Many people believe that a real estate broker is needed to sell their house. So they post it with a broker who may or may not sell it and if they do charge exorbitant fees. One would think that that commission would inspire to work harder for you. In some cases it does. In many others though, we have heard of houses sitting on the market for over a year with the realtor only showing it once.

The next option that you have is to sell it yourself. But how? Is placing a sign on your front lawn enough or do you have to spend thousands in advertising? There is actually a way to get the ads that you place and the sign on your lawn to have your phone ringing off the hook with excited buyers.

That way is owner financing. With the economy what it is, many individuals’ credit have dropped making it more difficult to get a bank loan. Many of them are good people who were laid off for a while or have had a sickness in the family. They are back on their feet and ready to buy a house but don’t have a ton of cash to put up front and the banks turn them down. This is where you come in. You are not just selling them a house. You are their problem solver. Instead of paying payments to the banks, you can arrange it so that you are the one who receives a monthly mortgage payment and the best part is you can demand top dollar.

When you grab that morning cup of java, you’re probably not thinking of it as an antidepressant. You’re just trying to get that morning pick me up to get your day going.

However, recent studies have shown that java really does function as an antidepressant, raising the spirits of people who regularly drink the stuff. It acts on the central nervous system and has mild antidepressant effects.

Coffee and depression studies have found that drinking coffee reduced the rate of suicide in the large demographic populations observed.

The first coffee and depression study that raised the topic of java as an antidepressant was done in 1993. In this study, a Kaiser Permanente Medical Care Program study of 128,934 nurses found that java drinkers were significantly less likely to commit suicide than nondrinkers.

This Nurse’s Health Study on coffee and depression did not go so far as to establish a causal relationship between java drinking and the drop in the suicide rate. The study stated that it could be that the coffee itself had little to do with it, but that people who drink coffee share other characteristics that make them less likely to commit suicide.

It’s a sad comment on human nature that prejudice and obesity go hand in hand. Ask any person who has battled with obesity and they’ll be able to reel off a list of examples.

It begins at school, where some children have a knack of singling out anyone who’s different from the rest for bullying and taunting. Children who are more overweight than their classmates are easy targets.

If they also happen to be of a different ethnic background from the majority of their classmates, their lives can become especially unpleasant.

Sadly, this attitude does not end when the child leaves school. Research has shown that prejudice and obesity is very much a fact of life in the workplace.

–The Sad Story of Mr X–

In a society obsessed with unrealistic ideals of how we should look, overweight job applicants have an especially tough time breaking into the job market. A typical story of prejudice and obesity in the workplace goes like this…

You’ve probably heard this said, or said it yourself sometime, "I just realised how precious life is." Maybe you heard it when a relative died or maybe you said it after an accident or some other emotional event, but did you stop to consider the grander meaning to what you say?

What if every experience in your life is sent to you so you can understand who you are and what your life is all about?

Just for a moment, consider the possibilities within that question.

What if it were true, would you be prepared to pay more attention to the events in your life and the meaning behind them.
Stem cells are primitive undifferentiated cells that have the capability to form any of the 220 different types of cells in the human body. The embryonic stem cell is found in the embryo and develops into various cells that make a baby. This single cell is capable of forming or specializing to form any kind of cell. During embryonic development the first cell quickly divides to form three embryonic layers namely, the ectoderm, the mesoderm, and the endoderm.

Embryonic stem cell research and the method of cloning led to the development of the famous cloned sheep, Dolly. Cloning essentially involves the duplication of biological material. This is done through a technique called somatic cell nuclear transfer. This method can create a clone as well as be used for producing an embryo from which cells called embryonic stem (ES) cells could be extracted. The advantage of embryonic stem cells is that they can be used to cure several fatal genetic diseases.

Many people have asked me what foods they should eat in order to cut down on the sugar cravings. And in the past I’ve always had to say “I don’t know.”

Now, maybe I can actually offer something more hopeful.

Kicking a sugar habit is no easy chore, especially since we’re surrounded by the stuff. Almost every packaged food or convenience product is made from sugar, (or white flour, which is about the same thing).

We struggle to overcome the initial reluctance to change, then we live through the two weeks of mild withdrawal symptoms, and then we have to worry about relapse when we let down our guard on a stressful day.

Sometimes it just doesn’t seem fair.

Dr. Ron Rosedale may have the answer for us. He says that our sugar cravings are associated with a leptin insensitivity. Leptin is that hormone that researchers were very excited about a few years ago. They discovered that giving a small dose of this natural hormone to laboratory mice caused them to eat less, and they lost weight.

The Sarbanes-Oxley Act Was created on July 30th 2002, by Senator Paul Sarbanes and Representative Michael Oxley, who drafted the bill. It followed a series of high profile scandals. Its objective is to protect investors by improving the accuracy and reliability of corporate disclosures made pursuant to the securities laws.

