offering before the condo is actually built. During this time developers are often taking reservations and are in need of reserving a certain percentage of the development in order to secure a construction loan to build the property.

But if you miss out of the pre-construction vacation condos you can often find great deals in older resorts. Many older vacation condos were built in prime locations and have all the amenities of new resorts, but have had time to mature and appreciate leaving room for a buyer to be able to purchase an existing condo that has a stable track record of vacation rentals.

The best time of year to purchase in many areas is during the off season. During the off season many vacation owners will have already received the bulk of their yearly income and the condo will be producing very little to support itself. During this time of year inventory levels are a little higher than during the busy season and because of the lower incomes may be more inclined to sell at a discount.

What types of financing is available to vacation condo buyers?

This all depends on what type of project you are purchasing in. In most cases if the vacation condo you are looking to purchase in is a large resort and has a front desk that operates like a hotel, the type of unit you are looking at purchasing would be considered a condo hotel or condo-tel.

Condo hotels are a little different when it comes to financing. Normally the bank may ask for more information about the property itself. One management company takes care of vacation rentals and all of the day to day issues that arise with managing the individual units. The second management company manages the Property Owners Association (POA) or in some areas it is called the Home Owners Association (HOA).

The first management company that takes care of the vacation rentals will normally handle all of the cleaning issues that arise, maintenance issues inside of the units, vacation tenant issues etc. This management company is the one you depend on to provide an income from renting your vacation condo.

The second management company the HOA/POA is normally responsible for all of the common areas of the property such as the amenities, the structural building issues, organizing home owners and maintenance issues that affect the property as a whole or more than one owner. The also take care of issues such as the insurance on the property. In most development the owners pay a fee each month that they collect to pay common expenses.

In most cases these two companies are completely separate entities, but work together for the success of the vacation condo resort.

What is a Vacation Condo Lease Back?

Lease Backs are great incentives that developers often offer to buyers that will guarantee income.

Many times a lease back will be offered for as long as 2 years and many times at a rate high enough to cover the buyers mortgage during that time period.

A Lease back is where the developer signs a lease at closing to rent the vacation condo for a specific amount of time. Normally the developer will retain the right to then rent out the condo to vacationers to recoup the lease they are paying the new owner.

The advantage of this to the buyer is they have a guaranteed income for their vacation condo that may cover their entire mortgage and expenses.

The advantage for the developer is they are able to sell more units and lower their inventory levels.

In some instances there will be condos available on the market where a current owner may offer this incentive to a prospective buyer, but it is more common in developer owned vacation condos.

Other options besides On-Site Vacation Condo Management

Onsite vacation condo management companies with often charge from 35% to 65% of the revenue produced by your vacation condo.

Many times owners will want to look else where for assistance in booking the maximum amount of vacation rentals in their condo.

First of all, the rules and regulations may vary between developments and in some resorts you might have no other choice than to use the on-site vacation management company.

If you are able to make a choice there are often off site companies who will manage your condo at a much cheaper rate. However it is best to ask if they manage other units in the same resorts as yours is. If yours is the only one then it might not get the attention it needs when the vacation season gets busy.

Many resorts will allow you to manage your vacation rentals yourself. If your condo is close to where you live this could be a great option for you. Many vacation condo owners will use sites like www.vrbo.com and www.craigslist.com to post advertisements on, so out of town guest can find them easily.

You can also look at Vacation Rentals at www.ebeachhome.com

Investing in Vacation Condos 5 things to remember when purchasing

Investing in vacation condos can be challenging but produce great rewards. One of the best things about owning your own vacation condo is when it is not being rented you can use it for yourself. However when purchasing here are five things you want to keep in mind:

1. Vacation condos are often a different kind of real estate investment. For one thing they are normally located in vacation area such as ski resorts, beaches, lakes, golf courses etc and are rented on a weekly/nightly basis. Because of the nature of the average vacationer you may have more upkeep versus a regular real estate investment.

2. Most vacation condos are part of a resort; normally the resorts that are flagged with high end hotel chain names get above average rentals and often retain value and appreciate at a better rate. This is due to the high standards of the hotel chains.

3. When looking at where to purchase a new vacation condo ask what the Property Owners Association fees include. Often they include insurance and even electricity; however this varies from property to property.

4. Check to see how often you are allowed to use your vacation condo. Some resorts may limit the amount of time a resident can live in specific units.

5. As with all real estate location is the key, however with a vacation condo it is even more important.

Can Vacation Condo Owners book their own vacation renters?

This is all depends on the vacation resort you purchase in. In some resorts this may not be allowed at all, in others you may be able to however you will still owe the vacation management company their full fees.

In some cases, which is normally the best case, the vacation management company will work with you allowing you to book your condo yourself only paying them a small fee for check in/out and cleaning.

If you want this to be a hands on investment this could be the perfect scenario for you. The management company would be there incase of any emergencies and to make sure your guests get checked in/out property and to clean the unit after they are gone. They also can make sure your rental procedure complies with any local and state laws.

Depending on what your intentions are these would be questions you would need to ask before signing any vacation rental management agreement. Most agreements are binding for a certain time period and require a fee if the agreement is terminated early.

For Vacation Rentals by Owner take a look at www.ebeachhome.com

What is a Condo Hotel?

Condo Hotel is a term that has just become more popular in the last few years.
