To establish the legal right of a property owner on the asset, the State government in Tamil Nadu issues a document known as Patta Chitta. Precisely, Patta Chitta is a land certificate that incorporates all crucial details about the property and aids in hassle-free buying and selling of an estate by evading the chances of disputes and erroneous transactions. The Tahsildar of every district maintains the patta chitta and it can be either procured from the Taluk’s office or online. After the State government merged Patta and Chitta documents into one in 2015, it launched an online portal - the Tamil Nadu Patta Chitta Land Records to provide digitised access of land records to everyone.

A patta chitta document includes the following information -

Name of the Owner
Patta Number
Name of the District, Taluk and village
Survey Number and Subdivision
Area of the Land and Tax Details
Type of Land - Dry Land or Wetland
Chitta Land Ownership

How to apply for Patta Chitta online?

Step 1- Log on to the official website of the Tamil Nadu Land Records - https://eservices.tn.gov.in/eservicesnew/index.html

Step 2: Click on ‘View Patta & FMB/Chitta/TSLR Extract’ option

Step 3: Enter the district and the area where the property is located, i.e. rural or urban, and click on ‘Submit’.

Step 4: Select the ‘Taluk’ and ‘Village’ from the drop-down box.

Enter the ‘Survey Number’ and ‘Sub Division Number’ if ‘Survey Number’ option is selected.

If you have selected ‘Patta Number’, enter the ‘Patta Number’ and authentication value and click on ‘Submit’.

Step 5: After you have submitted all the information, you will receive an online patta chitta certificate comprising complete details about your property, such as the locality, land size, type of land, tax details, type of property constructed on land and survey number, among others.
