In real estate, whether you’re buying, selling, investing, or creating a family fortune, you need to know your plan to make that happen.&lt;br /&gt;

There are multiple directions you can take in real estate to get there: you can buy notes, do fix-and-flips, or you could be a Realtor. At the end of the day, &lt;b&gt;figure out your end goal and what is required to meet it.&amp;nbsp;&lt;/b&gt;&lt;br /&gt;

If you don’t know your end goal, you are putting in a lot of time and effort to get… where? Do you want to create massive income or passive income? Both?&lt;br /&gt;

&lt;b&gt;Too many people begin careers in real estate without creating or knowing their plans for success. &lt;/b&gt;I have been in the business for several decades, so I know the struggle. I am coaching, mentoring, and training people from across the nation. We are talking hundreds of units and sales per year.&amp;nbsp;

What is the SWOT formula and how does it relate to your real estate career or your investing business? SWOT is actually an acronym describing different concepts that are important to the success of your business.&lt;br /&gt;
&lt;br /&gt;
&lt;b&gt;“S” stands for strengths.&lt;/b&gt; What are your strengths? Whether you’re a pro at marketing or a great salesperson, it’s important to hone in on your skills in order to do well in your business.&lt;br /&gt;
&lt;b&gt;&lt;br /&gt;&lt;/b&gt;
&lt;b&gt;“W” stands for weaknesses.&lt;/b&gt; What are your weaknesses? If you’re investing too much energy into focusing on your weaknesses, you could be taking critical attention away from your strengths. When you know what your weaknesses are, it can be helpful to hire others to make up where you lack.&lt;br /&gt;

You must constantly innovate and improve in your business if you don’t want to be left behind.&lt;/div&gt;

&lt;b&gt;“O” stands for opportunities. &lt;/b&gt;What opportunities are you missing out on? If you see an opportunity, seize it. When markets shift, you must adapt and overcome. If you aren’t doing this, you’ll be lost in the shuffle.&lt;br /&gt;
&lt;br /&gt;
&lt;b&gt;“T” stands for threats. &lt;/b&gt;What threats are you facing? If you aren’t adapting and overcoming, your competition may pose a major threat to your business. You must constantly innovate and improve if you don’t want to be left behind.&lt;br /&gt;
&lt;br /&gt;
Following and thinking critically about the SWOT formula can greatly improve your business. If you pay attention to each of the concepts and questions we went over today, I promise you’ll go further, faster in your career.&lt;br /&gt;

Dabblers get destroyed.&lt;br /&gt;
&lt;br /&gt;
What do I mean by that?&lt;br /&gt;
&lt;br /&gt;
I started working in real estate 30 years ago when I was only 17 years old. I stayed the course and did really well. My success encouraged my friends and family to join, thinking it was easy. But it wasn’t.&lt;br /&gt;
&lt;br /&gt;
How did I make it look so easy? I’m a firm believer that you must learn before you earn. You must master and study the game and then go for it fearlessly.&lt;br /&gt;
&lt;br /&gt;
I got so good at real estate that Tom Ferry asked me to be a coach. So, I mastered, studied, and learned the coaching business and got really good at it.&lt;br /&gt;
&lt;br /&gt;
Again, some people thought it was easy. They followed my lead and found out it was not easy.&lt;br /&gt;
&lt;br /&gt;
Thanks to Robert Kiyosaki’s wisdom in “Rich Dad Poor Dad,” I learned about the cashflow quadrant. Most people are employees who attempt to break into the real estate business as either agents or fixer flippers. They remain in the “S” quadrant&amp;nbsp;or self-employed quadrant.&lt;br /&gt;
&lt;br /&gt;
&lt;b&gt;I am here to invite you to explore the business and investment quadrant.&lt;/b&gt; Explore the idea of being a business owner and true investor.&lt;br /&gt;
&lt;br /&gt;
What does it take to be either? Call me and I’ll go over this in more detail.&lt;br /&gt;
&lt;br /&gt;

If you start thinking bigger and doing bigger things, then bigger, better things will happen for you.&lt;/div&gt;

