      <description><![CDATA[<p>We would like to present &lsquo;Westside Detached Stat Package&rsquo; for the week of <span><b>March 1 - March 8.<br></b></span></p>
<p>The Westside Detached market strengthened on the both the supply and demand side this past week as the markets continued to move towards stability and supply-demand equilibrium.&nbsp; New detached supply numbers increased from the <b>58 we saw in the previous week</b> to <b>64 new detached listings this period</b>.&nbsp;&nbsp; The supply was fairly even through most neighbourhoods with a high of 6 new detached listings in South Granville, and relatively even showing for Dunbar, Kerrisdale, and Point Grey with approximately 5-6 new listings in each neighbourhood.&nbsp; The numbers have been fairly consistent across the Westside Detached market since the onset of the 2010 period.<br><br>Confirmed transactions also improved for the second consecutive week following the closing of the 2010 Winter Olympic Games with <b>50 confirmed sales</b> (up from <b>38 sales</b> in the previous period); Dunbar (5 sales), Point Grey (6 sales), and South Granville (8 sales) remain active. <span></span><br>Please note if your neighbourhood is not included in the weekly list it indicates there were <b>zero (0)</b> confirmed sales in your area for that period.</p>

      <description><![CDATA[<p>We would like to present our &lsquo;<b>Westside Attached Stat Package</b>&lsquo; for the period running from <b>March 1 - March 8</b>. If you have any further questions or require more detail please get in touch with us.&nbsp;&nbsp; <br><br>Post-Olympic
supply numbers continued to climb upwards as we witnessed an increase
in available attached product across the Westside, with especially
strong showings in Kitsilano (with <b>32 new attached listings</b>) and Fairview (with <b>31 new attached listings</b>).&nbsp; We saw <b>290 new attached listings</b> across all of Vancouver West with the Westside neighbourhoods accounting for <b>111 new attached listings</b> or roughly <b>38% of all new attached supply.&nbsp; </b><br>
<br>Confirmed sales transactions, however; continued to trend downward
as the Olympic-lag period comes into full effect.&nbsp; We expect 60-90 days
of a supply dominated market as buyers educate themselves on the
post-Games dynamic and realize the effects of the upcoming HST merger,
new Federal mortgage restrictions, and probable upcoming interest rate
increases.&nbsp; We saw just <b>81 sales over all of Vancouver West</b> this past week with <b>42 of those falling on the Westside</b>
(accounting for a relatively strong 52% of confirmed sales).&nbsp; The
supply-demand dynamic on the Westside remains healthier then the
downtown markets as we saw 42 sales on the Westside to 111 new attached
listings for a saturation rate of roughly 39% on average.&nbsp; High-volume
areas like Kitsilano and Fairview will see the greatest effects with
the lower volume areas remaining closer to par market sales to listing
relationships. <br><br>The<b> 111 (38%)&nbsp;</b>new active attached listings on the <b>Westside</b> were distributed as follows:</p>

