      <title>The End Of One Era, The Beginning Of A New One!</title>
      <description>&lt;p&gt;Today I write my last blog post as a real estate agent... well, sort of.&lt;/p&gt;
&lt;p&gt;Can it ever get out of your blood?  &lt;/p&gt;
&lt;p&gt;I've covered a lot of ground since my first post here at Activerain, back in April 2007.  The family of real estate bloggers was much smaller then.  It was Activerain that first fueled my passion for new media marketing and reaching people through my words.  I can say today that it was indeed worth the work to get here.  &lt;/p&gt;
&lt;p&gt;This blog post will be my 901st... exactly 900 posts, the record in Lancaster County by far &amp;amp; away.  &lt;/p&gt;
&lt;p&gt;This week I transition into a new phase of my real estate career.  I'll be the, let's see, which trendy title should I use?   CMO (chief marketing officer)?  Marketing evangelist?  I know that anything-evangelist is the hiphip trendy thing right now... My hired title is VP Marketing &amp;amp; Communications, which is very corporaty but says enough for now.  Coldwell Banker Select Professionals is the company, Central PA's fastest-growing real estate franchise and easily it's most innovative.  I'm excited to not only help guide our 10 offices forward but also be a resource to our 270 agents on the ground!&lt;/p&gt;

      <title>How To Help Your Real Estate Agent Lose Their License</title>

&lt;p class="MsoNormal"&gt; &lt;/p&gt;
&lt;p class="MsoNormal"&gt;The other day I was forwarded an ad for a new residential listing by an enthusiastic homeowner.  They had listed with another agent and wanted me to know about the property.  The title of the ad was “gorgeous home in a family-oriented neighborhood”.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;I can only hope this particular ad copy was penned by the homeowner themselves, because if they were asking the agent to write it the agent should just say no.&lt;/p&gt;
&lt;p class="MsoNormal"&gt; &lt;/p&gt;
&lt;p class="MsoNormal"&gt;Everyone knows about Fair Housing, right?  In the course of advertising a property for sale or lease, one cannot discriminate (or present the appearance of discriminating) against a protected class in the Commonwealthof Pennsylvania.  To read more on that see the state page here: &lt;a href="http://www.portal.state.pa.us/portal/server.pt/community/phrc_home/18970/housing_discrimination/707780"&gt;http://www.portal.state.pa.us/portal/server.pt/community/phrc_home/18970/housing_discrimination/707780&lt;/a&gt;.  The stakes for violating this law can be significant to the agent, up to the loss of license.&lt;/p&gt;
&lt;p class="MsoNormal"&gt; &lt;/p&gt;
&lt;p class="MsoNormal"&gt;The “golden rule” in Real Estate is &lt;span style="text-decoration: underline;"&gt;“talk about the property, not the people”&lt;/span&gt;. If you see advertising anywhere that makes reference to the kind of people that would prefer that property, you’re probably looking at a Fair Housing violation.  It makes sense; what exactly IS a “family-oriented” neighborhood, except as exists in the mind of the adwriter?  Are they including single parents?  Why should a single individual without a “family” be discouraged from buying in that neighborhood? &lt;/p&gt;
&lt;p class="MsoNormal"&gt; &lt;/p&gt;
&lt;p class="MsoNormal"&gt;Fair Housing violations actually abound in the Real Estate industry – just watch for ads stating “great for first time buyers”(economic), “walk to shops”(disabilities), and so on.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;I have sat in listing meetings with a home seller telling me to advertise the property in such a fashion many times… people think this way, it’s understandable.  It’s our job to translate that thinking into appropriate advertising such as “great price, great home” or “close to shops”. &lt;/p&gt;
&lt;p class="MsoNormal"&gt; &lt;/p&gt;
&lt;p class="MsoNormal"&gt;Incidentally, the most common advertising that would be an exception would be surrounding 55+ or “retirement” communities – the law has held that agent can legally advertise since the community does hold bylaws specifying age or lifestyle restrictions.  Even then, I would be careful not to go beyond the straightforward “55+ buyers” advertising. &lt;/p&gt;
&lt;p class="MsoNormal"&gt; &lt;/p&gt;
&lt;p class="MsoNormal"&gt;As Real Estate licensees we’re required to take periodic  refresher courses in applying the Fair Housing laws, and I think that’s a good thing.  Make sure that if you’re selling or renting property in PA that you, too are at least conversant in what you can &amp;amp; can’t say in your advertising and interviews.  Don’t ask your agent to use phrases that may cause them grief.&lt;/p&gt;</description>

