For more than 50 years, the Bath & Racquet Club was one of Sarasota’s best-known tennis and social clubs. Located at 2170 Robinhood Street, just south of downtown Sarasota, the property hosted professional tournaments, local leagues, and generations of residents who learned the game there.

Today the site is being redeveloped as Bath + Racquet Residences & Club, a residential community built around a private racquet and wellness club. Buyers can explore floor plans, amenities, and design details on the dedicated experience website.

The Sarasota Bath & Racquet Club Became a Well-Known Tennis Landmark in the 1970s

The Sarasota Bath & Racquet Club opened in 1969 and quickly became a major tennis destination in Southwest Florida. The facility included 29 green clay tennis courts, swimming pools, and a clubhouse that hosted social events and local tournaments.

During the 1970s the club hosted the Virginia Slims of Sarasota, part of the early women’s professional tennis tour. Players including Chris Evert and Martina Navratilova competed on the club’s courts during that era, helping establish Sarasota as an important training location for professional players.

Beyond professional tennis, the club became a regular gathering place for Sarasota residents through youth programs, league play, and social events. The property remained active for decades before closing in 2021.

Where the Bath & Racquet Club Property Is Located in Sarasota

The property covers roughly 13 acres in a residential area between South Tamiami Trail and Siesta Drive. The location places it within a short drive of downtown Sarasota, Sarasota Memorial Hospital, and the north bridge to Siesta Key. For a closer look at the location, nearby access to Siesta Key, and neighborhood context, view the location details here.

That central location made the future of the property a topic of local interest after the club closed.

In 2022, the site was purchased by Silver Sky Global Capital and Federal Finance Group for approximately $15.35 million, beginning the process of redeveloping the land into a residential and private club community.

The Bath + Racquet Residences & Club Redevelopment Plans for the Sarasota Property

The redevelopment keeps the racquet sports theme while introducing residential buildings and new club facilities.

The project includes:

256 condominium residences across several four-story buildings

Residences ranging roughly 700 to more than 2,000 square feet with one- to three-bedroom layouts

More than 20 floor plans, including several three-story penthouses

13 outdoor tennis courts and 16 pickleball courts, including indoor courts for year-round play

A 43,000-square-foot private club with fitness, spa, dining, and social facilities

A two-acre park, walking trails, and landscaped green space

The development also preserves several Grand Oak trees that have been on the property for decades.

Former ATP world No. 2 Tommy Haas, who trained in Sarasota early in his career, is involved with the project as Global Ambassador and Club Curator, helping shape the tennis and racquet programming for the new club.

The Timeline of the Bath & Racquet Club From Opening to Redevelopment

1969 — Sarasota Bath & Racquet Club opens.

1970s — The club hosts the Virginia Slims women’s professional tennis tournament.

2021 — The original club closes after more than five decades.

2022 — Silver Sky Global Capital and Federal Finance Group acquire the 13-acre property.

2025 — Construction begins on Bath + Racquet Residences & Club.

Projected 2026 — Initial residential move-ins are expected.

To view available residences, pricing, and additional property details, visit the Bath and Racquet Residences listings page.

Common Questions About the Bath + Racquet Residences & Club Development in Sarasota

Will racquet sports remain part of the property?
Yes. The redevelopment includes a private club with tennis and pickleball facilities.

What types of residences are planned?
The community includes one-, two-, and three-bedroom condominiums, along with penthouse residences.

Is the club private?
The racquet club will operate as a private membership facility connected to the residential community.

Why the Bath & Racquet Club Property Still Matters in Sarasota Real Estate

The Bath & Racquet property has been part of Sarasota’s sports and social life since the late 1960s. The new development keeps that identity while introducing new residences and club facilities in an established Sarasota neighborhood.

For buyers watching Sarasota’s new condominium market, the redevelopment is one example of how long-standing local properties are being repositioned for modern residential living. You can explore the community in more detail on the Bath and Racquet Residences experience website or review current opportunities on the main listings page.

We’re delighted to share that 547 N. Shore Drive, a remarkable 1925 Mediterranean Revival home in Sarasota’s Sapphire Shores neighborhood, has been featured in Sarasota Magazine. This is a home with real presence—full of architectural character, original craftsmanship, and the kind of thoughtful updates that honor its history while making it beautifully livable today.

In its recent feature, Sarasota Magazine highlights what makes this property so compelling, from its thick white stucco walls, clay-tile roof, and arched openings to the original materials and details that continue to give the home its warmth and authenticity.

Located at 547 N. Shore Drive and currently offered at $2.7 million, the home reflects a style and level of craftsmanship that is becoming increasingly rare in Sarasota. It is a wonderful example of how a historic property can be carefully preserved, thoughtfully improved, and enjoyed for modern Florida living.

A Closer Look at This Historic Sarasota Home

Known as the Brody-Murrell House, the home was built in 1925 and still retains many of the details that give historic homes their lasting appeal. Sarasota Magazine notes features including original plaster walls and ceilings, a working wood-burning fireplace, solid wood panel doors, brass hardware, handcrafted molding, recessed nooks, and pecky cypress accents that speak to the home’s architectural heritage.

The current owners also completed a substantial renovation that added approximately 2,000 square feet of outdoor living space, including a pool, covered lanai, and a reimagined kitchen designed to connect the home’s historic interior with the ease of Florida indoor-outdoor living. Just as importantly, the owners worked closely with the historic preservation board to ensure the improvements remained in keeping with the character of the home.

That balance of preservation and livability is part of what makes this property stand out. It feels authentic, carefully cared for, and genuinely connected to Sarasota’s architectural past.

What Makes Sapphire Shores So Special

Sapphire Shores continues to attract buyers who appreciate homes with character, mature landscaping, and a strong sense of place. Located in Sarasota’s museum area near the bayfront and The Ringling, the neighborhood is known for its architectural variety, tree-lined streets, and collection of older homes that are increasingly difficult to replicate.

For buyers who want more than a newer home with a polished finish, Sapphire Shores offers something different: history, individuality, and long-term appeal in one of Sarasota’s most distinctive settings.

Why Homes Like This Benefit from Bev Murray’s Experience

Historic and architecturally significant homes require more than standard listing representation. Buyers and sellers often need insight into renovation quality, neighborhood positioning, flood and FEMA considerations, zoning, land value, and the long-term potential of a property. That is where Bev Murray brings a meaningful advantage.

Bev has worked in Sarasota real estate since 1999 and has been involved in more than $400 million in homes bought, sold, and built locally. As a BHHS Chairman’s Circle Diamond award recipient, she ranks among the top 1% of more than 50,000 Berkshire Hathaway HomeServices agents nationwide. Her work across luxury home sales, land evaluation, and building-related decision-making gives clients valuable perspective when navigating special properties like this one.

Backed by Berkshire Hathaway HomeServices Florida Realty, Bev combines local Sarasota experience with the reach and marketing support of one of the most established names in real estate. For distinctive homes in neighborhoods like Sapphire Shores, that combination matters.

Saravela is one of the more talked-about new luxury condominium developments planned for downtown Sarasota, and that interest isn’t just about size or location. Buyers are paying attention because Saravela approaches downtown living a little differently than most traditional condo buildings.

Located on North Tamiami Trail between Fourth and Fifth Streets, Saravela is designed for people who want to be part of downtown Sarasota’s energy—close to the bayfront, arts, and dining—while still having flexibility in how they use their home.
Saravela sits on the northern edge of downtown Sarasota, an area many buyers appreciate for its walkability without feeling overly congested. From here, it’s easy to walk to The Bay Park, the Sarasota Bayfront, galleries, theaters, and a growing mix of dining and everyday conveniences.

Just as important, the location connects quickly to U.S. 41. That can make a noticeable difference during season, especially for residents who split time between Sarasota and elsewhere or who frequently travel to Lido Key, St. Armands Circle, or the airport. It’s downtown living that still feels practical day to day.

Short Term Rental Flexibility at Saravela Sarasota

One of the reasons Saravela stands out is its planned approach to rentals. The project is designed to allow three-day minimum rentals, supported by a centrally managed, on-site rental program—something that remains uncommon among downtown Sarasota condominiums.

For owners, this structure is intended to offer flexibility without turning the building into a transient environment. Rentals are planned to be coordinated professionally rather than handled informally, which can help protect both the resident experience and the long-term operation of the building. Having worked through rental rules and association documents across many downtown Sarasota buildings, I always encourage buyers to confirm approvals and governing documents early so expectations are clear from the start.

Saravela Development Team and Building Overview

Saravela is being developed by GSP Development, with plans for two towers rising up to 19 stories. The project includes 282 condominium residences and 11 street-level townhomes, designed to integrate residential living with lifestyle-oriented amenities and street-level activity.

The broader project team includes Kimmich | Smith Architecture, ID & Design International for interior design, and Kimley-Horn overseeing landscape architecture and infrastructure. For buyers evaluating new construction, the experience of the team matters—especially on projects that blend residential, hospitality, and mixed-use elements at this scale.

Saravela Amenities Designed for Downtown Living

Rather than concentrating amenities in a single location, Saravela spreads them across multiple levels of the building. The goal is to support how people actually live—working remotely, entertaining friends, hosting family, and spending extended time in residence.

