We have seen Condo 160m2 House Plans. Now we bring you plans of houses in condominium of residential complex award winner in Brazil. The total project area is 1011 m² and the surface of each house is 46 m2.

This project shows how architecture can contribute to solutions of proper housing for those who have less income. This project starts with the ideal that social housing can bind both esthetic and functional qualities, without high costs. A project of residential complex that was needed. It should combine low cost and new architecture. The structural solution, achieved through innovative ideals, show a mixed masonry structure and conventional structure in which the slab windward with a large piece is mounted on a beam which in turn is connected to the main structure of the house. In a high place with a slope of expression, the project has an interior street connecting the units, providing an axis of high visibility in the vicinity. Each residence has one car garage above. In order to not to exceed the legal limit of 6 meters high set by the city, a low mid-height was designed to accommodate the garage, storage and a work area in the next floor (mid-high), there is not living room, bathroom, kitchen and service area. The second floor has two bedrooms and a bathroom. The water tower is presented as a structural economic solution, made of plastic and low cost for the project, as it is located on the front facade of each unit, giving an individual touch, while concentrating all wet areas at a single point.

HOUSE PLANS FOR LONG NARROW LAND 52.5 M2 ON 2 FLOORS

House plans for a long narrow land of 3.50 m front and 15 m deep (52.50M2). It requires the building to have two floors: the first must have a big living-dining room, a kitchen, a bathroom and a laundry. At the second level, three bedrooms and a bathroom. But the problem is where to place the ladder to not take up much space.

For the design of this house, they started from two important points. First, because it is a long narrow field, was proposed to distribute the project on a lateral axis of movement, so as to allow greater and better use of the entire area. Second, a central courtyard that can provide lighting and natural ventilation to the largest possible number of rooms in the house was screened. From the entrance, the living-dining room started (as an integrated area), which is illuminated through both the facade and the aforementioned courtyard, while the kitchen was raised to the opposite side of this. Meanwhile, the guest bathroom and the staircase - main concern of the proprietary - were determined at the end of the field. Both bathrooms proposed light and air through a duct that connects the two floors. Due to the little space it is recommended that the partition walls are drywall in order to generate greater flexibility in the use of space.

This one story house plan is about a remodeling. They had four bedrooms without closets and they wanted three (one master bedroom with ensuite). Another detail is that the house has one-story and neighbors have three-story houses. We do not want this to affect the lighting of the house. The lot is 8 m wide x 20 m long, which is also required to include a garage.

According to the requirements of the owner, a one-story building is set, in which are developed the following environments: To the right of the main entrance is located the kitchen and access to the laundry room for added user comfort. As for the central part of this level is located the living room enjoying a great view of the back garden. Also, on the left side are held the following fields for the intimate area that means a major remodel throughout the house, two bedrooms with common bathroom and the master bedroom, which has full bath and closet as requested by the reader, thus fulfilling its primary order.

What is structural masonry?
It is a type of construction in which blocks of clay or cement that has vertical perforations to be stuck on the wall, reinforced with steel and concrete, depending on the requirements of the structural calculation, are used. In the horizontal direction the walls are reinforced with structural steel called grafiles. In the project all the walls are made of clay brick colored in concrete blocks.

What are the benefits of the system of structural masonry?
Because of clay block inside the house is much cooler than other types of constructions. Also the wall thickness is greater, which serves as an important soundproofing between houses and as mentioned above, thermal insulation from the outside, important for high temperatures.

These plans are a response to a person who wants to distribute environments and have a small apartment. The field of 48 m2 has the following dimensions: 8 m front x 6 m deep. The first floor is destined to locate a kitchen, living room and a bathroom, while on the second floor is desired a complete small apartment. Finally, the third floor was destined for laundry, another bathroom and a patio.

SOLUTION: The key is to gain more util space

"Under the requirements of the reader, we present a basic layout, but always trying to make the most of the environments, since it is a small area in which crucial importance was given to the ventilation and lighting of the environments. On the first floor is raised a kitchen and a bathroom, leaving a wide space for the living room, and a courtyard in the middle. At the second floor, we had projected a mini-apartment with living-dining room, kitchen, bathroom and bedroom. On this floor is also proposed an overhang in the front to get more space in the distribution area. Finally, on the top floor has been left another bathroom, laundry and extra space, part of which can be used as a drying area or patio, depending on user needs."

Tamka is one of the latest projects made by Jakub Szczesny (a Polish architect from centrala.net.pl). The small apartment is located in the center of Warsaw, Poland. Using vibrant colors which highlights the use of green and purple, so the small flat feel cheerful. It was designed to make the most of the limited space, using convertible furniture. A kitchenette and dining table that can be easily closed when not in use to form a space-saving box.

2) Google SketchUp http://sketchup.google.com/intl/es/index.html is the best tool and the most innovative for anyone who wants to design anything from a coffee pot to a skyscraper, make models of everything you can imagine. 4) Microsoft Office Visio lets you create your own solutions to embody different guides, such as office charts, databases, program flow, etc. Its graphical interface is a very simple structure that will motivate you at all times so you do not waste time trying to decipher the commands you need to use. With the ability to do vector drawings, in addition to a code development, you can increase the functionality of a project, or if you prefer you can also import data from another platform. A one story house plan was needed to build a small house on land located between two lots of 4m wide and 15m long, with a total area of 60 m2. Such housing should be provided with living room, kitchen, two bedrooms, bathroom and laundry.

The solution was given by the architect Fernando Bamberger (arqfbamberger@hotmail.com), has good ventilation environments. By accessing the first floor there is the living room, a small kitchen without walls or kitchenette, with dining area included and a patio including laundry, which will generate a good natural lighting and ventilation within these environments.
Then, there is the hallway that leads to the bedroom 1 and 2, both with closets, besides having good lighting and natural ventilation through a garden in between.
At the end of the hall, we find the guest bathroom. Significantly, despite having a small area of land, the design has been characterized by proposing environments with high functionality.

We want to distribute a field of 80 m2 (approx. 620 sq ft) located in a passageway. On the first floor, is required to build the living room, dining room, three bedrooms (one of them with a bathroom included), a patio with access to the laundry room, a guest bathroom with a small shower and an internal staircase for a future second floor.

The solution given by architect JOSÉ MIGUEL APAZA MINI (TECTURA GROUP ARCHITECTS jose.apaza @ tecturagroup.com), involved the development of a house plan with functional spaces. This architectural approach has prioritized functionality and a good lighting by the fact of being in a passageway.
It was proposed a living-dining room and a space for a future stairway, plus a kitchen and a laundry room which shares the lighting and ventilation duct with the master bedroom. Thus, a central wall avoids eye contact and also added two bedrooms and a shared bathroom.
