I feel fortunate that I was born and raised in the heart of beautiful Montana. Growing up on a small ranch, I have an immense reverence for the outdoors and nature. My father raised me to understand and appreciate a hard day of work and to do every job to the best of my ability. Although it has been years since I have lived on the ranch, those are values that I still cling to and use in my everyday life.

I attended Montana State University where I obtained both my Bachelor’s and Master’s degree in Professional Accounting. After being immersed in the industry for several years, I decided to pursue my dream career. Real Estate was an easy choice as I have a deep passion for helping people and an eye for architecture and design. I truly love my community and the people that live here and I believe if you are doing what you love then you never have to work a day in your life.
In my spare time I enjoy hiking with my dog and escaping to the mountains with my horses for some fresh air. In the spring you can often find me on the Gallatin or Madison with a fly rod in my hand and in the evenings I am usually down at the local archery shop. I enjoy cooking, camping, snowboarding, traveling, and exploring new areas but am always happy to return to this stunning place that I call home.

Being a Montana native, my vast knowledge of the community and what Bozeman and the surrounding areas have to offer is beneficial for my clients when searching for the perfect home. When you think of buying and selling real estate, your mind most likely goes to the following:

• A sign in the yard
• A listing on MLS
• Big name home listing websites
• Home tours
• Open Houses

But it seems that a shift is occurring in the real estate world.  In particular, in the world of LUXURY real estate.  According to a recent article by the Institute for Luxury Home Marketing, consumers are looking for new ways to buy and sell real estate.

A recent Redfin-commissioned survey of 2,314 individuals who had bought a home in the last 2 years…64% of were open to unconventional, alternative, and innovative takes on the home buying and selling processes.

So what defines ‘unconventional, alternative, and innovative’?  Would you ever consider making an offer on, and purchasing a home without ever having set foot inside it?  Pretty unconventional huh?  According to the article, 21% of that same survey set have done just that.

And more than 50% of these site-unseen offers were made by high-end consumers who ultimately bought luxury homes with a purchase price of $750,000 or more.  Behind luxury homeowners, the demographics most likely to make an offer without seeing the property are millennials (30%) and single, never married people (30%).

Surprised?  How could anyone possibly gain all of the information needed about a property to make such a big sticker purchase without ever having seen it in person?  In a nutshell – TECHNOLOGY.  3D virtual walk-throughs, hyper-performing websites, and superb photography provide invaluable information to these types of buyers.

Technology is changing the world of real estate, just as it is changing every other industry on the face of this planet.  There are, undoubtedly, varying opinions about whether its for the good of mankind or not.  Regardless, one thing’s for sure – if you want to stay in the game, you’d better keep up with technology.

I recently read an article in RealtorMag that made some strong points for not overselling your real estate listing.  I’ve been in this business for a lot of years so I’ve seen a LOT of homes.  One of the very first lessons I learned was to not over-sell a listing.  I am giving my client the best, most professional service as a real estate agent by being completely honest with them about their property.  Sugar-coating it won’t gain my client anything but heart-ache and money in the long run.

Here are some of the great points made in the article:

1. Never Fake Perfection. Sellers are typically obligated to disclose known defects. Additionally, as a realtor, I am obliged to follow a Code of Ethics requiring that the “true picture” of a home be presented in advertising.  I can’t and won’t Photoshop cosmetic flaws out of listing photos.  If a seller des’t want them to show up in the listing photos, then they need to be fixed.  Creating a false expectation for potential buyers will hurt the seller in the end.
2. Show, Don’t Tell. Sometimes it’s really beneficial for sellers to tour other comparable homes in their market so they can compare features and pricing.  (Be sure to let the listing agents know what you are doing as a courtesy.)  After touring the other listings, sellers should walk into their own home and try to look at it as if they are seeing it for the first time.  What might they want to change if they were potential buyers?
3. Be Direct. I am always direct and honest in the most diplomatic way possible.  I work hard for results.  After all, my clients’ success means my own success.  Along the way I will offer my professional advice and market the listing the best way I can.  If I could convey one message to my home seller clients, it would be that I am always working FOR you.  My suggestions and advice are never intended to create hard feelings.  They are always intended to help sell your listing.  When I am being direct and honest with you, I am giving you the service you deserve from a real estate agent.
