<blockquote><p>“Activity in June marked a healthy balance between the near record setting pace of June 2009 and the considerably slower activity witnessed in June 2008, a period of recession as we all know,” Jake Moldowan, REBGV president said.</p>
<p>“We didn’t experience any record-breaking activity in June, but we did see a stable summer market,” said Moldowan. “The number of new listings coming on the market is not as dramatic as we saw over the previous three months and demand remains at a healthy level for this traditionally quieter time of year”.</p></blockquote>

<blockquote><p>Supply conditions continued to tighten in the downtown markets with 89 new attached listings this past week (compared to <b>118 attached listings</b> downtown in the previous period).&nbsp; As a whole Vancouver West attached supply trended downwards after posting a slight recovery in the previous week with <b>172 new attached listings</b> (down from <b>209 new attached listings</b> in the previous week).&nbsp; Entry level downtown conditions remained very tight as <b>sub-$500,000</b> properties continued to move with regularity and relatively low days on the market numbers.&nbsp; The luxury markets continued to provide potential buyers with more options as supply conditions remained relatively loose as we saw <b>14 new attached listings</b> in <a rel="nofollow" target="_blank" target="_blank" title="Coal Harbour's Condos" href="http://www.coalharbourscondos.com">Coal Harbour</a> to <b>6 confirmed sales</b> in the neighbourhood.</p></blockquote>

<blockquote><p>Attached listing supply declined this past week after posting growth in the previous week; across the Westside we saw <b>83 new attached listings</b> (down slightly from the <b>91 new attached listings</b> in the previous period).&nbsp; The high-density attached markets in Kitsilano, University and Fairview again posted the strongest supply figures with <b>23, 15 and 14 new attached listings</b> respectively.&nbsp; The Westside markets accounted for a higher percentage of listing supply this past week with <b>83 of 172 new attached listings</b> across Vancouver West or approximately <b>48%</b> of all new attached listings falling in Westside neighbourhoods (up from <b>44%</b> in the previous week). </p>
<p>Confirmed sales volume continued to fall for the third consecutive week with <b>40 confirmed attached sales</b> (down from <b>52 confirmed attached sales</b> in the previous period).</p></blockquote>

<blockquote><p>Detached supply remained stable this week across the Westside neighbourhoods with <b>61 new detached listings</b> (the same supply number as the previous week); Dunbar continued to be a notably busy listing neighbourhood with <b>14 new detached listings</b> (which accounted for <b>23%</b> of detached listings across the Westside). Point Grey and Cambie also posted stronger then average supply figures with <b>6 new detached listings</b> in each neighbourhood.<b></p>
<p></b>Confirmed detached sales volume, on the other hand, continued to trend downwards for the second consecutive week as we saw just <b>21 confirmed detached sales</b> across the Westside (down from <b>36 detached sales</b> in the previous period).</p></blockquote>

<p><a rel="nofollow" target="_blank" title="Westside Vancouver Attached Market Report July 5 - July 12" href="http://www.susankeevil.com/Blog.php/867" target="_blank">Westside Vancouver Attached Report July 5 &#8211; July 12</a>:</p>
<blockquote><p>Attached listing activity demonstrated growth this period with <b>91 new attached listings</b> across the Westside (up from <b>72 new attached listings</b> in the previous week); after performing strongly for the past <b>6-8 weeks</b> the Westside has demonstrated a tilt towards the supply-side with a greater number of listings versus sales. Kitsilano and Fairview continued to be the most active supply neighbourhoods (not surprising considering attached density variables); we saw <b>23 new attached listings</b> in Kitsilano and <b>18 new attached listings</b> in Fairview.&nbsp; As a whole Vancouver West saw <b>209 new attached listings</b> this past week with the Westside accounting for approximately <b>44%</b> of new listing supply (a <b>3%</b> increase from the market share in the previous week).&nbsp; </p>
<p>The confirmed sales side, on the other hand, continued to trend downwards across the Westside neighbourhoods with <b>52 confirmed attached sales</b> (down from <b>61 confirmed transactions</b> in the previous week).&nbsp; After posting strong sales to listing figures over the past two months the Westside has weakened slightly as we&#8217;ve approached the heart of the Summer months.</p></blockquote>

<blockquote><p>Detached supply across the Westside markets rebounded this past week after trending downwards for two consecutive weeks through the mid-Summer period; we saw <b>61 new detached listings</b> across the Westside this week (up from <b>43 detached listings</b> in the previous period).&nbsp; Point Grey continued to be quite busy on the listing side (and the sales side as well) with <b>8 new detached listings</b>. Arbutus, Dunbar, and Kerrisdale also demonstrated strong &#8216;spot&#8217; supply conditions with <b>7 new detached listings</b> in each neighbourhood respectively.&nbsp;&nbsp; Kitsilano remained relatively quiet with just <b>3 new detached listings</b>; though the neighbourhood does tend to take a bit of hiatus in the late-Summer months.</p></blockquote>

<blockquote><p>Over the last 12 months, the overall MLSLink® Housing Price Index (HPI) benchmark price for all residential properties in Greater Vancouver increased 11.8 per cent to $580,237 from $518,855 in June 2009. Sales of detached properties in June 2010 reached 1,139, a decrease of 31.7 per cent from the 1,667 detached sales recorded in June 2009 and a 24.1 per cent increase from the 918 units sold in June 2008. The benchmark price for detached properties increased 13.4 per cent from June 2009 to $795,025.</p>
<p>Sales of apartment properties reached 1,258 in June 2010, a decline of 29.7 per cent compared to the 1,790 sales in June 2009 and an increase of 19 per cent compared to the 1,057 sales in June 2008.The benchmark price of an apartment property increased 9.7 per cent from June 2009 to $391,528.</p>
<p>Attached property sales in June 2010 totalled 575, a decline of 28.3 per cent compared to the 802 sales in June 2009<br />
and a 27.8 per cent increase from the 450 attached properties sold in June 2008. The benchmark price of an attached<br />
unit increased 11.6 per cent between June 2009 and 2010 to $492,861.</p></blockquote>