Plans include co-working and meeting spaces, multiple fitness and wellness areas, spa-style recovery features, social lounges, and outdoor gathering spaces. With multiple pools, rooftop areas, entertainment spaces, and family-friendly features, the emphasis is on creating a building that works just as well for everyday living as it does for hosting guests.

How Saravela Compares to Other Downtown Sarasota Condos

Many buyers considering Saravela are also looking at other downtown Sarasota condominiums, both new and established. While buildings can appear similar at first glance, the differences that matter most tend to show up later—in how rentals are handled, how amenities are managed, and what daily life feels like once a building is fully occupied.

I review these details with clients regularly, because on paper two buildings can look alike but live very differently once you own there. Comparing Saravela to other downtown options means looking beyond marketing materials to understand how each building aligns with real-world use and long-term goals.

Who Saravela May Appeal To

Saravela may be a good fit for second-home buyers who want flexibility, relocation buyers drawn to walkability and amenities, and owners interested in a managed rental option without committing to a purely tourist-oriented building.

It can also appeal to full-time residents who enjoy being close to the bayfront, arts venues, and Sarasota’s active cultural calendar, while still wanting a building designed for modern downtown living.

Key Considerations for Buying at Saravela

As with any pre-construction condominium purchase, the details matter just as much as the big picture. Construction timelines, specifications, association documents, rental policies, parking, storage, and monthly fees all influence the ownership experience.

After more than two decades working with buyers and developers in Sarasota, I’ve found that clarity upfront leads to better long-term outcomes—especially with downtown new construction. Taking the time to understand how a building is structured before committing can make all the difference later.

If you read my last post on why FEMA matters when remodeling a waterfront home instead of building new, this is the next piece of the puzzle. In Sarasota, “FEMA compliant” is only the starting point—because your project is ultimately reviewed under City of Sarasota or Sarasota County floodplain rules. Here’s who actually controls the decisions, and what that means for your waterfront remodel.

When buyers hear “FEMA compliant” in a Sarasota flood zone, they often assume that means a remodel is good to go. In Sarasota, that’s not always the case. FEMA sets the baseline for floodplain regulations, but the City of Sarasota and Sarasota County layer their own rules on top — and those local rules are what decide what you can actually build.

I often tell clients, “FEMA sets the floor, but Sarasota decides how high you have to climb.” If you’re thinking about remodeling a waterfront home instead of building new, that difference matters. This is a practical guide, not breaking news — it’s about how these rules actually play out when you’re trying to create your dream house on the water.

You need to know who controls waterfront remodel approvals in Sarasota

Two homes in the same FEMA flood zone can face different rules if one is in the City of Sarasota and the other is in Sarasota County. Elevation requirements, what you can enclose below base flood elevation, and how strictly the FEMA 50% rule is enforced can all vary.

That’s why I never rely on “my friend did this down the street” as a guide. Before we talk design, I want to know:

• Is this property in the City of Sarasota or Sarasota County
• How is that office currently handling substantial improvement and floodplain permit reviews

Those answers set the frame for everything that comes next.

How Sarasota tracks cumulative remodel costs for the FEMA 50% rule

FEMA talks about “substantial improvement” as a percentage of the structure’s value. Sarasota can go a step further and look at cumulative permitted work over a period of years.

If a home has already had permitted upgrades — like a previous addition, major window replacement, or structural work — that earlier work may be counted when you apply for the next remodel. A series of small projects can add up to one big project in the eyes of the floodplain office.

I’m very direct about this with buyers: “Phasing is a tool, not a loophole. You need to know how your jurisdiction counts the work before you rely on that strategy.”

A simple example: if the last owner already used 30% of the allowable improvement value on a big renovation, you may only have 20% “room” left before your project is treated as substantial improvement. That’s a very different conversation than starting from zero.

Why Sarasota often asks for more documentation than FEMA alone

On paper, a plan to “stay under 50% and refresh an older waterfront home” sounds simple. In reality, the city or county may ask for:

• A current elevation certificate
• A recent boundary and topographic survey
• Detailed cost estimates for the work
• Substantial improvement worksheets

None of that is unusual here. It just means your architect and builder need to be comfortable producing that level of detail so your plans don’t stall at the review desk during the floodplain permit review. The more complete and realistic your documentation is, the smoother the review usually goes.

How Sarasota reviews ground-level space below base flood elevation

FEMA allows non-habitable space below base flood elevation; Sarasota looks closely at how that space is enclosed, vented, and finished.

If you’re picturing extra bedrooms, a media room, or fully finished living space below the main elevated level, that’s usually a red flag. Storage, parking, hobby space, and outdoor living can still work very well in that zone, but they need to be designed to tolerate water and recover.

When I walk buyers through elevated homes, I try to reset expectations: “Think of the lower level as the support zone, not your primary living zone.” That mindset shift keeps you on the right side of both FEMA and local rules.

How height limits and zoning shape your view and design options

FEMA may push you to build higher; zoning and neighborhood rules set the ceiling on how far you can go.

You may not be able to build as tall or as glass-heavy as some of the inspiration homes you’ve seen in other markets, even if FEMA would allow more from a floodplain standpoint. Local height limits, setback rules, and neighborhood guidelines all shape how far you can “reach” for views.

The goal is to design something that works for both floodplain rules and the zoning envelope. A well-designed remodel takes both into account from the start, so you’re not chasing a view you can’t legally build to.

Why older homes are not a reliable blueprint for what’s allowed now

I hear this a lot: “The house next door did it years ago, so I should be able to as well.”

Maybe they did — under older standards. After major storms and flood map updates, Sarasota has tightened and standardized how it enforces floodplain rules. What slipped through in 2000 or 2005 may not pass today.

My job is to keep you focused on current expectations, not stories from decades ago. When we evaluate a property, we’re looking at today’s rules and today’s enforcement, not what someone “got away with” in the past.

How floodplain managers can help if you talk to them early

Floodplain managers in Sarasota are not just there to say yes or no. They interpret how FEMA guidance and local ordinances work together on real properties.

Some of the smoothest waterfront remodel projects I’ve seen started with a simple pre-application conversation: your architect, your builder, and the reviewer on the same page about how you plan to handle elevation, enclosures, and the FEMA 50% rule before full plans are submitted.

My approach is simple: “Let’s ask the question now instead of arguing about the answer later.” A short conversation up front can save weeks of revisions and frustration.

Why you need a team that actually works in Sarasota flood zones

Not every builder or designer who “does coastal work” is familiar with Sarasota’s version of floodplain enforcement. For waterfront remodels, I look for partners who:

• Have pulled permits in Sarasota flood zones recently
• Understand how Sarasota handles substantial improvement
• Have FEMA-aware or elevated projects in their portfolio

That local experience reduces surprises and helps avoid expensive redesigns mid-stream.

The questions to ask before you write an offer on a waterfront home you plan to remodel in Sarasota

If you’re considering buying an older waterfront home as an alternative to a vacant lot, I encourage a few questions before you commit:

• How has this jurisdiction handled similar waterfront remodels recently
• Do you see obvious conflicts between my wish list and current local flood rules
• Are we likely to be treated as substantial improvement if we do what I’m imagining

You don’t need a full set of plans at that point, but you do need honest feedback from the professionals who will be standing in front of the floodplain reviewer with you.

How stricter Sarasota flood rules can actually help you choose the right home

Once you understand how Sarasota layers its own floodplain rules on top of FEMA requirements, some homes clearly move into the “too low, too constrained, too expensive to fix” column.

That clarity is useful. It helps us stop chasing properties that will fight your vision at every step and focus on homes where elevation, structure, and lot conditions give you a realistic path forward.

In other words, local rules become a filter, not just a hurdle — and used that way, they can actually bring you closer to the right house, not further away from it.

Frequently Asked Questions About Sarasota Flood Rules and FEMA

Do I only need to worry about FEMA rules when remodeling a waterfront home in Sarasota?

No. FEMA sets the baseline, but the City of Sarasota and Sarasota County both have their own floodplain ordinances. Those local rules are what your plans are actually reviewed against, so “FEMA compliant” on paper doesn’t automatically mean “permit ready” here.

How can I tell if my property falls under the City of Sarasota or Sarasota County rules?

Start with the property address and tax record — your agent, title company, or the county property appraiser’s site can confirm the jurisdiction. This is one of the first things I look at for waterfront buyers, because the rules and enforcement style can be different on opposite sides of a jurisdiction line.

What does “stricter than FEMA” really mean in practice?

It can show up as higher required elevations, tighter limits on what you can enclose below base flood elevation, or more detailed documentation for substantial improvement. In short, the city or county can ask you to go beyond FEMA’s minimums to get a permit approved.

Can Sarasota track my remodel costs over time, not just one project?

In some cases, yes. Local floodplain managers may look at cumulative permitted work over a set period, not just a single remodel. That’s why phasing projects needs to be coordinated with your builder and confirmed with the building department up front, not treated as a workaround.

Why is everyone so strict about ground level space under elevated homes?

Because anything below base flood elevation is in the most vulnerable zone. Sarasota reviews that level very closely to keep it non-habitable: think parking, storage, hobby space, and outdoor living rather than bedrooms and media rooms. The goal is to design those areas so they can safely get wet and recover.