You must move into that quadrant. Why? Who wants to work forever? Have you heard of the 40-40-40 plan? You work 40 hours a week, 40 years of your life, to live on 40% of your income. Who really wants that plan? Nowadays, some people can’t even survive 40 years in a job.&lt;br /&gt;
&lt;div&gt;
&lt;br /&gt;&lt;/div&gt;
&lt;/div&gt;
&lt;div style="text-align: left;"&gt;
&lt;br /&gt;
So, focus on massive, passive income. Let’s not get confused—I’m not leaving the real estate business.&amp;nbsp; The whole point of me sharing this is I’m looking to buy apartments and multi-units through my investment company. If the folks don’t want to sell to me on great terms such as seller financing, I will sell it for top dollar retail at my brokerage.&lt;br /&gt;
&lt;br /&gt;
I am on a mission to help as many people including myself, my family, and my team to reach this quadrant with me. Pick up Robert Kiyosaki’s book, “Rich Dad Poor Dad” to learn more about the quadrants—it is phenomenal.&lt;br /&gt;
&lt;br /&gt;
&lt;b&gt;Don’t think I am moving in too many directions—it’s all real estate.&lt;/b&gt; Someone said, “Hey Joe, you can’t ride so many horses at once. You have to just ride one.” Try telling that to Elon Musk. Elon Musk has multiple companies: SpaceX, Tesla, and SolarCity. I have a long way to catch up to him. Likewise, baby boomers are reluctant to buy outright as well, since they went through that crash themselves and are just now able to recoup on their properties, or at least downsize to minimize their exposure to future downturns in the market.&lt;br /&gt;

Today I want to cover an important question: Should you self-manage or hire a property manager?&lt;br /&gt;
&lt;br /&gt;
Actually, the answer will depend on two things: Do you have the time, and do you have the expertise? &lt;br /&gt;
&lt;br /&gt;
If you’re managing just one property, perhaps you’ll have sufficient time to self-manage. But, if you’re managing multiple units, I might recommend hiring a property manager. Imagine the time it would take to manage that many units.&lt;br /&gt;
&lt;br /&gt;
You should also think about your level of expertise. &lt;b&gt;Are you familiar with landlord-tenant law, the eviction process, or anti-discrimination acts? &lt;/b&gt;&lt;br /&gt;
&lt;br /&gt;

Ask yourself this: Do you have the time, and do you have the expertise?

Perhaps you’ve been curious about what benefits there are to seller financing. Today, I’ll be discussing what those benefits are.&lt;br /&gt;
&lt;br /&gt;
&lt;b&gt;1. It can lead to a faster closing. &lt;/b&gt;Typically on a single-family home, you’re looking at a 30- to 60-day closing, whereas on multi-family and commercial properties, you’re looking at possibly up to 120 days. With seller financing, it could be as little as 10 days to close.&lt;br /&gt;
&lt;b&gt;2. There is no appraisal contingency. &lt;/b&gt;On a traditional bank loan, if a property doesn’t appraise what it’s selling for, and it’s down, you might possibly see a cancellation. With seller financing, you usually don’t even need an appraisal.&lt;br /&gt;
&lt;b&gt;3. A seller continues to get monthly cash flow&lt;/b&gt; without the maintenance issues or tenant headaches you might see otherwise.&lt;br /&gt;

Buyer's agents first meet with the buyer to ensure they are qualified with a lender—they do this so they're aware of how much their client can afford. They will then start showing the buyer properties that fit their needs and lifestyle. If a buyer likes the property, then the buyer’s agent will help them put together an offer and start negotiations for the home. &lt;br /&gt;

&lt;b&gt;Basic economics says supply and demand is a big indicator of where the market’s going. &lt;/b&gt;If our supply is consistently exceeding our demand, that will absolutely cause a correction.&lt;br /&gt;

In 2000, one of his first home sales mine. I was one of his first clients and he actually sacrificed, maybe I shouldn’t say this, because he actually sacrificed some of his commission to ensure that I was happy. I had a termite infested pergola, like a backyard patio, and we didn’t catch it during the sale and inspection. And so I complained about it and he actually, to keep me happy as a client, he actually refunded me part of his commission. And at the time it was $500, I thought that was a lot of money at the time and I was one of his first clients. After that incident, I felt bad I took money out of him as one of his first clients, but he kept the customer happy and I alway refer people to him, I said there’s no other realtors I would go to beyond him. I tell them that he’s honest, fair, he’s smart and he has the experience in a difficult challenging industry and they’re getting one of the best when they hire him on.”&lt;br /&gt;
