In a May 2015 survey, 62% of builders scored lot supply as low or very low, up from 59% in May 2014 and 43% in September 2012. As a result, 70% rated the price of A lots as somewhat or substantially higher than a year ago. B and C lot prices were also rated higher by 61% and 53% of the builders, respectively. One of the results of higher land prices has been difficulty delivering modestly priced homes for first time home buyers. Builders reported the share of homes sold to first time home buyers was 18%, up slightly from last year at 16% but well below the historic average of 30%.

On a three-month moving average basis, the open position rate for the construction sector rose to 2.5% in April. The open rate has been trending upward since 2012, and the April three-moving average reading is the highest since a data series high in 2007.

The April construction sector hiring rate, as measured on a three-month moving average basis, declined to 5%. The April number of job quits held declined to 105,000, the lowest level since the start of the year.

Monthly employment data for May 2015 (the employment count data from the BLS establishment survey are published one month ahead of the JOLTS data) indicate that total employment in home building/remodeling stands at 2.453 million, broken down as 696,000 builders and 1.757 million residential specialty trade contractors.

In May, home builders and remodelers added a somewhat reduced number of new jobs (8,500) on a seasonally adjusted basis after a strong April (18,100). Over the last 12 months, the industry has added 149,000 jobs on a net basis.

Since the low point of industry employment following the Great Recession, the residential construction industry has gained 467,000 positions, although employment remains 997,000 lower than the peak level seen in early 2006. The industry has been adding on average just under 12,000 jobs per month over the last six months.

In May, the unemployment rate for construction workers fell to 7% on a seasonally adjusted basis. The unemployment rate for the construction occupation has been on a general decline since reaching a peak rate of 22% in February 2010.

Many builders continue to cite access to labor as a top business challenge as the market recovers (see this Builder/Metrostudy labor market analysis for recent industry survey data as discussed by Toby Morrison, as well as this recent NAHB survey of builder challenges and a video on future demand for the construction trades.)

For the economy as a whole, the April JOLTS data indicate that the hiring rate fell to 3.5% of total employment. The overall job openings rate increased noticeably in April to 3.7%. Rising job openings for the overall economy are affecting many business sectors as the unemployment rate falls.

• 74% of homeowners reported “doing okay” or “living comfortably,” in contrast to only 48% of renters
• 10% of respondents reported living with parents, compared to 5% who are living with a roommate

The report details a number of motivations for renting a home, including challenges associated with attaining homeownership:

• 81% of renters indicate that they would prefer to own if they could afford to do so
  • 50% of renters reported that they lack the funds for a downpayment
  • 31% of renters noted that they could not qualify for a mortgage
• Among other reasons for renting:
  • 27% of renters revealed it was cheaper for their household
  • 25% thought renting was more convenient
  • Only 12% preferred renting
• 9% of current renters are actively looking to buy a home

There were noticeable differences among income classes for reasons to rent:

• For renters earning less than $40,000 a year:
  • 35% reported they were unable to qualify for a mortgage
  • 52% indicated that they could not amass a downpayment
• For renters earning more than $100,000 a year:
  • 39% believed renting was more convenient
  • 17% preferred renting to owning
  • 29% planned on moving in the near-term

There were also differences across age classes:

• For renters ages 18 to 29:
  • 36% plan on moving soon
  • 13% were looking to buy
• For renters above age 60:
  • 35% found it cheaper to rent
  • 26% preferred renting over homeownership

Among homeowners, the median tenure of homeownership was 12 years. As to reasons for owning a home:

• 44% said ownership allowed building home equity
• 20% liked the certainty associated with costs
• All total, 67% of homeowners preferred owning for financial reasons
• 83% also cited at least onenonfinancial reason
  • 72% simply preferred to own
  • 43% noted there are fewer rules and more ability to customize their residence
  • 23% revealed they did not like moving

Most homeowners expressed optimism regarding home values:

• 43% thought their home gained value over the prior year
• Only 6% believed their home would lose value over the next year

The survey found that 14% of mortgage holders reported owing more than the value of their home however.

The survey also provided another data point concerning sources of downpayments. For buyers purchasing between 2011 and 2014:

• 52.6% used personal savings
• 29.3% used equity from a previous home
• 15.3% used a loan/gift from family/friends

Because the survey followed-up on an earlier 2013 study, additional year-over-year findings were also available:

• Only one-third of renters in 2013 who noted they were looking to buy actually purchased a home (and only 3% of renters who reported not looking in turn made a purchase)
• Among households who transitioned to renting, many viewed it as a short-term situation
  • 26% of new renters who owned a home in 2013 were looking to buy
• Among renters who previously owned a home, only 17% reported renting was more convenient

In terms of non-housing findings, households had modest expectations:

• 65% of households noted they were doing “okay” or living comfortably”
• 49% of part-time workers preferred to work more hours at their current wage
• 29% of households expected income growth in the coming year (compared to only 21% in 2013)

The Federal Reserve analysis stated that households faced fragile economic conditions, with 47% of survey respondents stating that they could not cover an emergency expense of $400. One-fifth of households revealed that their spending exceeded income over the prior year. 23% of adults also reported having student loan debt.

With respect to retirement, 39% of currently non-retired households noted thy have given no or little thought to financial planning and 31% had no savings or pension.

Habitat for Humanity of Springfield, MO (HFHS) will celebrate the donation of a renovated home from owners of women’s lifestyle company, A Beautiful Mess (ABM), sisters Elsie Larson and Emma Chapman. The celebration took place on May 6, 2015 at 10:00 a.m. at the house being donated, located at 1163 W. Hovey., Springfield, MO 65802.

By combining the desire to provide blog readers with tips and inspiration to renovate small spaces, and the desire to find an opportunity for their company ABM to give back, sisters Emma and Elsie decided to buy a project house that would eventually be donated to HFHS. During the eight-month renovation process, ABM blogged about the renovations made to the project house including refinishing hardwood floors, tiling the bathroom, updating the kitchen, and replacing rotting subfloors in the laundry room.

“The generous donation from A Beautiful Mess is such a unique way of giving back to the community,” said Larry Peterson, executive director of HFHS. “We are truly blessed to receive an entire home that will be used to support our mission.”

SPRINGFIELD, Mo. – More than 50 students from Isesaki, Japan will visit Habitat for Humanity of Springfield, MO (HFHS) to learn about environmental initiatives and how HFHS makes an impact through its recycling program. The Japanese students are participating in the 2015 Isesaki Global Leadership Academy and are travelling to Springfield, Missouri through the Sister Cities program. The students will be touring the HFHS recycling center and ReStore on Tuesday, May 26, 2015 from 1:00 -3:30 p.m. The HFHS recycling center is located at 2410 S. Scenic, Springfield, MO 65807.

While at the HFHS recycling center and ReStore, students will be focused on learning about different area resources and economic integration focused on issues include resource management, pollution, sustainable development and green initiatives. The students will tour the ReStore, help volunteer, and meet with staff members to discuss the things they’ve learned throughout the visit.

“The Habitat for Humanity ReStore is in the recycling business,” said Larry Peterson, executive director of HFHS. “The donations we receive are recycled from our patron’s homes, and we sell them to the next family. The process repeats itself constantly and funds the mission of our organization.”

The experiences these young leaders encounter during their week in Springfield will shape their perspectives for years to come. They will see first-hand how Habitat for Humanity of Springfield, MO confronts resources and economic integration issues, reflect on their experience, compare it to what they are familiar with in Japanese culture, and ultimately raise awareness of these issues and a few innovative approaches for dealing with them.