What should I ask before I write an offer on a home I plan to remodel?

You should know which flood zone the property is in, what the current base flood elevation is, whether recent elevation certificates and surveys exist, and how aggressively the local jurisdiction enforces substantial improvement. A short conversation with the right professionals before you offer can save months of stress later.

If you’ve been hunting for the perfect waterfront lot in Sarasota and keep coming up short, you’re not alone. Truly buildable waterfront land in Sarasota’s coastal neighborhoods is limited and often priced at a premium. That’s usually when the next idea kicks in: “If I can’t find the right waterfront lot in Sarasota, should I buy an older waterfront home and remodel it into what I really want?”

That can be a smart path to your “new house on the water” — but the moment you step into waterfront home remodeling in Sarasota, FEMA-based floodplain regulations, flood zones, elevation requirements, and the FEMA 50% rule all come into play. In waterfront remodeling, these regulations must be addressed from the outset. Missing them early can result in substantial mid-project changes that affect design, cost, and feasibility.

My goal here isn’t to turn you into a FEMA remodel regulations expert. It’s to help you understand why FEMA matters for waterfront remodeling in Sarasota, what decisions it affects, and what can go wrong if you don’t factor it in from the start — so you can decide whether remodeling a waterfront home is truly the right move.

Why FEMA Matters When You Remodel a Waterfront Home Instead of Building New

FEMA doesn’t care what your kitchen looks like, but it absolutely affects what’s possible structurally and financially in a Sarasota waterfront home. If the property sits in a Special Flood Hazard Area (zones like AE, VE, and others), the local building department is required to enforce FEMA-based floodplain rules. These rules are typically triggered when you:

Build new construction in a flood zone

Complete a large waterfront remodel that qualifies as a “substantial improvement”

Repair a waterfront home after major storm or flood damage

Once a project crosses certain value thresholds, the local jurisdiction may require the entire structure to be brought up to current flood standards — not just the portions being remodeled.

“The biggest mistake I see is buyers designing their dream waterfront remodel first and asking FEMA questions later. You want those conversations in the right order.”

For many Sarasota waterfront buyers, the decision isn’t simply remodel versus rebuild — it’s choosing between a smaller remodel that stays under FEMA thresholds and a larger structural project that behaves much more like new construction.

Understanding the FEMA 50 Percent Rule for Waterfront Remodels

Most waterfront buyers hear about the FEMA 50% rule at some point, and it can sound scarier than it needs to be. In plain language: if the value of your planned improvements reaches about half of what the existing structure is worth (excluding land), the project is generally treated as a substantial improvement.

That’s when full compliance with current flood standards usually comes into play — including elevation requirements, limitations on lower-level enclosures, and structural upgrades.

You don’t need the formula here. What you do need to know is:

There’s a clear line where a waterfront remodel stops being “cosmetic” in the eyes of Sarasota city or county officials

Crossing that line can be a positive step if you’re prepared for a more resilient, future-focused home

Staying under it only makes sense if the existing home truly works for you with limited changes

“If your goal is to stay under the FEMA 50% rule, we design one kind of project. If you’re open to going past it and doing a larger structural upgrade, that’s a very different conversation.”

Why an Elevation Certificate and Current Survey Are Essential

Before discussing finishes, layouts, or view corridors, two documents should come first for any Sarasota waterfront remodel:

A current boundary and topographic survey

A recent FEMA elevation certificate

The survey shows property lines, setbacks, easements, and existing improvements — ideally including spot elevations across the lot. The elevation certificate shows how the finished floor compares to base flood elevation.

Together, these documents influence nearly every major decision:

How high the structure may need to be elevated

Whether the remodel is likely to trigger substantial improvement requirements

How stairs, entries, and ground-level spaces can realistically function

How the finished home is likely to be rated by flood and hazard insurance providers

“Before we talk about finishes, we need to know exactly where the house sits in space. Once you have that clarity, the FEMA conversation becomes much less abstract.”

How Sarasota Floodplain Regulations Go Beyond FEMA

FEMA standards are only the starting point. Sarasota County and the City of Sarasota enforce local floodplain regulations that often exceed federal minimum requirements.

These additional rules can include:

Higher required elevations than FEMA baselines

Stricter limits on enclosed space below base flood elevation

More detailed documentation when projects approach substantial improvement thresholds

As a result, a project that appears “FEMA compliant” elsewhere may still require adjustments to be permitted in Sarasota.

Common Problems When FEMA Is Not Addressed Early

Most issues in waterfront remodeling arise from timing rather than intent. Common problems include:

Budget surprises caused by late flood-compliance requirements

Permit delays or redesigns triggered by floodplain review

Insurance uncertainty when elevation targets aren’t met

Loss of usable lower-level space due to enclosure restrictions

Addressing FEMA considerations early allows the project to be clearly defined — either as a controlled remodel or a larger, fully compliant structural upgrade.

When a FEMA-Aware Waterfront Remodel Makes Sense

A waterfront remodel in Sarasota is usually a good fit when:

The existing structure is close to current elevation requirements

The floor plan has strong fundamentals

The desired scope improves the home without completely reinventing it

It may be time to consider elevation or rebuilding when:

The home sits well below current flood standards

Insurance costs already feel disproportionate

The layout fails to capitalize on views, light, or lot orientation

In some cases, walking away from a waterfront property is the smartest long-term decision.

How I Help Buyers Navigate FEMA and Waterfront Remodeling

When buyers shift from searching for a Sarasota waterfront lot to considering a waterfront remodel, we begin with fundamentals:

Flood zone classification

Finished floor elevation relative to base flood elevation

Desired scope of renovation

Comfort level with FEMA substantial improvement thresholds

With those answers, it becomes far easier to determine whether a property is worth pursuing and what kind of remodel is realistic.

Final Thoughts on Waterfront Remodeling in Sarasota

If you’re unable to find the right waterfront lot in Sarasota, a FEMA-aware remodel of an existing home can be a practical and rewarding path. Understanding floodplain regulations early helps ensure your project balances design goals, regulatory requirements, and long-term value.

When FEMA guidelines, local Sarasota rules, and smart planning align, the result is a waterfront home that works beautifully — both as a place to live and as a long-term investment. If you’re considering a waterfront remodel or rebuild and want to understand how FEMA may affect your options, I’m always happy to talk through specific properties and scenarios before you commit.

Frequently Asked Questions About FEMA and Remodeling Instead of Building New

Do FEMA rules apply to every remodel in a flood zone?

Not automatically. FEMA’s floodplain rules usually “switch on” when your project is considered a substantial improvement or when you’re repairing substantial damage. Local officials compare the cost of your proposed work to the current market value of the structure (not the land). If the work hits certain thresholds, the home may have to be brought up to current flood standards.

What is the FEMA 50 percent rule in simple terms?

In many coastal communities, if the total cost of your remodel (labor, materials, contractor overhead and profit) is 50% or more of the building’s market value, FEMA considers it a substantial improvement. At that point the entire structure must typically meet current floodplain requirements, which can include elevating the lowest floor above the base flood elevation and making changes to anything below that level.

Who decides whether my project counts as a substantial improvement?

It’s not your contractor or insurance company; it’s your local building or floodplain management department. They review your detailed cost estimates, determine (or verify) the market value of the structure, and decide whether your project crosses the threshold. Many communities use FEMA’s guidance documents and the NFIP Floodplain Management Requirements as the basis for those reviews.

How is the building’s “market value” calculated for FEMA purposes?

Local officials can use several methods: a professional appraisal, adjusted tax-assessed value, or another accepted valuation that reflects the structure only (land is excluded). The goal is to get a realistic, pre-project value of the existing building. Owner opinions or “what I paid for it” don’t control the calculation.

Can I phase the remodel over time to stay under the 50 percent rule?

Sometimes, but not always. Some jurisdictions track cumulative improvements over a set number of years, so several smaller permits can still add up to substantial improvement. Others evaluate each permitted project on its own. The only safe approach is to ask your local floodplain administrator how they handle cumulative work before you assume phasing is a workaround.

Why is an elevation certificate so important before I design a remodel?

An Elevation Certificate shows how your existing finished floor and surrounding grades compare to the base flood elevation for your property. That drives almost every FEMA-related decision: whether you’re already high enough, how much elevation work might be required, how you can use ground-level space, and how insurers will view the finished home. You (or your surveyor) use FEMA’s standard Elevation Certificate form to document this.

Are Sarasota’s rules just FEMA rules, or are they stricter?

Sarasota County and the City of Sarasota both participate in the National Flood Insurance Program and have their own floodplain ordinances that must meet or exceed FEMA’s minimums. In practice, that often means higher freeboard (extra elevation above the base flood level), tighter rules for enclosed areas below elevated floors, and specific documentation requirements for substantial improvement and damage. So “FEMA compliant” does not always equal “permit ready” in Sarasota.

If my remodel triggers FEMA compliance, does that mean I shouldn’t do it?

Not necessarily. It means you need to treat the project more like major reconstruction than a light cosmetic update. In some cases, elevating or re-framing portions of the home creates a much safer, more insurable, and more marketable property—essentially giving you “new construction” performance in a neighborhood where lots are scarce. The key is to understand the costs and design implications before you commit.