&lt;p&gt;Here's the story of this amazing home:&lt;/p&gt;
&lt;p class="MsoNormal"&gt;Francis Leon Suter moved with the Armstrong Cork Company from Pittsburghto Lancasterin 1909 to manage operations there - by 1929 he was a principal manager on his way to an eventual senior vice presidency and lifetime board member. in 1922 He and his wife Mary had completed plans for a grand residence along tree-lined Wheatland Avenuein the then-expanding School Lane Hills Estates&lt;span class="apple-converted-space"&gt;&lt;span style="font-size: 10.5pt; color: #222222;"&gt; &lt;/span&gt;&lt;/span&gt;neighborhood. The architect was an Armstrong client named Henry Boettcher - the plans were finally done on February 17th, 1922. The house was mostly completed by 1924 with the exception of the "courting room" wing added in 1927 (we'll get to that in a moment).&lt;/p&gt;
&lt;p class="MsoNormal"&gt;The home design reflects the very best of the age in American architecture. An English Tudor Revival style, 1112 Wheatland boasts distinctive Tudor aspects such as combination half-timbering with stucco inlay, stone wall cladding and multiple gables. The Suters apparently were ahead of their time with regard to natural light because it abounds throughout the 4,000 square foot home.&lt;/p&gt;

The Suter's daughter Elizabeth was beginning to "entertain courters" and Mr. Suter felt strongly that she needed her own "space" - hence the 500 quare foot great room added to the rear of the principal residence in 1927. This wing could be used as a dance hall (parkay flooring) or reception area.&lt;/p&gt;

      <title>Evaluating Absorption Rates Vs. Median Sold Prices for Lancaster PA Real Estate</title>
      <description>&lt;p&gt;Today I updated my sales databases for Lancaster County PA - I keep a running log of residential home prices, sales totals and other figures off the MLS.  I was curious to dig into home prices in Lancaster County a bit more, and also wanted to see if I could spot any trends in pricing other than the generic "things are off a bit" analysis.&lt;/p&gt;
&lt;p&gt;I combined the monthly absorption rate (total active home listings divided by sold homes that month) with the median sold prices from January 2007 to October 2011.  Absorption rate is a widely-used yardstick for market health - the industry considers 5-7 months of inventory to be a "stable" market, or balanced between sellers and buyers.  Below 5 months is a sellers market, and above 7 months is a buyers market.&lt;/p&gt;
&lt;p&gt;Here's the chart:&lt;/p&gt;

&lt;p&gt;You can see a couple of things:&lt;/p&gt;
&lt;p&gt;1 - Lancaster county statistically hasn't been in a sellers market since the third quarter of 2007.&lt;/p&gt;
&lt;p&gt;2 - The last month we saw a "stable" balanced market was July 2010 (homebuyer tax credit?).&lt;/p&gt;
&lt;p&gt;3 - There is a fairly clear inverse relationship between median home prices and absorption rate.  It's supply and demand of course... more homes to choose from, prices take a dip.&lt;/p&gt;
&lt;p&gt;4 - We should see the absorption rate spike up again to 17 or 18 in the next few months.&lt;/p&gt;
&lt;p&gt;5 - Median sold prices have fluctuated since 2007 but overal remain in the mid $160's.  &lt;/p&gt;

