2011 Year-End Sarasota Real Estate Sales Report

Median sale prices have remained very stable, averaging $155,925 for single family homes and $156,800 for condos over the full year. The market has come a long way in 3 years. Sales performance for the Sarasota area is impressive, and represented a 44 percent increase over the low point of the downturn in 2008, when there were 5,820 properties that sold. It is very clear that Sarasota remains a top destination for many homebuyers seeking the Florida lifestyle.

Property transactions in the Sarasota real estate market jumped 7.3 percent in December 2011, compared to the November totals. Combined sales stood at 648, up from last month’s figure of 602 and the October 2011 sales of 577. This sales resurgence has paralleled the drop in the available inventory, and put the remaining months of inventory in the range of a seller’s market.

The inventory of available properties for sale in Sarasota was at 4,567 in December, down slightly from the 4,672 in November. The inventory fell to a 10-year low of 4,408 in August 2011. As the inventory has slid, the months of inventory has dropped and now stands at 6.3 months for single family homes and 9.2 months for condos. A figure of 6 months is considered equilibrium between a buyer’s and a seller’s market.

The December 2011 median sale price for condos recovered strongly to $150,000 from November’s figure of $127,000. This was the highest level since August 2011. Condo prices have been fluctuating for several months, with the year-to-date median sale price at $156,800.

For single family homes, the median sale price dropped slightly in December to $160,000 from $162,000 in November 2011. For the overall year, the figures have remained remarkably steady, indicating a stabilizing market.

Siesta Key Homes – Two Recent MLS Sales

I was looking at the Siesta Key recent sales report for the Sarasota MLS, and figured I would share info on two very recently sold Siesta Key Homes (according to the Sarasota MLS). The first featured property is the lowest sold price single family home in Siesta Key; the second featured property is the the highest priced Siesta Key single family home. Both homes have sold in the past thirty days.

Siesta Key Homes – #1

The first home is a 2 bed, 2 bath 1620 sq ft home located on 1 1/2 canal lots in Siesta Manor. It was built in 1970, offering 1620 sq feet. This home’s location is fantastic. It is walking distance to the ever popular Siesta Village. This was a great investment opportunity, as evidenced by the very short market time. The list price was $379,900, and went under contract 21 days later, and sold for the 91.3% of the list price at $347,000.

Siesta Key Homes – #2

The second featured home was built in 2007 and situated in Siesta Beach community. It is a 4 bedroom, 2 1/2 bath, boasting over 3100 sq feet. The home is surrounded by a canal and water on two sides, and has a new dock and 166′ of seawall with 13,000 lb. lift. Hardwood floors, gourmet kitchen and custom wood cabinets are a few featured of the beautiful home. Just walk to the beach!

The list price was $999,900, and was on the market 65 days before it went under contract. It closed for 95% of the list price ($950,000).

Our Buyer’s Recent Purchase In The Cascades

Recently, we represented the buyer in the sale of this home in the Cascades.

This 2 bedroom + den home built in 2006 is almost 2000 sq feet. It was not a short sale or foreclosure. It was freshly painted and clean as a whistle. My Doctor And A FSBO Company

If I needed a surgical procedure, who would I want to do it? More specifically, if I did not know a really good surgeon specialist, where would I turn to find one? Would I go to the phonebook or online? maybe, …but probably not. It’s too important of a decision. I would want the best insight possible for such an important decision. Who better to ask than a professional in that business? I would ask my family doctor who he/she would go to for the procedure of he/she needed it.

At the end of the day, that speaks volumes, doesn’t it? Doctors know the competence of other doctors in the business. If the surgeon is good enough for my own family doctor to choose if it were him/her needing that procedure, chances are that surgeon is good. That just makes sense.

On those same lines, if I was a seller, and I was considering my marketing options to sell the largest investment I own, I would want to hear what others in the real estate business have to say. If you ask the founder of forsalebyowner.com who he would use to sell his own house, apparently he would recommend using a real estate broker.

Just Sold Home In University Place Sarasota

This past week, my Buyer clients closed on this beautiful home located in University Place, which is located just north of the Manatee/Sarasota County border.

This home was absolutely loaded with upgrades! After discussing the best options, we decided to put an offer together on this short sale. The list price on this home was reduced to $379k, and after our negotiations with both the sellers and the banks involved, my buyers successfully closed on it for the phenominal price of $306,000. (public records). This was not an easy sale to close, but it was well worth the efforts for my Buyer clients. What a very strong buy!!!! My clients were thrilled at closing, and that is what it is all about!

University Place is a beautiful gated community featuring two heated community pools, walking trails, a work out room, and wonderful neighbors! The community has many pet lovers, which is clearly witnessed after dinner time when owners are out socializing while they walk their pets.

University Place is a spectacular location just west of I-75. It is close to BJ Wholesale Club, Super Target, Fresh Market, Home Depot, and literally a hundred other stores. This is a great smaller home community alternative to the much larger community of Lakewood Ranch homes for sale. University Place is about 408 homes, while Lakewood Ranch is over 8000 homes. The home styles and “community feel” is similar however.

Another very cool addition to my website this week is the addition of mobile phone friendly search tools. If you own a smart phone such as Droid, Iphone, Ipad, or similar, you can now browse for homes on my website using a mobile-friendly version of my advanced Map Search.

This mobile phone property search feature only operates on the Advanced Map Search page.

To use it:

1. Go to Advanced Map Search

2. If you are viewing that specific page with a mobile smart phone, a window will pop up asking you if you want to use the mobile friendly version.

3. Say YES to the mobile version, and away you go!

There are many cool features of mobile search. You have several options, including the option to also search for homes within a specific radius of your current location.

**I was chosen to be one of Diverse Solutions BETA TESTERS …so feel free to try it, and let me know what you think! A word of warning….being a beta tester means that the software is not officially available yet, they are still testing it. A few bugs may surface while you are using it, and the developer of the technology is currently improving it each day!