Can a FEMA-aware remodel actually help resale value?

Yes. Buyers, inspectors, lenders, and insurers are all paying much closer attention to elevation, flood-resistant construction, and how work was permitted. A home that clearly meets or exceeds current standards—and has documentation to prove it—often has a larger buyer pool and smoother insurance and lending conversations than a similar home that only “looks updated.”

If you’re considering a move to Sarasota from Illinois, New York, New Jersey, Canada, or the UK, University Park is often the community that checks every box: beautifully landscaped neighborhoods, a welcoming gated environment, and a lifestyle that appeals to both luxury homebuyers and seasonal residents seeking dependable sunshine. Among Sarasota’s many gated golf communities, few are as established and consistently appealing as University Park.

Over the past 25 years, Bev Murray has helped hundreds of relocating buyers compare Sarasota’s luxury neighborhoods and choose the right fit. Her boutique, concierge-style approach — supported by her experience in residential construction and development — gives newcomers a clear, practical sense of long-term value during one of life’s biggest transitions.

What daily life looks like when you move to University Park

For most relocation buyers, the contrast between Sarasota and their previous lifestyle feels immediate. Instead of navigating long commutes, icy roads, or seasonal shutdowns, mornings often begin with a walk under University Park’s shaded tree canopy, a bike ride along quiet streets, or coffee on a lanai overlooking a lake or preserve.

Buyers relocating from Chicago, Westchester, Long Island, Toronto, or London frequently tell Bev that University Park is the first place they’ve lived where daily life feels calm, warm, and balanced. With UTC, Whole Foods, Benderson Park, and I-75 just minutes away, errands that used to require planning suddenly become quick and simple. Evenings outdoors replace long winters indoors — a shift she hears clients describe again and again.

Why new residents settle into University Park quickly

One of the biggest questions for anyone relocating is whether they’ll feel connected in a new setting. University Park makes that transition surprisingly easy. Many residents arrived from the Northeast, Midwest, Canada, or the UK, which creates a natural sense of shared experience.

The University Park Country Club acts as the community’s social center. Golf leagues, tennis and pickleball mixers, fitness classes, wine dinners, and year-round events give newcomers plenty of ways to meet neighbors. Clients often say they felt welcomed even before moving day thanks to Bev’s introductions and thoughtful guidance — a theme echoed in reviews describing her as warm, patient, and a steady source of support.

How northern buyers experience Sarasota’s cost of living

When relocating from Illinois, New York, or other high-cost states, buyers naturally compare expenses — and most are pleasantly surprised. Florida’s no state income tax is a major benefit for both professionals and retirees. Property taxes in University Park are often lower than in Cook County, Westchester, or Long Island, and homestead exemptions further reduce costs for full-time residents.

Bev walks buyers through the details that can feel unfamiliar at first: insurance factors like roof age and wind mitigation, HOA responsibilities, and how Florida utilities differ from Northern systems. Many clients say her clear, steady guidance helped them feel confident about the financial side of their move. For most, overall costs become not just manageable, but pleasantly predictable.

Why University Park homes fit what northern buyers are searching for

Northern buyers — especially those from Chicago, New York, Toronto, and London — tend to gravitate toward homes that feel well-built, open, and private. University Park delivers exactly that. Tile roofs, light-filled floor plans, generous garages, and expansive lanais designed for true indoor-outdoor living are common across the community.

Bev’s construction background allows her to help buyers evaluate the elements that matter in Florida: roof types, lanai engineering, long-term maintenance, and renovation potential. Clients often share that this perspective was invaluable during virtual showings or short visits to Sarasota when decisions had to be made quickly.

The Sarasota conveniences residents love about University Park living

University Park offers one of the best combinations of privacy and convenience in the region:

7 minutes to University Town Center

10–12 minutes to Whole Foods

10 minutes to Benderson Park

5–7 minutes to I-75

20 minutes to downtown Sarasota

25–30 minutes to Lido or Siesta Beach

Remote professionals appreciate the easy access to SRQ Airport and Tampa International Airport, which makes hybrid or travel-heavy careers fully workable from Sarasota.

Having lived and worked here since 1999, Bev has watched this part of Sarasota evolve into one of Florida’s most desirable corridors — yet University Park has maintained its calm, beautifully maintained character.

What out-of-state buyers should know about purchasing in Sarasota

The Florida buying process differs from what many buyers know in Illinois, New York, the UK, or Canada. Bev’s long experience with relocation clients helps simplify each step — from understanding insurance and inspections to evaluating flood zones and HOA structures.

For those considering future updates or custom building, her construction experience provides added clarity on what’s feasible and what will add the most long-term value. Clients describe her as a calm, knowledgeable partner who keeps the process organized and predictable, especially when they’re purchasing from out of state or viewing homes remotely.

A University Park home that’s ideal for relocators and seasonal residents

Many relocation buyers and seasonal residents want a home that allows them to enjoy Sarasota immediately — with water views, a spacious lanai, and a layout suited for hosting friends and family. One of our newest University Park listings reflects these priorities beautifully.

View the full property details here

Who chooses to live in University Park and why

In her 25 years serving Sarasota’s luxury market, Bev has seen University Park consistently appeal to:

Relocators seeking a welcoming, well-managed gated community

Remote workers who value easy access to amenities

Snowbirds seeking an effortless winter home

Retirees prioritizing beauty, walkability, and club activities

Buyers planning a future move to Sarasota waterfront or a custom build

These residents appreciate refined living without pretension and amenities that elevate everyday life — qualities University Park delivers reliably year after year.

Why University Park buyers and sellers rely on Bev Murray

Bev’s long-standing experience in the Sarasota market, combined with her background in construction and development, gives buyers and sellers clear, practical guidance rooted in decades of local knowledge. Her clients often describe her as responsive, strategic, and genuinely invested in their goals — important qualities for anyone navigating a relocation or representing a home from afar.

As part of Berkshire Hathaway HomeServices, Bev pairs boutique, personalized service with the confidence of a globally respected brand. BHHS’s world-class marketing infrastructure provides exposure across more than 1,000 real estate websites, while her one-on-one approach ensures each client receives attentive, individualized support.

Planning a move to Sarasota or a seasonal home in University Park

Whether you’re considering Sarasota as a full relocation, a winter retreat, or a long-term investment, Bev’s 25 years of local insight — paired with thoughtful, concierge-style service — helps make the transition smooth and enjoyable. Clients often remark that they felt “supported from the first conversation to closing,” which is exactly the experience Bev aims to provide.

Set on a 0.41-acre parcel with lush landscaping and dramatic water views, 8108 Collingwood Ct represents one of the most compelling opportunities in University Park Country Club. This 3,139 sq. ft. John Cannon home, built in 1998, offers 3 bedrooms, 3 baths plus den, a 3-car side-return garage, and what may be the best west-facing lake and golf course views in the entire community.

Fastidiously maintained and beautifully updated, the home blends single-story convenience with timeless craftsmanship, abundant natural light, and outdoor living spaces designed to capture Sarasota’s unforgettable sunsets.

This guided tour mirrors the flow of an actual showing, moving from exterior to interior, room by room, with notes for where your photos will appear.

The kitchen was remodeled in 2018 with sleek granite countertops and a fresh, functional layout. Appliances were all updated in the past couple of years with Thermador and Wolf fixtures, offering both reliability and performance. Multiple windows and openings invite natural light into the space and keep the kitchen visually connected to the home’s main living and outdoor areas.

Breakfast Nook with Lake and Golf Views

Architectural detail meets everyday comfort.

The living area offers a comfortable balance of architecture and ease. The coral-stone fireplace and built-in shelving add character, while high ceilings and a neutral palette keep the room bright and adaptable to a range of furnishing styles. Natural light and the rear exposure remain the focal points.

The terrace becomes a seamless extension of the interiors.

Pocket sliders expand the living area directly onto the screened terrace, creating a smooth indoor–outdoor connection that suits Sarasota’s climate perfectly. Whether entertaining a group or enjoying a quiet evening at home, this openness is one of the property’s standout features.

Primary Suite with Pool and Lake Views

Spacious Primary Bath with Quartz Cabinetry

Millwork & Details: Hallway in the Guest Wing

Lakefront Lifestyle in University Park

With more than 30 luxury lifestyle amenities, private Hyatt Centric access, and a waterfront location between The Bay Park and The Quay Sarasota, 1000 Boulevard of the Arts is quickly becoming one of the most talked-about new developments downtown. For buyers who want a home that feels effortless—where wellness, connection, and comfort are part of the everyday experience—this is the Sarasota condo offering one of the widest ranges of amenities in a single place.

After more than two decades helping buyers explore Sarasota’s waterfront communities, Bev Murray—ranked in the top 0.5% of 50,000+ Berkshire Hathaway HomeServices agents nationwide—shares:

This condominium really brings everything together. The amenities aren’t just impressive—they’re thoughtfully designed for how people want to live today.

With more than $400 million in Sarasota real estate bought, sold, and built, and deep expertise in construction and waterfront development, Bev understands the details that set a truly full-service building apart.

If your search revolves around finding the best amenity-rich condo in Sarasota, this guide will help you understand exactly what makes 1000 Boulevard of the Arts stand out.