<p>Supply numbers continued to demonstrate notable post-Olympic growth as we saw an increase in attached new listings for the second consecutive week following the closing of the 2010 Winter Olympic Games.&nbsp; As we have predicted, the availability of product has increased at a great rate following the Games; eary Spring periods are traditionally busy listing periods for our markets, and the regular early March listing surge is being helped along by those Sellers who were waiting for the end of the Olympics to list property as well as the large number of short-term rentals occupied over the Games now moving towards vacany.&nbsp; This past week we saw <b>290 new attached listings </b>across Vancouver West (moving towards a high point for first quarter 2010), an increase from the <b>189 new attachd listings </b>we saw in the previous week.&nbsp;&nbsp; The downtown core remained a supply leader with <b>95 new attached listings </b>over the period, with False Creek North posting relatively high numbers as well with <b>32 new attached listings</b>.&nbsp; As a whole the downtown neighbourhoods account for 179 <b>new attached listings </b>or roughly <b>62% of all new listing supply across Vancouver West.&nbsp; <br><br><br></b>Along with our supply-increase predictions we've been looking at a slight slow-down in demand on the buyer side since approximately the first week of February.&nbsp; After a busy end to 2009, and a strong start to 2010 we've seen buyers take a bit of a step back to survey the market.&nbsp; Not surprisingly, the Olympics were not a strong period for sales volumes (despite recent reports in mainstream media outlets regarding gross property value sales being strong); we saw an approximately 50% drop from regular sales levels for the first week following the Olympic games, and confirmed transaction volume fell again (though much less drastically) for the second consecutive week.&nbsp; This past period we saw just <b>81 confirmed attached sales </b>across all of Vancouver West; with <b>39 attached sales</b> or roughly <b>48%</b> of those falling in the downtown neighbourhoods (this was down from<b> 90 confirmed sales</b> in the first week following the Games).&nbsp; The supply-demand dynamic was particularly skewed in the downtown core markets where we witnessed just <b>21 confirmed sales</b> to offset the <b>95 new attached listings</b> over the past week;&nbsp; False Creek North also saw a large advantage on the supply side with <b>32 new attached listings </b>to only <b>4 sales over the same period.</b>&nbsp; With the recent positive news regarding
Canadian GDP, whispers remain that interest rates may be on the rise in
the near future; combine that with the new Federal mortgage regulations
and upcoming HST, and we should see heightened buyer activity over the
next quarter to combat the recent surge in supply numbers.&nbsp;

      <description><![CDATA[<p>We would like to present &lsquo;Westside Detached Stat Package&rsquo; for the week of <span><b>February 22 - March 1.<br><br></b>The Westside Detached market returned to pre-Olympic levels this past week after posting strong gains going into the 2010 Games.&nbsp; We saw 58 new detached listings on the Westside (down from approximately 80 per week in the periods prior), with <b>Cambie</b> and <b>Dunbar</b> remaining the strongest markets with 10 and 9 new listings respectively.&nbsp; The detached market on the Westside had been quite hot on the buyer side through the end of January and as such we saw quite a supply increase through the first two weeks of February.&nbsp; The effect of hosting the Olympics plus a degree of demand balance has caused supply to fall back slightly; though we expect activity to pick up as the Spring season comes into full effect.<br><br>Confirmed sales on the Westside remained fairly steady through February, and we saw similar numbers this past week as the neighbourhoods as a whole posted <b>38 detached sales</b>.&nbsp; </span>Dunbar and South Granville posted the highest confirmed sales numbers with 5 and 6 confirmed sales in each neighbourhood respectively.<br><br>Please note if your neighbourhood is not included in the weekly list it indicates there were <b>zero (0)</b> confirmed sales in your area for that period.</p>

If you have any further questions or require more detail please get in touch with us.&nbsp;&nbsp; <br><br>The Westside neighbourhoods saw a post-Olympic recovery in supply numbers this past week with <b>77 new attached listings</b> in the Westside markets (or 41% of the overall 189 new active listings over Vancouver West).&nbsp; Kitsilano once again posted the strongest attached supply figures with <b>19 new attached listings</b>.&nbsp; We expect a steady increase in new listing activity after the closing of the Olympics as buyers bring their homes on the market, and short-term Olympic rental also also affect supply.&nbsp; <br><br>Confirmed sales on the Westside started off the post-Olympic period strong with <b>51 attached sales</b> in the various neighbourhoods or around <b>57% of total confirmed sales volume</b> over the period.&nbsp; Fairview and Kitsilano posted strong figures with 12 attached sales in each neighbourhood. <br><br>The<b> 77 (41%)&nbsp;</b>new active attached listings on the <b>Westside</b> were distributed as follows:</p>

