The Classic Real Estate Marketing Mistake

I don't mean to pick on new Twitterers, but just want to show a common example I see all the time on new real estate Twitterers. The first inclination of a real estate agent is to use any media, social, publication or otherwise, as an advertising platform. There's no content, the first impression is distasteful.

At Active Rain, I've listed 10 steps on how to attract a social network on Twitter. It's simply the best application to build a following.

(I hope the Harmans know they can delete all their tweets and start all over again).

If that was all I did with Twitter I would miss out on all the great connections I have made. Just spent the evening with about 30 locals from Twitter. Local bloggers from all industries, folks with the city, VP's etc. Wouldn't have been there if I hadn't engaged myself in Twitter. Do I receive RE business? Yes, 3 leads in the last month. But more important are the daily tweets with interesting and diverse people.

    Pat,

I'm starting to think that you are posting these examples just to make me cringe.. LOL!!

So... Let's see just how well this Twitter thing works. Starting this Sunday I will go out on my day off and find a great Las Vegas real estate investment property and Twitter it at my http://twitter.com/lvrealestate411">http://twitter.com/lvrealestate411 account with details on instructions to view information on my Las Vegas real estate blog at www.LasVegasRealEstate4u.com">www.LasVegasRealEstate4u.com. (Including Pictures of the property.)

100% of my commission will go to Childrens Miracle Network (my long time charity since college) for the first follower that buys the property through me. (Donation of my commission is in my name.)

Rules (along with my qualifications) to be posted on my www.LasVegasRealEstate4u.com">www.LasVegasRealEstate4u.com blog shortly.

I've been blessed with a great family that owns quite a bit of real estate and I just want to share the right way of investing in real estate and donate to my favorite charity in a time when charity should be on the forefront of everybody's mind in these challenging times.

Sign up here --> http://twitter.com/lvrealestate411">http://twitter.com/lvrealestate411 and I'll follow up with a blog post at my blog for more details.

Does Twitter really work for real estate agents? I guess we'll find out really soon...

(For an added bonus... this Sunday will be with my 5 year old daughter who will approve the home... LOL!!)

I would add that another Twitter improvement they could make is using their real name(s) for an ID. I made this mistake when I started on Twitter (ID was ChicagoBuyAgent). I realized that if I went to a party, I wouldn't mention first thing that I'm a Realtor. Tweeters want to connect and communication with other people who don't just want to communicate about their profession. I changed my Twitter id to my real name, franbailey.

Twitter has such a powerful branding effect, we recommend everybody use their name for their Twitter handle, and use the same name for all social networks they participate in. You can check your name availability at http://usernamecheck.com to see if you can monopolize your name across social media applications. Once you do this, your name and your work (as a Realtor in your city) become synonymous.

I agree that real name is critical. Real photo is important to me, too. I want to know who I'm talking with. Connections are what it's all about on Twitter.

It is through growth and evolution that each of us can use social media in our business. We may vary as to how we incorporate it into our business, but "hats off" to those who try.

    Hi Pat,

    Great Active rain post.

I have been playing with twitter and it took a while to get it. I think I have it now and my ideas roughly correspond to what you wrote.

One problem, I am not finding twitter to be very useful in driving traffic to new video blog posts I have been uploading.

    Any suggestions?

Hi Mike, first I can't find your Twitter handle easily; it's not on your blog. I'd like to see what you're tweeting to drive traffic. After looking at your Twitter timeline, I can suggest some ideas.

Hi Mike, pardon the delayed response... here's what I think you can do to enhance your twitter presence:

      1) develop a bigger follower base and expand your reach... find local Twitterers at http://twitterlocal.net. check out my Twitter network development tips at Active Rain.
      2) every tweet is about real estate. everybody knows you're a real estate agent, don't propagate the stereotype that all you talk about is real estate. I'm coming around to the idea that a real estate Twitterer should interact more with the community about non-real estate topics... so limit your real estate conversations to 1/3 of the time if you can
      3) as you develop a local twitter following, suggest or be a part of a Tweetup group in Vancouver. I know they are there...