Inside Sarasota’s Most Amenity-Rich New Condo

What Makes 1000 Boulevard of the Arts Stand Out for Amenities

Today’s Sarasota buyers want more than a beautiful view—they’re looking for a setting that supports everyday living. Between its resort-inspired outdoor spaces, warm social areas, co-working lounges, and access to Hyatt hospitality, this building offers a level of daily comfort that’s hard to match.

Before we explore each amenity in detail, here’s a snapshot of what residents can expect.

At a Glance Sarasota’s Most Comprehensive Condo Amenities

More than 30 indoor and outdoor lifestyle amenities

Elevated pool deck with panoramic Sarasota Bay views

Fitness center, movement studio, co-working lounges, and social spaces

Private dining room, Club Room, cocktail terrace, and gathering areas

24/7 concierge and secure access

Direct Hyatt Centric connection with guest suites and dining

Walkability to The Bay Park, The Quay, and Sarasota’s cultural district

This overview immediately answers what many buyers want to know: does this condo truly offer some of the most extensive amenities in Sarasota? For many buyers, the answer is yes.

Why This Sarasota Waterfront Condo Offers the Most Amenities

Many Sarasota condos offer a pool or a fitness room, but few go further. Here, the lifestyle experience includes resort-level outdoor environments, dedicated wellness rooms, multiple entertainment spaces, thoughtful pet amenities, and a built-in connection to Hyatt hospitality.

As someone who works closely with waterfront construction and FEMA-regulated building practices, Bev often evaluates how these features fit into a building’s overall function and long-term value. In this case, the amenity offering enhances both ease of living and resale potential.

Amenity Highlights at 1000 Boulevard of the Arts

It’s clear the developers understood how important pets are to Sarasota residents.

Palmer Oaks offers the kind of Sarasota lifestyle so many of my clients fall in love with — gated comfort, low-maintenance homes, and a location close to everything. Tucked inside the Palmer Ranch master-planned community, it combines privacy, convenience, and long-term value in one of Sarasota’s most established residential areas.

As a Broker-Associate with Berkshire Hathaway HomeServices Florida Realty, and among the top half of one percent of agents nationwide, I’ve helped many families and seasonal residents discover the ease of life in Palmer Ranch — and Palmer Oaks is one of its most appealing enclaves.

Mediterranean-Inspired Homes That Capture Sarasota’s Character

Palmer Oaks reflects Sarasota’s modern Mediterranean style — tiled roofs, stucco exteriors, and warm, welcoming colors that complement our coastal light. Built between 2007 and 2014, these homes were designed for easy living, with open layouts and screened lanais that connect effortlessly to the outdoors.

Having worked closely with builders through our sister company, Murray Homes, I always notice the details that stand the test of time — solid construction, smart design, and durable finishes that handle Florida’s sun and humidity beautifully.

Why So Many Sarasota Buyers Choose Maintenance-Free Living

One of the top requests I hear from clients — especially retirees and those relocating — is for a maintenance-free lifestyle. In Palmer Oaks, the homeowners’ association handles lawn care, exterior upkeep, and shared spaces. That means more time for the beach, golf, or travel — and less time spent on maintenance. Seasonal residents especially value the peace of mind that comes with a lock-and-leave home.

“It’s such a relief to simply lock the door, travel north for the summer, and come back to everything perfectly maintained.”

Modern Construction and Energy Efficiency You Can Feel

Homes in Palmer Oaks meet newer Florida building codes and energy standards. You’ll find hurricane-rated windows, improved insulation, and efficient systems that keep monthly costs reasonable. Some even include smart-home technology for added comfort and convenience.

Because I’ve guided clients through both resale and new construction, I help buyers understand how these features impact comfort, insurance, and long-term value — especially compared with older homes in nearby areas.

Why Palmer Ranch Continues to Be One of Sarasota’s Most Loved Communities

Palmer Ranch has earned its reputation as one of Sarasota’s most desirable master-planned communities. It’s clean, well maintained, and ideally located near major routes. From Palmer Oaks, you can reach Siesta Key Beach, downtown Sarasota, or Lakewood Ranch in minutes.

While new gated neighborhoods in South Sarasota like Wellen Park are still taking shape, they simply can’t replicate the stability, lush surroundings, and welcoming feel of an established community like Palmer Oaks.

Outdoor Living and Recreation Close to Home

Palmer Oaks offers easy access to Sarasota’s outdoor lifestyle. The Legacy Trail is right nearby — perfect for biking, jogging, or evening strolls — and you’re just a short drive from Siesta Key and Venice Beach.

Golfers appreciate nearby TPC Prestancia, while fitness and tennis enthusiasts enjoy the Sarasota Sports Club, both within Palmer Ranch. These nearby amenities make Palmer Oaks a well-rounded choice — outdoor recreation without giving up everyday convenience.

Everyday Convenience in Central Sarasota

Palmer Oaks is close to everything you need — shopping, dining, healthcare, and entertainment. Costco, The Landings, Sarasota Pavilion, and several Publix stores are minutes away, and Sarasota Memorial Hospital is within easy reach.

For those moving from larger metro areas, this balance of convenience and calm is often what seals the deal.

Strong Resale Performance in Sarasota’s Gated Communities

Across Sarasota, gated communities tend to hold their value, and Palmer Oaks is no exception. The combination of security, managed upkeep, and newer construction continues to attract strong buyer demand.

I’ve watched Palmer Ranch neighborhoods remain steady through changing markets, and Palmer Oaks has consistently performed well — a reassuring sign for both buyers and long-term owners.

Investment Potential in Palmer Oaks and Palmer Ranch

Palmer Oaks also appeals to investors seeking a low-maintenance property with strong rental demand. Snowbirds and professionals alike appreciate the location, while the community’s design helps properties stay in excellent condition year-round.

Through Berkshire Hathaway HomeServices Florida Realty, I market listings across 1,000+ websites — including Realtor.com, Zillow, and The Wall Street Journal — giving every home maximum exposure to qualified buyers and renters.

East-of-Trail Living: Modern Homes with Easy Access

While West-of-Trail neighborhoods have charm, Palmer Ranch’s East-of-Trail communities like Palmer Oaks offer newer homes, modern infrastructure, and easier access to major routes. It’s the ideal blend of today’s lifestyle and tomorrow’s value growth.

If You’re Looking for Lifestyle and Convenience, Consider Palmer Oaks

Palmer Oaks continues to stand out as one of Palmer Ranch’s most balanced and welcoming neighborhoods — secure, beautifully maintained, and conveniently located. With Mediterranean-inspired architecture, a maintenance-free lifestyle, and proximity to everything that makes Sarasota special, it’s easy to see why buyers are drawn here.

If you’re considering buying or selling a home in Palmer Oaks, I’d love to help you explore what makes this community so special and share the latest market insights.

Subscribe to my Sarasota Real Estate Newsletter for local updates, market trends, and new listings — or contact me directly for a personal consultation.

Just south of Sarasota, North Port, Florida is quickly becoming one of the Gulf Coast’s most desirable areas for homebuyers seeking value, space, and lifestyle. For Sarasota buyers accustomed to coastal living but ready for more room to grow, North Port real estate offers an ideal blend of suburban calm and modern convenience.

With a growing range of amenities, family-friendly neighborhoods, and quality new construction homes, North Port represents a smart opportunity to own in one of Florida’s most promising communities.

Why Sarasota Homebuyers Are Discovering North Port FL Real Estate

An emerging city offering more home, more lifestyle, and more opportunity within easy reach of Sarasota.

Over the past decade, North Port has evolved from a quiet bedroom community into one of the fastest-growing cities in Southwest Florida. Its location—just 30 minutes south of Sarasota via I-75—lets buyers enjoy affordable North Port homes for sale while staying close to beaches, shopping, and Sarasota’s cultural life.

Many Sarasota residents are expanding their search southward for new construction homes with larger lots, modern layouts, and room for family and guests. With median home prices still well below Sarasota’s, North Port provides exceptional value without compromising lifestyle.

North Port’s Growth Brings New Schools, Hospitals, and Opportunity

Major investments—from Price Boulevard improvements to Sarasota Memorial Hospital’s new campus—are fueling the city’s rapid rise.

North Port’s government and private sector are investing heavily in infrastructure, education, and healthcare. The Price Boulevard Widening Project is expanding one of the city’s key corridors to support continued growth.

A new $450-million Sarasota Memorial Hospital campus is under construction on North Sumter Boulevard, bringing top-tier medical care directly to North Port residents.

Families benefit from excellent schools including Imagine School, Suncoast Technical College, and the nearby State College of Florida Venice/North Port campus, offering education and career training close to home.

With steady business expansion and light industry growth, North Port is attracting new employers while maintaining its small-city character.

Active Florida Living in North Port: Sports, Parks, and Year-Round Recreation

From youth soccer to Braves spring training baseball and freshwater canals, North Port offers an unmatched outdoor lifestyle.

Families are drawn to North Port’s youth athletics programs, especially soccer, baseball, and swimming. Baseball fans love CoolToday Park, the Spring Training home of the Atlanta Braves, which also hosts concerts and community events. The on-site Tomahawk Tiki Bar & Grill makes it a favorite local gathering spot year-round.