The Sarbanes-Oxley Act is mandatory every organization small and large must comply.

Sarbanes-Oxley is a direct result of Enron, WorldCom and various other accounting scandals of the 1990’s.

In essence, Sarbanes-Oxley gives corporate boards far less flexibility than they once had while simultaneously leaving executives with far fewer reasons to want to be a board member. If you are a successful executive late in your career, the benefits of lending your considerable expertise as a board member no longer outweigh the risks to your net worth.

Generally, when you present yourself as a prospective candidate for a new employment opportunity, your information will filter through the Human Resources department. Since every company has their own hiring process, understand that you cannot always control when HR will call you. Our philosophy is that a prepared candidate will have a higher chance of success than an unprepared candidate.

Here are a few things to keep in mind if HR does call:

1.	Remain calm: Very few HR departments will take the time or effort to call candidates they are not interested in. Regardless of the tone or tenor of their voice, a call from HR should be seen as a step forward in the process. Even if it is only telephone contact, you do have a chance to make an excellent impression. Be confident, sound interested, and engage the person on the other end. You only get one chance to make a first impression. Make it count.

What is passion? Recently after a presentation, I was once again thanked for my passion. The compliment was genuinely given, as was my returned thank you. However, as the day progressed, my thoughts kept returning to what really is passion? For the next several days as I attempted to ponder this question, other questions surfaced. What does it mean when one has passion? What separates people with passion and those without passion? Is passion always positive? Could passion be negative? Is there a relationship between passion and purpose? How does it fit me?

Sometimes the best place to begin to define a word is with Webster. Webster’s dictionary states that passion is an emotional response.

Being an intellectual conceptualizer or more simply stated a heurist, I wrote down 3 words - passion, performance and purpose.

Consider the following: Imagine someone standing with out stretched arms and open hands with one hand holding the word passion and the other holding the word purpose.

Service #1: Web Hosting

I’m not talking about one of those Free accounts where they throw their own ad in everytime someone visits your site. I’m talking about a premium, ad free web hosting package with your own domain name. Plenty of space and able to handle plenty of traffic. Free sites that ad their own banner are not very professional in most peoples eyes and turns them off real quick.

Service #2: A minimum of one Sequential Autoresponder account

Why autoresponders? First they allow you to follow up with your online visitors automatically. Most people won’t order during their first visit to your website. You can set your autoresponder to send out follow up email messages.

Many of you reading this will be running businesses, or parts of, whether they are your own or not. This means that you have many things to deal with on a day to day basis plus trying to do the long-term thinking needed to lead and run the business. You probably find yourself being very busy, possibly working long hours and, if you are honest, being reactive most of the time. When do you get (or make!) time to really think about your business or the way you are operating personally? (Working on the business rather than in it!) Among the dilemmas you face are; making time to tune out and relax, time think about the business, and finding time talk to about the issues and frustrations.

When you are a leader in a business you face a number of challenges at different levels. Ask yourself how much focus you put on to these:

Strategic issues:

Assessing the market and what is happening?

Who are your main competition - and what are they doing?

Medium and long-range goals and aims - and planning?

What direction do you want to go in, why and how?

Implications?

Employees are the often-neglected stakeholders in the success or failure of a CRM (Customer Relationship Management) initiative. But employees don’t always resist new ways of doing business. If you factor in relationship management practices that engage people in the change process, you can circumvent significant resistance and actually speed up implementation.

Find the Sweet Spot

Embarking on any change initiative, such as a CRM implementation, requires a parallel strategy of ERM - Employee Relationship Management. In helping companies manage change, our experience repeatedly tells us that employees know what the problems to implementation are, usually have strong opinions about them, and honestly want to make their work environment successful. Nobody wants to work in continual chaos. So leaders and managers need to leverage existing employee knowledge and motivation-that sweet spot-to accelerate implementation. Finding the sweet spot will help you develop the strategy to:

When day trading the SP and Nasdaq futures, do you rely on your moving averages more than your support & resistant areas?

During the first hour of trading, the support and resistance zones on the SP and Nasdaq futures are the most important things to watch. The moving averages have not yet had a chance to come into play.

After that, if a trend is developing I watch several key exponential and simple moving averages on the 2 minute, the 5 minute and the 13 minute SP and Nasdaq futures charts.

These specific moving averages give reliable support and resistance for the market as long as the slope of the moving averages are fairly steep, indicating a trend. When there is no trend, the moving averages are flat and pretty much worthless.

When a trending market makes a countertrend move, and hits a key moving average on two or more different time frames at the same time, the probability of a good trade setup increases dramatically. If you get three hits at the same time, it’s even better. Sometimes you’ll see one key moving average get hit on the five minute SP chart at the same time another moving average is hit on the 13 minute Nasdaq chart. This also gives a good trade setup.

