      <description><![CDATA[<p>We would like to present  &lsquo;Westside Detached Stat Package&rsquo; for the week of <strong><span>November 2nd - November 9th.&nbsp;</span></strong></p>
<p><span>The Westside Detached remained in relative equilibrium this past week with <strong>42 new active listings </strong>versus <strong>40 confirmed sales</strong>.&nbsp; Supply numbers trended downwards slightly, moving to</span><strong> 42 new</strong> detached active listings in the <strong>Vancouver West Region;&nbsp; <strong>down from 52</strong></strong><strong> <strong>the previous week</strong>.&nbsp; </strong><span>Confirmed sales transactions maintained their Quarter 4 2009 average pace; we saw<strong> 40</strong></span><strong> </strong><span>detached sales (down from the <strong>46</strong>
the previous week).&nbsp; Not surprisingly, sales performance should remain
stable through third quarter 2009 prior to a pre-Olympic surge in the
late fourth quarter flowing into Q1 2010.&nbsp;&nbsp; Buyer competition remains
especially active in Kitsilano, Dunbar, and Point Grey.&nbsp; Bank of Canada indicates interest rates should remain quite stable through first quarter 2009 despite the escalation of the Canadian Dollar.<br>

<p><span>New listing supply remains roughly at our quarterly averages after
posting higher-then-average gains through early-October, well sales
transactions continued along what we&rsquo;ve come to identify as &lsquo;average&rsquo;
through the early Fall periods.&nbsp;&nbsp; We anticipate a relatively stable
market through October prior to a resurgence in the Fall which should
carry us through Quarter 4 2009 a<span>nd</span> the 2010 Winter Olympic Games. </span></p>

      <description><![CDATA[<p>We would like to present our  &lsquo;<strong>Westside Attached Stat Package</strong>&lsquo; for the period running from <strong>November 2nd </strong>to <span style="font-weight: bold;">November 9th</span>. If you have any further
questions or require more detail please get in touch with us.&nbsp; New
listing supply in Vancouver West remained stable after trending downwards to end October.&nbsp; After sitting at a
relative high in the previous period; we saw a fall this week down to <strong>170 new attached listings</strong>.&nbsp; The Westside markets continued to account for roughly <strong>40%</strong> of new attached supply, with the downtown areas providing the remaining <strong>60%</strong> of new listings.&nbsp; Sharp pricing remains paramount in
all markets as average days on the market is low for well-priced
listings, well over-priced units tend to remain on the market for more
a more extended time frame.&nbsp; Sales volume remained relatively stable with <span style="font-weight: bold;">160 confirmed transactions; down from 173 sales the previous week</span>.&nbsp; The Westside accounted for approximately <strong>39%</strong> of confirmed attached sales in Vancouver West over this period.&nbsp; The market continues to display evidence of
stability leading into the 2010 Olympic games with first time buyers
being the most active demographic, but the buyer demand is moving
upwards; though luxury markets continue to see mixed conditions
depending on area. </p>
<p>This past week there were<strong> 170 </strong>new active attached listings in the Vancouver West Region with<strong> 68 </strong>falling
in the Westside neighbourhoods. Please note if your neighbourhood is
not included in the weekly list it indicates there were <strong>zero (0)</strong> new listings in your area for that period.</p>
<p>The<strong> 68 </strong>new active attached listings on the <strong>Westside</strong> were distributed as follows:</p>