Nature lovers enjoy miles of freshwater canals for kayaking and fishing, plus scenic preserves and trails. Nearby Warm Mineral Springs Park offers a relaxing natural retreat known for its therapeutic waters.

Dining, Shopping, and Everyday Convenience in North Port Florida

Explore local restaurants, shops, and nearby Wellen Park Town Center, everything today’s homebuyers want close to home.

North Port’s restaurant and retail scene has expanded rapidly. Residents can choose from fresh seafood, sushi, family-style eateries, and local pubs.

Shopping options combine convenience and charm, from boutique stores to major retailers, and nearby Wellen Park Town Center adds a walkable mix of shops, cafés, and entertainment. This growing lifestyle infrastructure is one reason North Port homes for sale appeal so strongly to Sarasota-area buyers.

North Port Homes for Sale Offer Space, Privacy, and Smart Value

Build new, buy ready, or invest early—North Port’s growing neighborhoods provide room to grow and long-term potential.

With its mix of newly built homes, vacant lots, and established neighborhoods, North Port offers flexibility for every type of buyer. Many areas feature spacious, non-deed-restricted lots surrounded by greenery—ideal for families or anyone seeking privacy and elbow room.

Compared with Sarasota and Venice, North Port FL real estate remains more attainable while offering excellent appreciation potential as the city expands. For buyers seeking a balance of comfort, affordability, and convenience, North Port stands out as one of Southwest Florida’s most compelling markets.

Thinking about building your dream home in Florida? As a Certified Luxury Home Marketing Specialist®, BHHS Luxury Collection Specialist, and one of the top 0.5% of Berkshire Hathaway HomeServices agents nationwide, I’ve guided many clients through the process of buying land and building luxury homes in Sarasota, Venice, and Manatee County. With more than $400 million in real estate bought, sold, and built, I understand what it takes to move from a vacant lot to a finished residence.

Before you break ground, there are several essentials you should know. Florida’s unique climate, regulations, and waterfront opportunities make the building process different from anywhere else. From zoning rules and environmental surveys to flood insurance, construction costs, and builder selection, planning ahead helps you avoid costly surprises.

This guide walks through the most important factors to consider — with real-world examples, including my listing at 9045 Caloosa Dr, a two-acre canal-front property on the Myakka River that demonstrates what a well-prepared lot looks like.

How Zoning and Permits Work in Florida

Every lot in Florida comes with zoning rules that determine:

What you can build

How tall the structure can be

How close you can build to property lines

Zoning also dictates whether the land is residential, agricultural, or mixed-use.

In Sarasota and Manatee counties, zoning varies widely between neighborhoods like Lakewood Ranch, Palmer Ranch, and barrier islands such as Siesta Key and Longboat Key. Before purchasing, check with the county planning office and review any neighborhood association restrictions.

This Myakka River lot is zoned RE1, with an active single-family permit already in place — meaning the groundwork has been completed for you.

Do You Need an Environmental Survey Before Building?

Florida’s natural beauty comes with environmental responsibilities. Wetland protection, tree surveys, and wildlife assessments can all affect your building plans. That’s why a professional environmental survey is an essential step before breaking ground.

In this case, the property comes with a clean environmental survey, removing one of the biggest uncertainties buyers often face.

How Flood Zones and Insurance Affect Building in Florida

Insurance is often the piece of the puzzle that catches buyers off guard. Between hurricanes, flood zones, and rising premiums statewide, it’s something you need to factor in early.

The biggest issues are tied to:

Elevation

Wind mitigation

The age of key systems (like roofs) once the home is built

One Sarasota builder I collaborate with explains it this way: “Investing in elevation and hurricane-rated features upfront can save thousands in insurance premiums over the life of the home.”

The good news? Planning ahead makes a real difference. Choosing a lot that has already been elevated — like 9045 Caloosa Dr, raised to a 12-foot pad — puts you at an advantage. Building with Florida’s hurricane codes, impact windows, and wind-mitigation standards also helps control costs and improves resilience.

I always recommend connecting with an insurance broker early. They can run scenarios so you understand what premiums might look like for the location and home you’re planning.

How Much Does It Cost to Build a Luxury Home in Florida?

The cost to build a custom luxury home in Sarasota or Venice often begins around $500 per square foot and can exceed $1,000 per square foot, especially for waterfront residences with:

Architectural complexity

Imported materials

Resort-style outdoor living spaces

Site preparation is another area where costs escalate quickly. Clearing land, importing fill, compacting soil, running utilities, and preparing driveways can represent a six-figure investment before the first wall goes up.

That’s why 9045 Caloosa Dr stands out. The seller has already invested in major site preparation, including a raised 12-foot pad, compacted soil, utilities, and drainage — improvements that save substantial money and shorten the build timeline.

Location and Lifestyle: How Surroundings Affect Long-Term Value

Beyond the physical lot, location is everything. Consider:

Convenience to schools, shopping, and healthcare

Lifestyle perks like boating, beaches, and parks

Future resale value and how buyers will view the property

This Myakka River parcel strikes a great balance: serene and private, yet minutes from Wellen Park and future road expansion that will improve access to Gulf beaches. Waterfront canal access adds lifestyle appeal for both nature lovers and boating enthusiasts.

Waterfront vs. Inland: Which Florida Lot Is Right for You?

Waterfront lots command higher prices and unique lifestyle benefits, but they also require additional diligence. Considerations include:

Shoreline permitting

Seawall maintenance

Stricter building codes

Inland properties may be simpler to develop, but they don’t deliver the same boating access or long-term resale value.

With this parcel, you’re getting canal frontage leading to the Myakka River — a rare opportunity combining natural privacy with boating convenience.

How to Choose the Right Builder for a Florida Home

The final piece of the puzzle is selecting a builder who understands Florida construction. Look for experience with:

Hurricane-rated materials

FEMA codes and flood elevation

Local permitting processes

Energy-efficient design for Florida’s climate

One client put it best: “Working with Bev was a five-star white glove experience from start to finish. Her professionalism, responsiveness, and market expertise cannot be beat.”

In Sarasota and Venice, I often connect clients with Murray Homes, Sarasota’s premier luxury waterfront builder. From soil elevation and clean environmental reports to utilities and permitting, this lot is essentially ready to build.

For buyers dreaming of creating a Florida home, it offers the rare combination of natural beauty, thoughtful preparation, and long-term potential.

How My Experience Helps You Build With Confidence

One advantage I bring to clients is my close connection to the building side of real estate. Through my work with Murray Homes, Sarasota’s premier luxury waterfront builder, I’ve been directly involved in more than $400 million worth of real estate bought, sold, and built in this area.

I know the questions to ask — from zoning and flood elevation to utility access and soil stability.
FAQs: Building a Home in Florida

What permits do I need to build a home in Florida?

In Florida, you’ll need a building permit from the county or city where your lot is located. Depending on the property, you may also need zoning approval, environmental clearance, and FEMA elevation certification.
Pro Tip: In Sarasota and Manatee counties, always check if the community has additional HOA or architectural review requirements.

Do I need an environmental survey before building?

Yes. An environmental survey identifies wetlands, protected trees, or wildlife habitats that could restrict your build. Skipping this step can delay your project or limit what you can build.
Contractor Insight: Local builders often recommend ordering a tree and soil stability survey at the same time to save time and money.

How much does it cost to build a custom home in Sarasota or Venice?

Luxury custom homes typically start at $500 per square foot and can exceed $1,000 per square foot, depending on design, finishes, and whether the home is waterfront.
Pro Tip: Don’t forget site preparation — fill dirt, utilities, and driveways can add six figures before vertical construction begins.

How do flood zones affect building in Florida?

Flood zones directly impact both design and insurance costs.
If you’ve been wondering whether now is the right time to make a move in Sarasota, the answer is: opportunities abound. After years of bidding wars and lightning-fast sales, the market in 2025 has shifted from an overheated seller’s market into a more balanced environment. Buyers finally have room to breathe, compare options, and negotiate favorable terms, while sellers who prepare and price strategically can still achieve excellent outcomes.

As one of the top 0.5% of Berkshire Hathaway HomeServices agents nationwide, with over $400 million in transactions, Bev has helped Sarasota families navigate markets of every kind. Today’s conditions require a thoughtful approach—but they also open doors for both downsizers and upsizers alike.

Why the Market Has Shifted

In recent years, Sarasota real estate moved at a dizzying pace. Homes sold within days, often above asking price, and buyers had little room for negotiation. In 2025, things look different:
• More homes are available on the market, giving buyers real choice.
• Negotiation has returned, allowing for favorable terms on both sides.
• Homes take longer to sell, which rewards sellers who price competitively and present their property well.
• Broader economic factors such as new tariffs and global uncertainty have added a layer of caution for some buyers and investors, creating a steadier pace in the local market.

For buyers, that means less stress and more opportunity. For sellers, it means focusing on quality preparation and partnering with an experienced agent to position your home effectively.

Why Sarasota Homeowners Are Downsizing

Downsizing is often motivated by lifestyle changes—empty nesters, retirees, or simply those ready for a lower-maintenance lifestyle. Sarasota offers a wealth of attractive downsizing options, from modern condos on Lido Key to maintenance-free villas in Lakewood Ranch.