Accidents almost always make your insurance rates increase. Whether or not the accident was your fault, your insurance company may have to pay for your involvement in it. Most ‘at fault’ accidents result in an increase in premium, because the accident will get rated against all of your coverages. When supply decreases and demand increases, costs get more expensive.

If you did not carry enough insurance at the time of your accident you may now be required to carry more insurance. Carrying more insurance equals higher premiums. Some companies may not want to offer you insurance coverage at all after you report an accident.

As I stated earlier, when you are involved in an accident your insurance company may have to pay for your claim - even if the accident was not your fault. These types of coverage - Personal Injury Protection, Medical Protection, Uninsured Motorist, and Collision - will cover you and the people in your vehicle when the accident is not your fault.

From the book Spider’s Big Catch

As June wraps its arms around us like the warm hug of a favorite aunt, I begin to think about weddings. I’ve been a musician for thirty years, and I’ve played at scores of weddings and receptions, sometimes more than once for the same person. It was a way to make a living-the money was good and there was usually decent food.

As a wedding soloist, I’d sit off to the side, watching brides in white dresses and grooms in rented tuxedos promise to love each other forever. But somehow, I couldn’t shake a sadness that always hung over me as I watched, knowing that one in every two marriages will fail.

I can’t explain it, but over the years, I developed an eye for knowing whether a couple was going to make it or not. There was just something about the way the bride and groom related to each other-the look in their eyes and their body language-that offered clues as to how their marriage was going to turn out.

Are you seeing the same decrease in your handicap that reflects your hard work and efforts? Do you consistently fall short on your drives or feel exhausted at the end of 18 holes? Do you carry the disappointment of a missed putt over into the next hole? If you are plagued with problems like these then it is time to give your golf game a boost. Change your golf game for the better by focusing on the following five areas: flexibility, strength, endurance, nutrition, and mental toughness.

Flexibility:

Have you ever rushed to the golf course, quickly stepped up to the tee and felt stiff when you swung your golf club? Warming up your muscles can help relieve stiffness, but it is better to be more proactive in your approach. Therefore, it is essential to stretch on a regular basis. This allows you to increase and maintain your flexibility. You only need a small investment of your time in order to see significant gains in your range of motion.

Getting ready for any type of guitar performance can be a little scary at first, but if you are well prepared, you will find the experience much easier to handle. Whether you’re playing with a band, or by yourself; are a seasoned performer, or a rookie; there are several things you can do to make the most of your performance. First and foremost, realize that you are not the first one on the block to ever feel jittery about playing your guitar in public. It’s a common experience among musicians, and being a little nervous can even work in your favor.

There is always a mysterious struggle that goes on inside me when I’m about to give a performance. I think it’s something akin to the Dr. Jekyl and Mr. Hyde phenomenon. Two voices bantering for my attention, the good guy and the bad guy. Mr. Hyde tells me that I must be out of my mind. What makes me think I’m good enough to get up on a stage and play my guitar before an audience? Who do I think I am anyway? On the other hand, Dr. Jekyl tells me that I’ve worked hard practicing my guitar and know the material well. It will be fun to share what I’ve got with others so they can enjoy hearing it too. Be brave, live life to the fullest and go for it!

Is Mars Hollow? We are pretty sure it is not, but no one can be certain however we might soon know. The reason such a question is asked is because of questions about the Earth and the time it takes for sound waves to travel through it. And the speed of the spin rate of Mars, the question of moons is interesting and a few other interesting a recent discoveries. Here is one of the thoughts on the matter. By bouncing waves off the polar ice caps this can be proven or disproven;

http://www.goddardmultimedia.fsnet.co.uk/atpai/canals.htm

Most scientists to do not buy into the hollow planet theories, yet others admit we just do not know. The most interesting of all is the straight-line canals, which is hard to fathom considering using our own knowledge about our planet here. But Mars is a different planet or satellite and therefore has different characteristics completely.

My visit to the lender was interrupted with my wife demanding a reason for my preference for secured loans. Though I hushed up the matter then, it kept on ringing in my mind hours later. Actually, I didn’t know of options other than the secured loans that are available. The various instances of people that have lost their homes to lenders that she used to supplement her contention refused to leave my thoughts.

Therefore, the first thing that I did on reaching the lender was to put my wife’s question thus. What makes secured loans more favourable for me? And the answer that I received has made me content that secured loans are the best for me.

The answer that I received could have helped a number of people who try to seek alternative sources of finance fearing secured loans can be perilous to their homes. Through this article, I have tried to bring forth the various aspects of secured loans that make them more favourable.
