<p>As a <strong>La Jolla Realtor</strong> I get asked the question all the time, <strong><em>“Why hasn’t my home sold?”</em></strong> not only from my clients, but also from sellers whose homes I have shown potential buyers.</p>
<p>My answer to Home Sellers is that selling your home is <strong>NOT </strong>rocket science, but it does take hard work. Just as in cooking, if you don’t follow the recipe correctly your dish will not turn out as it should or even worse, it will be inedible.</p>
<p>If you have made the decision to sell your home in our current real estate market, then you have to follow your Realtor’s recipe (strategy) precisely. <strong><em>If your Realtor does not have a strategy, then it is time to find another Realtor (like myself). </em></strong></p>
<p><strong><em>Here’s the recipe to Sell Your Home Successfully</em></strong></p>
<p><strong><em> </em></strong></p>
<p>1.     <strong>Price:</strong> The most critical ingredient in selling a home is <strong>pricing your home</strong> <strong>RIGHT!</strong> There are plenty of buyers out looking to buy a home now. They are sophisticated and know the values of homes in the neighborhoods they are looking in. If your home is priced too high it will not sell! <strong>Period!</strong> Price your home right at the beginning and you will end up with more money then if you have to start chasing the market down with price reductions.</p>
<p>2.     <strong>Curb Appeal:</strong> This is your welcome mat. Every Buyer wants to pull up to a home that is full of colorful flowers, nice exterior paint and is beautifully landscaped. There is nothing worse then driving up to a home that is full of weeds, dead plants and peeling paint.</p>
<p><strong><em>3. </em></strong><strong>Stage Your Home:</strong> Have a professional stager come in and help you de-clutter your home by removing old furniture and family pictures. I had a client remove thirty-four boxes of items, after doing so their home <strong>SOLD </strong>in <strong>THREE DAYS!</strong> They even said they felt like they were living in a hotel!<em> <strong>Remember living in your home is one thing and selling your home is another thing. </strong></em></p>
<p><em>4. </em><strong>New Carpet &amp; Paint</strong>: These simple changes do wonders! There is nothing better then for a home buyer to walk into a home and smell fresh paint and new carpet! Those two aromas alone make a buyer want the house more!</p>
<p>If you’re putting your <strong>La Jolla home</strong> on the market, make sure that your <strong>Realtor</strong> has a good recipe for selling your home; <em>otherwise you will be watching other homes sell quicker then yours!</em></p>

			<content:encoded><![CDATA[<p>This week <strong>La Jolla’s </strong>median list price is <strong>$1,495,000</strong>, which is the same as last week’s.  La Jolla’s<strong> 287</strong> properties have been on the market for an average of <strong>187</strong> days. Upon reviewing the <em><strong>Market Action Index</strong></em> it shows that average days on the market has decreased. <strong>Why?</strong> <em>Sellers are realizing that if they price their homes right for the current market conditions their will homes sell. <strong>Is it a sellers market not yet?</strong></em></p>

<p>The <strong>Market Action Index</strong> also states that the inventory levels have been climbing lately, however that doesn’t necessary mean that the market is weakening. Why? The Index shows days on the market trend is decreasing, which means buyers are buying homes price right! There are still plenty of <strong>La Jolla homes</strong> for a home buyer to choose from! <strong>Advantage Buyer!</strong></p>
<p>Is<strong> La Jolla’s home</strong> inventory shrinking? Yes, if the home is price to sell home buyers are buying! If its price wrong the house will just sit on the market.  If you’re a home buyer <strong>Now </strong>is a good time to make your move!</p>

The Film Festival offers outstanding world cinema that promotes awareness, appreciation, and pride in the diversity of the Jewish people through independent fiction and documentary films that portray the Jewish experience from current to historic global perspectives.</p>