• Longtime homeowners still hold significant equity, built up during more than a decade of appreciation.
• Selling a larger home and moving into a smaller property can unlock cash for travel, investments, or family.
• With more inventory available, downsizers can take the time to choose the right fit rather than feeling rushed.

Bev’s tip: Focus on making your home move-in ready. Kitchens, bathrooms, and curb appeal upgrades help downsizers maximize returns, even in a more balanced market.

Why Others Are Upsizing

On the other end of the spectrum, many Sarasota families are looking to upsize. Whether it’s growing households, a need for home offices, or the dream of waterfront living, upsizing remains a strong motivator.

• More homes are available across neighborhoods like Lakewood Ranch, Palmer Ranch, and Bird Key.
• Buyers face less competition, with fewer bidding wars than in recent years.
• Negotiation opportunities mean families can stretch their dollar further—perhaps affording an extra bedroom, outdoor space, or waterfront access that felt out of reach before.

Bev’s tip: Target neighborhoods with strong long-term value, such as Siesta Key, Bird Key, or The Oaks. Even as the market shifts, these locations remain highly desirable for lifestyle and investment potential.

Neighborhood Highlights in 2025

• Lakewood Ranch: Popular with families, this master-planned community offers newer construction, excellent schools, and a strong sense of community. Homes range from moderately sized single-family residences to expansive estates. Current conditions provide more inventory and time to find the right fit.
• Siesta Key: Known for its world-famous beach, Siesta Key offers a mix of property types. While its character is primarily single-family homes—including both large waterfront estates and smaller older homes ripe for renovation—there are also several condo options for those seeking low-maintenance living.
• Longboat Key: A barrier island that balances luxury estates with an abundance of condominium options. Buyers can choose between grand bayfront or Gulf-front estates, or take advantage of the many condo communities that provide a more maintenance-free lifestyle.
• Indian Beach/Sapphire Shores (Museum Area): Along the bayfront you’ll find historic and modern estate homes, while just inland the neighborhood shifts into an eclectic mix of charmingly restored homes and older properties ideal for renovation. Its cultural proximity to downtown makes it appealing to both upsizers and downsizers.
• Palmer Ranch: A large master-planned, gated community comprised of many smaller subdivisions. While primarily known for its single-family homes, Palmer Ranch also offers some condos and villas. Its maintenance-free and gated community living appeals to those seeking convenience and security.
• The Oaks: An exclusive, golf-oriented gated community featuring luxury estates and well-appointed single-family homes. The Oaks offers ample space for those upsizing, while also providing a strong sense of community for those downsizing into a lifestyle-focused neighborhood.

Strategic Advice for Downsizers

• Price Realistically
Today’s buyers are informed and cautious. A well-priced home generates interest faster than one that lingers on the market.

• Stage Smartly
Focus on the updates that matter most: clean finishes, refreshed kitchens, and neutral colors. These help buyers envision themselves in the home.

• Highlight Lifestyle Benefits
When marketing, emphasize what makes your property unique—proximity to beaches, walkability to downtown, or outdoor living spaces.

Strategic Advice for Upsizers

• Negotiate with Confidence
Sellers are more open to negotiation on price, closing costs, or repairs. This can give buyers more room to tailor the deal.

• Think Long-Term
Upsizing is not only about square footage but about lifestyle. Consider neighborhoods that will retain value—waterfront communities, established gated neighborhoods, or walkable areas near Sarasota’s cultural core.

• Be Patient, But Prepared
With homes taking longer to sell, you have time to compare. But when you find the right property, be ready to make a strong offer.

Why Bev Murray Is the Right Partner in 2025

• Top-tier recognition: Ranked among the top 0.5% of over 50,000 Berkshire Hathaway agents nationwide.
• Construction knowledge: Close ties with Murray Homes provide unique insight into remodels, teardowns, and custom builds.

Conclusion & Next Steps

Sarasota’s 2025 housing market is no longer the frenetic seller’s market of the past. Instead, it offers opportunity—for buyers to secure the right home without pressure, and for sellers to unlock value with careful preparation. Whether you’re downsizing to simplify or upsizing to expand, timing your move strategically can make all the difference.

When you’re thinking about selling your home in Sarasota, one of the smartest things you can do is take a step back and look at it through the eyes of a buyer. First impressions matter, and while location and square footage are key, the way your home presents itself often makes the difference between sitting on the market and attracting strong offers.

Even a partial remodel can have a measurable impact on both sale price and time on the market. Buyers in neighborhoods from Lakewood Ranch to Longboat Key are drawn to homes that feel current and move-in ready — and many are willing to pay a premium to avoid the stress of tackling projects themselves.

Best Kitchen Updates Before Selling in Sarasota

What kitchen updates add the most value before selling a Sarasota home?
Updating kitchen cabinetry is one of the smartest investments. Even modest changes — like painting cabinets, updating hardware, or adding soft-close hinges — can modernize the space and attract buyers.

Do I need a full kitchen remodel before selling?
Not always. A fresh look with refaced cabinets, neutral finishes, and updated lighting is often enough to give buyers confidence that the home is well cared for.

Creating an Inviting Living Room to Improve Value

How can I make my living room more appealing to buyers?
Declutter, maximize natural light, and use neutral paint to make the space feel larger. Simple updates like new light fixtures or throw pillows can create a welcoming atmosphere without a major investment.

Bathroom Touch-Ups That Attract Sarasota Buyers

What bathroom upgrades are worth it before selling?
Replacing vanities, updating fixtures, and refreshing grout can make bathrooms look modern and move-in ready. Clean, functional spaces help buyers see value without worrying about costly remodels.

Do I need to fully remodel my bathroom?
Not necessarily. Buyers mainly want bathrooms that look cared for and up to date, so cosmetic improvements often go a long way.

Why a Clean, Organized Garage Helps Sell Faster

Does the garage really matter to buyers?
Yes — buyers want a garage that feels functional, not just storage overflow. A clean, organized garage suggests added value and better use of space.

Small Updates That Deliver Big Returns When Selling Your Sarasota Home

What inexpensive updates make the biggest impact?
Fresh paint, modern lighting, and updated hardware create a move-in ready feel. Landscaping improvements also boost curb appeal, helping the home stand out in photos and showings.

How to Spot a Home With Good “Bones” for Renovation

What does “good bones” mean in Sarasota real estate?
It refers to a home with a strong structure, solid foundation, and adaptable layout. In Sarasota, older homes in Indian Beach–Sapphire Shores or West of Trail often have these qualities.

Why are good bones important when selling?
Buyers are willing to invest in cosmetic updates if the property has structural integrity and is in a desirable neighborhood.

Should You Remodel Before You Sell or Leave It to the Buyer?

Should I remodel before selling my Sarasota home?
It depends on your budget, timeline, and location. In highly desirable areas like Siesta Key waterfront or The Oaks in Osprey, some buyers may prefer to update the property themselves.

When is it smarter to remodel before listing?
If buyers in your price range are looking for turnkey homes, updating kitchens and bathrooms can lead to faster sales and stronger offers.

If you’re thinking about making a big move in Sarasota real estate, one of the biggest questions you’ll face is whether to buy an older home and remodel it, or purchase land and build new. Both paths can lead to a dream home — but the right choice depends on your goals, your budget, and how much you want to be involved in the process.

Having worked with buyers, sellers, and builders across Sarasota for more than two decades, and with over $400 million in real estate bought, sold, and built in partnership with Murray Homes, I’ve seen firsthand the opportunities and challenges of both approaches.

What to Know Before Buying Land for New Construction in Sarasota

Is the land actually buildable for my project in Sarasota?

Not every lot is suitable for new construction. Sarasota has zoning rules, setback requirements, and flood zone restrictions that can limit what you’re allowed to build.

What zoning and flood zone issues should buyers watch out for?

Flood elevation, FEMA guidelines, and county permitting all impact design and insurance costs. Before making an offer, confirm with local officials and consult professionals familiar with Sarasota’s building codes.

How do you choose the right neighborhood for a new build?

Balance lifestyle and investment value. Some clients choose Longboat Key or Bird Key for waterfront luxury, while others prefer Lakewood Ranch or West of Trail for family-friendly living and convenience.

How to Choose the Right Builder for a Sarasota Home Remodel

Why does the builder matter so much in a remodel?

The builder sets the tone for the entire project. A skilled professional will bring craftsmanship, problem-solving, and strong communication to ensure your remodel adds value rather than stress.

How can a real estate agent help evaluate a remodel project?

As both a Realtor® and partner to Murray Homes, I can help assess not only resale potential but also construction feasibility — saving clients from costly surprises.

What should you look for when hiring a remodel contractor in Sarasota?

Check references, review past projects, and ensure they’re experienced with Sarasota permitting. A builder familiar with older homes can anticipate challenges hidden behind the walls.

New Construction in Sarasota: Advantages and Challenges

What are the pros of building new in Sarasota?

You’ll enjoy a custom-designed home with the latest building codes, modern layouts, and energy-efficient materials — all tailored to your lifestyle.

What are the downsides of new construction here?

