<blockquote><p>Supply volume on the Westside posted another marginal increase this past week as the Westside continued to account for a higher-then-average supply percentage across Vancouver West (compared to averages through quarter 1 2010). We saw <b>131 new attached listings</b> across Vancouver West with the Westside neighbourhoods accounting for <b>65 new attached listings</b> or roughly <b>49% of new listing supply</b>.&nbsp; Fairview remained the most active neighbourhood on the supply side with <b>20 new attacehd lisintgs</b> well Kitsilano accounted for the next largest listing percentage with <b>12 new attached listings</b>.&nbsp; The Westside attached market has slowed down through August, and the dynamic has moved towards favoring buyers with a greater number of listings from which to choose.</p></blockquote>

<blockquote><p>Detached listing supply took a slight step backwards this past week with <b>39 new detached listings</b> (down slightly from the <b>45 new detached listings</b> in the previous period). Dunbar saw a decline in listing activity after being one of the more bustling summer markets with just <b>1 detached listing</b> this past week.&nbsp; Point Grey remained busy on the supply side with <b>9 new detached listings</b>.</p></blockquote>

<blockquote><p>Conditions in the Greater Vancouver housing market continued to favour buyers in August. Since April, prices have edged down slightly as the number of sales and the number of<br />
properties coming on to the market have been declining. The Real Estate Board of Greater Vancouver (REBGV) reports that the number of residential property sales in Greater Vancouver totalled 2,202 in August 2010.</p>
<p>This represents a 36 per cent decline from the 3,441 sales in August 2009, the second highest selling August ever recorded, and a 2.4 per cent decline compared to July 2010. From a wider perspective, last month’s residential sales represent a 40.4 per cent increase over the 1,568 residential sales in August 2008, a 34.9 per cent decline compared to August 2007’s 3,384 sales, and a 26.6 per cent decline compared to August 2006’s 2,998 sales.</p>
<p>New listings for detached, attached and apartment properties declined 17.5 per cent to 3,750 in August 2010 compared to August 2009 when 4,544 new units were listed. Total active listings in Greater Vancouver currently sit at 15,421, a 6.1 per cent decline from last month and a 29 per cent increase from August 2009.</p></blockquote>

<blockquote><p>Supply conditions trended downwards this past week as new listings adjusted to meet lower-then-average demand through the last two weeks of August.&nbsp; This past week we saw <b>146 new attached listings</b> across Vancouver West (down from <b>166 new attached listings</b> in the previous week).&nbsp; The downtown neighbourhoods accounted for the majority of the supply decrease with <b>86 new attached listings</b> (down from <b>108 new attached listings</b> in the previous week).&nbsp; The downtown core continued to be the most prolific listing neighbourhood due to density with <b>53 new attached listings</b>, well False Creek North saw listing activity fall by <b>50%</b> down to <b>8 new attached listings</b>.&nbsp; Coal Harbour remained relatively static with <b>12 new attached listings</b> (when compared to <b>11 new attached listings last week</b>).</p></blockquote>

<blockquote><p>Supply conditions remained stable across the Westside this past week with <b>60 new attached listings</b> (up slightly from <b>58 new attached listings</b> in the previous week).&nbsp; Fairview continued to be the most active supply area with <b>25 new attached listings</b> well traditionally active Kitsilano continued to trend downwards with <b>11 new attached listings</b> this week.&nbsp; The Westside neighbourhoods accounted for a higher percentage of listing activity, however; as we saw <b>146 new attached listings</b> across Vancouver West with the Westside accounting for <b>60 new attached listings</b> or roughly <b>41%</b> of new supply activity.</p></blockquote>

<blockquote><p>Detached listing supply remained stable for the third consecutive week with <b>45 new detached listings</b> (down slightly from <b>45 detached listings</b> in the previous period).&nbsp; Dunbar remained quite active on the listing side with <b>7 new detached listings</b>, well Arbutus and Point Grey also continued to contribute an above-average portion of the Westside detached listing supply with <b>5 new detached listings</b> in each neighbourhood respectively.&nbsp; The detached markets have continued along unabated with fairly static listing figures through the bulk of the Summer months.</p></blockquote>

<blockquote><p>Across Vancouver West we saw <b>74 confirmed attached sales</b> this week (down from the <b>108 confirmed sales</b> in the previous period).&nbsp; The downtown core continued to lead the way with <b>22 confirmed attached sales</b>, well <a rel="nofollow" target="_blank" target="_blank" title="Coal Harbour's Condos" href="http://www.coalharbourscondos.com">Coal Harbour</a> continued to struggle with just <b>2 attached sales</b> this past week (though the neighbourhood also posted lower-then-average supply figures with <b>11 new attached listings</b>). The downtown neighbourhoods posted a below-average sales to listing ratio this past week with <b>38 confirmed attached sales</b> to <b>108 new attached listings</b> or roughly a <b>35%</b> saturation rate.</p></blockquote>

<blockquote><p>Supply conditions trended sharply downwards on the Westside this past week with <b>58 new attached listings</b> (compared to <b>80 new attached listings</b> in the previous period).&nbsp; Vancouver West as a whole, however; maintained a relatively stable supply number with <b>166 new attached listings</b> (down slightly from <b>176 new attached listings</b> in the previous period) leading us to conclude the bulk of the new listing activity occured in the downtown neighbourhoods (<b>65%</b> to be precise).&nbsp; The high-density Fairview and Kitsilano neighbourhoods continued to post the strongest attached supply numbers with <b>13 </b>and<b> 15 new attached listings</b> in each area respectively.</p></blockquote>

<blockquote><p>Supply conditions remained relatively static through the first week of August after trending downwards to end July.&nbsp; Across Vancouver West we saw <b>176 new attached listings</b> this week (we&#8217;ve seen similar supply levels over the past 3-weeks) with the downtown neighbourhoods accounting for <b>96 new attached listings</b> or roughly <b>55%</b> of all Vancouver West attached supply.&nbsp; <a rel="nofollow" target="_blank" target="_blank" title="Coal Harbour's Condos" href="http://www.coalharbourscondos.com">Coal Harbour</a> remained quite busy on the supply side after posting small supply numbers through the early Summer months with <b>18 new attached listings</b> (confirmed sales volume in <a rel="nofollow" target="_blank" target="_blank" title="Coal Harbour's Condos" href="http://www.coalharbourscondos.com">Coal Harbour</a> has remained on the low side).&nbsp; The downtown core remained relatively static with <b>46 new attached listings</b>.</p></blockquote>

<blockquote><p>Supply conditions of the Westside remained stable for the third consecutive week after falling notably in mid-July; we saw <b>80 new attached listings</b> across the Westside neighbourhoods with Fairview and Kitsilano continuing to provide the largest amount of new listings with <b>20 and 17 new listings</b> respectively.&nbsp; The Westside neighbourhoods accounted for <b>80 of 176 new attached listings or roughly 45% of all new attached supply</b> across Vancouver West.</p></blockquote>

<blockquote><p>Detached supply trended downwards this past week after remaining stable to end July; we saw <b>42 new detached listings</b> across the Westside neighbourhoods (down from an average of <b>65 new detached listings</b> to end July).&nbsp; Dunbar and Cambie remained quite active on the supply side with <b>6 and 5 new detached listings</b> in each neighbourhood respectively; well Kitsilano jumped up slightly with <b>5 new detached listings</b> after being relatively inactive on the supply side through July.</p></blockquote>
