<p>Based on oceanographic studies and satellite imagery from the Atlantic, specialists warn that the sargassum season in 2026 could start earlier than usual. Research from the University of South Florida shows an unusual accumulation of macroalgae in open waters, known as the Great Atlantic Sargassum Belt.</p>



<p>Because of warmer ocean temperatures, shifting currents, and higher nutrient levels, biomass levels may exceed historical averages by as much as 75%. As a result, parts of the Mexican Caribbean could see earlier arrivals, especially toward late winter and early spring.</p>



<p>That said, projections do not equal daily reality on the beach.</p>



<p>While media headlines paint a broad picture, real beach conditions vary widely—and often change within hours. Based on recent photos and local observations from January and February 2026, the situation is more encouraging than expected.</p>



<h3 class="wp-block-heading">What We’re Actually Seeing on Riviera Maya Beaches</h3>

<p>Cancún is currently the cleanest area overall. Costa Mujeres looks almost spotless, while iconic beaches like Playa Delfines (Mirador) and Playa Marlín remain largely free of sargassum.</p>



<p>Tulum, surprisingly, shows a mostly clear coastline. In some areas, sargassum appears on the sand but not in the water. Meanwhile, nearby Akumal does have visible accumulation, although conditions shift daily.</p>



<p>In Playa del Carmen, beaches such as Playacar, Coco Beach, Mamitas, and Playa Maroma are looking stunning and clean. The water remains clear, which is great news for residents, visitors, and property owners alike.</p>



<p>Puerto Morelos is typically calm and clean. This year, some sargassum has appeared near the fishermen’s pier. However, it stays mostly at the shoreline rather than floating offshore.</p>



<h3 class="wp-block-heading">Why Sargassum Is So Hard to Predict</h3>



<p>One local resident explained it best: <em>no one can give a precise forecast</em>. Weather and wind direction play a massive role. For example, this has been the coldest winter week in Playa del Carmen in five years—something few predicted.</p>



<p>In fact, you can see brown water on one stretch of beach and crystal-clear water just 200 yards away. That’s the reality of coastal dynamics in the Riviera Maya.</p>

<h2 class="wp-block-heading">What We’ve Learned from European-Scale Projects</h2>



<p>Through our partner Joep, a solar expert from the Netherlands, we’ve gained insight into how large-scale systems translate well into Mexico. In one of his projects, each panel produces 330 watts. Altogether, 2,844 panels generate close to 1 megawatt, or around 900 kilowatts. That amount of energy can power a significant number of homes, even in beachfront communities.</p>



<p>While this example comes from Europe, the same logic applies locally. In fact, solar panels for beach homes in Mexico often perform even better due to stronger and more consistent sunlight.</p>

<p>One common concern is roof design. Do you really need steep, angled roofs to make solar work? Thankfully, modern technology has changed the rules. According to Joep, “super inclination” is no longer required.</p>



<p>In the Yucatan, a 15-degree angle is enough to generate strong performance. Flat roofs are also possible. However, there’s a tradeoff. With a zero-degree angle, rain won’t clean the panels naturally. As a result, manual cleaning becomes necessary, especially near the sea where salt builds up.</p>

<p>This would be the second most asked question we get. Not only is it about if Americans and Canadians or any foreigner can buy beachfront in Mexico, but in general there are many doubts regarding the possibility of buying real estate in Mexico.</p>



<p>We&#8217;ll provide more resources here in case you need more specific information on this topic. But in summary, foreigners can buy anywhere in Mexico. However, there&#8217;s a very crucial distinction: The Restricted Zone. If the property you want is within 50 km of a border or the coast, then it&#8217;s in the Restricted Zone. This means you have to buy through a bank trust (fideicomiso in Spanish) or as a Mexican Corporation. If the property you want is not in the Restricted Zone, then these requirements are not needed and the process is a bit shorter.</p>

<p>This is probably the number one question. The answer is yes—American citizens or most foreigners can own land in Mexico, but with one important detail. If the property is within the “restricted zone” (50 km from the coast or 100 km from the border), you’ll need a bank trust (fideicomiso). </p>



<p>In this setup, a Mexican bank holds the title as trustee, but you retain all ownership rights, including the ability to rent, sell, or pass the property on to heirs. Outside the restricted zone, foreigners can buy property outright with a direct deed.</p>

<h2 class="wp-block-heading">What’s the Current Sargassum Situation in the Riviera Maya?</h2>



<p>Over the past two months, sargassum levels reached uncomfortable highs across Quintana Roo. However, coordinated efforts between federal, state, and local authorities have made a big difference.</p>



<p>According to Mexico’s Navy (SEMAR), over 8,000 tons of sargassum have already been removed this season—both at sea and onshore. In total, more than 44,000 tons have been collected throughout 2025. The Sargassum Riviera Maya strategy now includes containment barriers, cleanup crews, and naval support operating across three major zones.</p>

<p>The Hotel Zone, especially from Playa Tortugas to Playa Langosta, has benefited the most from the barrier installations and cleanup efforts. These areas are among the top beaches with no sargassum in Cancun—perfect for swimming and sunbathing again.</p>

<p>While Playa del Carmen sargassum levels have been high recently, that’s changing. Key beaches like Punta Esmeralda are now seeing clearer waters, though hotspots like Playa Fundadores and Playa Recodo are still dealing with moderate to heavy seaweed.</p>