It’s often more expensive upfront and takes longer to complete, usually 12–24 months. Navigating permitting, insurance, and material costs can add make things more complicated. In addition, vacant buildable land in Sarasota has become increasingly scarce, especially in established neighborhoods. If finding a lot in your preferred area proves difficult, purchasing an existing home and remodeling may be the smarter path to get both the location and the lifestyle you want.

How long does new construction typically take in Sarasota?

From land purchase to move-in, most custom homes take at least a year. Waterfront properties or larger estates may extend that timeline due to permitting and site-specific challenges.

Renovating a Home in Sarasota: Benefits and Drawbacks

What are the biggest benefits of renovating an older Sarasota home?
You gain access to established neighborhoods with mature trees and character, while updating the home to modern standards. Renovations can add significant value in sought-after areas.

What risks or hidden costs come with renovations?

Unexpected plumbing, electrical, or structural issues are common. It’s important to budget a cushion for surprises, especially with older properties.

Is it possible to live in your home during renovations?

Yes, but it can be stressful. Many clients choose temporary housing to avoid noise, dust, and interruptions during major remodels.

What Does It Cost to Remodel vs Build New in Sarasota?

What’s the average cost per square foot to remodel in Sarasota?
A remodel can range from $150–$300 per square foot depending on scope, finishes, and location.

How much does new construction cost per square foot?
New builds typically start around $300 per square foot and rise considerably for waterfront or luxury estates.

Which is more cost-effective: remodeling or building new?
It depends on your priorities. Remodeling often makes sense in prime neighborhoods with character homes, while new construction offers peace of mind with warranties and modern systems.

Remodel or Build New? How Sarasota Buyers Can Decide

How do you know if remodeling or new construction is right for you?

Start with your lifestyle, budget, and timeline. If you value character and location, a remodel may be best. If you want a blank slate and efficiency, new construction could be worth the wait.

When is new construction the better long-term investment?

For clients wanting a highly customized home, modern energy efficiency, and lower maintenance, new builds are often the smarter choice.

When does it make more sense to renovate instead of building new?

If the home is in a great location and has solid structure, a thoughtful renovation can maximize value without the complexity of starting from scratch.

Final Thoughts

There’s no one-size-fits-all answer. Some clients fall in love with the character of an older Sarasota home and enjoy the process of bringing it up to today’s standards. Others want a blank slate and the certainty of building new.

Clients often tell me they value my ability to bring both real estate and building expertise to the table — a perspective shaped by years in Sarasota’s most desirable neighborhoods and recognition as a top 1% Berkshire Hathaway HomeServices Realtor® nationwide.

If you’re considering either path, I’d be happy to help you evaluate properties, builders, and neighborhoods so you can move forward with confidence. With the right planning and professional guidance, either option can lead to a home that’s exactly what you’ve been dreaming of.

Looking for a home that feels like a tucked-away tropical retreat—yet keeps you minutes from Sarasota’s culture, conveniences, and coastline? Explore the Museum Area: the west-of-the-Trail neighborhoods lining Sarasota Bay in like Indian Beach, Sapphire Shores, and nearby Bay Haven.

Here, bay breezes and mature tree canopies frame some of Sarasota’s most iconic historic streets. Indian Beach–Sapphire Shores delivers true Old Florida ambiance—eclectic architecture, lush landscaping, and a strong sense of place. Instead of cookie-cutter blocks, you’ll find one-of-a-kind homes and neighbors who value both the area’s history and its vibrant coastal energy.

Why Buyers Are Drawn to Older Neighborhoods in Sarasota

One of the things I talk about often with clients is the unique opportunity that comes with purchasing an older home in a well-established neighborhood like this one. There’s just something special about homes that were built with character and craftsmanship — solid structures, spacious lots, thoughtful placement on the land. When you update or remodel one of these homes, you get the best of both worlds: timeless design and today’s functionality.

It’s not uncommon to find original architectural details that add charm — beamed ceilings, terrazzo floors, wood-burning fireplaces — alongside modern upgrades like impact-rated windows, smart home tech, and energy-efficient appliances. For buyers willing to take on some updates or remodeling, older homes offer flexibility, value, and the chance to create something truly personal.

And in neighborhoods like Indian Beach–Sapphire Shores, you're not just investing in a property — you're becoming part of a vibrant, walkable community with deep roots and an eclectic, creative spirit.

A Neighborhood That’s Close to Everything — Yet a World Away

One of the reasons people fall in love with Indian Beach –Sapphire Shores is the neighborhood’s unbeatable location. You’re just minutes from downtown Sarasota, the airport, and the UTC shopping district — yet when you’re here, it feels like you’ve stepped into another world. Bay Shore Road is perfect for a scenic evening walk, and the neighborhood parks and waterfront spots are local favorites for watching the sunset.

With cultural gems like The Ringling Museum, Asolo Theatre, and New College nearby, there’s always something happening just around the corner — yet you’ll come home to quiet, tree-lined streets and a strong sense of community.

The Appeal of Old Florida Neighborhoods Over Gated Communities

While gated communities certainly have their advantages, there’s a unique atmosphere in Old Florida neighborhoods like Indian Beach and Sapphire Shores that some buyers simply can’t find behind guarded gates. Here, the streets are lined with grand oaks and royal palms, homes reflect decades of individual style rather than a uniform blueprint, and neighbors often connect over shared appreciation for history, architecture, and the arts.

In this type of community, you’re more likely to find front porches where people gather at sunset, parks where locals walk their dogs or enjoy a picnic, and easy, walkable access to the waterfront. There’s a sense of openness — both in the way the homes are sited on spacious lots and in the way the community itself interacts with the surrounding city. You’re part of the fabric of Sarasota, not separate from it.

For many buyers, that’s the draw: the ability to enjoy privacy and peace at home while still feeling connected to the broader community. In a neighborhood like this, you don’t just live in a home — you live in a place with a story, and you get to add your own chapter.

A Museum-Area Home Offering The Complete Package

This home is move-in ready and thoughtfully maintained, with features like an air-conditioned three-car garage, smart home integration, and stylish finishes throughout. But more than anything, it’s the setting that makes it so special — a place that feels rooted in Sarasota’s past while offering all the comforts of modern living.

A Thoughtfully Designed Interior

The home itself offers nearly 3,000 square feet of living space and strikes a thoughtful balance between relaxed comfort and elegant design. At the center is a stunning, open-concept kitchen with Miele appliances, wood-beamed ceilings, and an oversized island that flows into flexible dining and family spaces. Natural light pours through picture windows in the living room, drawing your eye out toward the tropical backyard.

Upstairs, the primary suite feels like a true retreat. A cozy wood-burning fireplace, lofted den or office space, and private balcony give it a sanctuary-like feel — with peek-a-boo views of the bay at sunset. Downstairs, one of the guest bedrooms opens onto a screened porch through French doors, giving visitors their own peaceful corner of the home.

Outdoor Living at Its Best

Step outside and you’ll find one of the home’s biggest highlights: a resort-style outdoor living area with a heated pool, spa, shaded gazebo, and expansive shell-stone deck. The landscaping offers privacy without feeling enclosed, and there’s space to lounge, dine, and entertain year-round. Whether you’re hosting a dinner party or just enjoying a quiet morning coffee, this backyard feels like a slice of Florida paradise.

If you’d like to learn more or schedule a private showing, I’d love to connect. Homes in this area are unique, and this one is no exception.

As we take stock of the current real estate landscape in Sarasota and Manatee, it’s clear that we are in a period of recalibration, one that presents both challenges and meaningful opportunities. Inventory levels have improved, giving buyers more choices than we've seen in recent years. While some homeowners are holding onto historically low mortgage rates, this stability is also a sign of a strong foundation: fewer distressed sellers and a market largely supported by equity-rich homeowners.

Home values remain robust, a reflection of our region's enduring desirability. Since 2011, Sarasota property values have experienced significant appreciation, which continues to build long-term wealth for those who own real estate here. Though higher interest rates have reshaped the lending landscape, buyers are adjusting, and cash remains king, especially in our coastal and luxury markets, where demand for quality lifestyle properties remains steady.

The second-home and vacation segment has naturally cooled in response to national trends, particularly among financed purchases. However, Sarasota continues to outperform many comparable markets due to its strong appeal to cash buyers, investors, and lifestyle-driven relocators. Ownership costs have increased across the board, but buyers are increasingly prioritizing quality of life, community, and long-term investment over short-term fluctuations.

Despite national headlines, local momentum is alive and well. Sarasota has weathered its share of storms, literal and economic, and time and again, we’ve come back stronger. Following the 2024 hurricane season, our municipalities and community members rallied to restore our beaches and public spaces. The downtown core and surrounding neighborhoods like Gulf Gate are buzzing with new restaurants, craft cocktail bars, and local shops. The cultural calendar is packed, from the Sarasota Opera and Van Wezel to street festivals and gallery walks.

Recreational spaces are thriving, too, with pickleball and padel courts, nature preserves, and waterfront parks drawing residents and visitors alike. And perhaps most importantly, our sense of community is as strong as ever, fueled by volunteerism, local events, and a shared love for this beautiful Gulf Coast paradise.

Don’t time the market — focus on your goals and partner with a local expert. Sarasota’s real estate magic is here to stay!