      <description><![CDATA[<p>We have compiled sales and listings statistics for the period running from <b>February 22nd </b>to <span style="font-weight: bold;">March 1st</span>,
and released them in this easy to read format! If you have any further
questions or require more detail please get in touch with us.<br><br>As the hugely successful Vancouver 2010 Olympic games come to a close we see a rebound in new listing supply with 189 new listings across Vancouver West this past week with <b>112 sales or 59% of overall volume</b> falling in the downtown markets.&nbsp; The downtown core continued to account for roughly 50% of all solds downtown with 59 new attached listing; False Creek North grabbed the 'silver' with 21 new attached listings.&nbsp; Predictably, confirmed sales volume is lagging behind slightly as deals waiting for the Olympic rush to close will most likely see completions in the next 2-3 weeks.&nbsp; We saw 90 attached sales this past week with 39 or roughly 43% of those sales falling in the downtown neighbourhoods.&nbsp; With the recent positive news regarding Canadian GDP, whispers remain that interest rates may be on the rise in the near future; combine that with the new Federal mortgage regulations and upcoming HST, and we should see heightened buyer activity over the next quarter.&nbsp;

      <description><![CDATA[<p>We would like to present &lsquo;Westside Detached Stat Package&rsquo; for the week of <span><strong>February 2 - February 9.<br><br></strong>Westside detached supply lagged slightly this past week after posting two consecutive weeks of positive growth; we saw <strong>79 new detached listings on the Westside</strong> (down a bit from the <strong>84</strong> new listings in the previous period).&nbsp; <strong>Dunbar</strong> again posted the strongest supply numbers with <strong>12 new detached li</strong>stings this week with <strong>Point Grey</strong> jumping in with <strong>12 new detached listings</strong> as well.&nbsp;&nbsp;The supply-side continued to loosen in high-demand areas like Dunbar and Point Grey well neighbourhoods like Kitsilano and Mackenzie Heights remained quite stable.&nbsp; The higher supply numbers have resulted in less multiple offer situations as buyers have a greater degree of leverage. <br><br>Confirmed detached sales numbers improved marginally for the second consecutive week, as we witnessed <strong>39 confirmed detached sales</strong> this period (up slightly from<strong> 37</strong> in the previos week).&nbsp; Both Dunbar and Point Grey posted weaker numbers this week, however; as both areas may be suffering a little bit from price increases combined with a few consecutive weeks of improving supply conditions.&nbsp; Kitsilano and South Granville both posted a sales jump and proceeded to grab a greater portion of the Westside sales share.&nbsp; </span><br><br>Demand continues to be strong, though supply conditions have loosened over the past three weeks, and multiple offer situations have become more rare.&nbsp; If the trend continues we should see a relative 'price flattening' in previously 'hot' neighbourhoods, with a possibility of higher average days on the market figures.&nbsp;&nbsp; The early-Spring period often brings supply balance to the market as it has traditionally been a popular time to list.<br><br>Please note if your neighbourhood is not included in the weekly list it indicates there were <strong>zero (0)</strong> new listings in your area for that period.</p>

If you have any further questions or require more detail please get in touch with us.&nbsp;&nbsp; <br><br>The Westside neighbourhoods posted strong sales and listing numbers for the fourth consecutive week as we move towards the Olympics with&nbsp;firm market share on both the sales and supply side.&nbsp; Vancouver West saw <strong>253 new attached listings</strong> (up from <strong>213</strong> in the previous week) as a whole with the Westside neighbourhoods contributing <strong>108 new attached listings</strong> or roughly <strong>43%</strong> of all new supply.&nbsp; The University, Kitsilano, and Fairview areas demonstrated strong supply numbers with 15, 27, and 18 new attached listings respectively. <br><br>Confirmed sales transactions took a slight step back as a whole across Vancouver West with <strong>129 confirmed sales transactions</strong> (down from <strong>139 </strong>in the previous period); the Westside accounted for <strong>54 confirmed attached sales</strong> or roughly <strong>42%</strong> of all Vancouver West sales volume.&nbsp; Kitsilano and Fairview again led the way with 16 and 12 sales respectively.&nbsp; We've seen a relative market 'firming' with the approaching Olympics as our sales to listing ratio has remained stable through the past three to four weeks; we witnessed <strong>129 : 253</strong> or a <strong>50%</strong> saturation rate. <br><br>The<strong>&nbsp;108 (43%)&nbsp;</strong>new active attached listings on the <strong>Westside</strong> were distributed as follows:</p>