&lt;p&gt;&lt;span class="Apple-style-span" style="font-family: arial, sans-serif; font-size: 13px; line-height: 18px;"&gt;Here in Lancaster County PA there's no shortage of farmhouses, and some are always reaching their last days before being removed in favor of new buildings or uses. This home, in Manheim Township with a Lititz address at 20 Regency Court, was one of those looking the wrecking ball square in the eye...&lt;br&gt;&lt;br&gt;Today, this amazing property has been immaculately restored with loving care, and is a testament to the dedication of it's owners who have not only brought the grand old house back to life but improved the grounds to the point where a visitor feels as though they are walking through a botanical garden.&lt;br&gt;&lt;br&gt;The home itself begain life in the 1700's (1600's?) as a smaller farmhouse overlooking a large property. Gradually, as many functional homes are, it was expanded to be a large estate home (the owner found inscriptions from the Civil War in the home noting additions made!). But by the mid 20th century the home was beyond it's useful life and the farm was purchased by a developer for what was to become the Kings Pointe neighborhood of newer homes. The old farmhouse had little time left.&lt;br&gt;&lt;br&gt;Enter the current owners, who brought the old place back to vivid life using original materials and decor while adding new features such as the 25 foot wide grand foyer with 10 foot staircase. Wood floors were remilled and put back in place, deep window wells were restored and the cedar shake roof replaced with a modern cedar covering. This home shows as a textbook case on how to bring a big old house back to life.&lt;br&gt;&lt;br&gt;Interested in seeing the photo tour?       <title>The Politics Of Housing Recovery</title>

Considering that several proposals have come from the Republican side of the aisle, it shouldn’t be considered an election-year football.&lt;/div&gt;
&lt;div style="font-family: Arial, Helvetica, sans-serif; font-size: 12pt; line-height: normal; color: #333333;"&gt; &lt;/div&gt;

&lt;p style="margin-top: 0px; font-family: Arial, Helvetica, sans-serif; font-size: 12pt; line-height: normal; color: #333333;"&gt;The latest, presented as a congressional bill Oct. 5 by Sen. Johnny Isakson and Rep. Tom Graves, would create a waiver for the IRS penalty for withdrawing 401(k) savings to pay down delinquent loan amounts in a pending foreclosure. As with all the other plans or ideas put forward in the last two years, this one has its positives and negatives. My fear, however, is that nothing will get done — or even tried — in this tense pre-election atmosphere.&lt;/p&gt;
&lt;p style="margin-top: 0px; font-family: Arial, Helvetica, sans-serif; font-size: 12pt; line-height: normal; color: #333333;"&gt;The real losers? All those who legitimately could use a hand and are about to lose their homes.&lt;/p&gt;
&lt;p style="margin-top: 0px; font-family: Arial, Helvetica, sans-serif; font-size: 12pt; line-height: normal; color: #333333;"&gt;I am emphatically not a big-government supporter, but I would also contend that since big-government policies caused the housing bubble and placed the housing market where it is today, government needs to craft a policy that would:&lt;/p&gt;
&lt;ol style="margin-top: 0px; font-family: Arial, Helvetica, sans-serif; font-size: 12pt; line-height: normal; color: #333333;"&gt;
&lt;li style="margin-top: 3px; margin-right: 0px; margin-bottom: 3px; margin-left: 0px;"&gt;Reduce the number of homeowners about to enter foreclosure.&lt;/li&gt;
&lt;li style="margin-top: 3px; margin-right: 0px; margin-bottom: 3px; margin-left: 0px;"&gt;Motivate banks holding foreclosed properties to get them sold.&lt;/li&gt;
&lt;li style="margin-top: 3px; margin-right: 0px; margin-bottom: 3px; margin-left: 0px;"&gt;Create a stable lending environment for mortgage lenders to go out and make good loans on currently distressed properties (most of which currently don’t qualify for FHA or VA loans based on condition).&lt;/li&gt;
&lt;/ol&gt;
&lt;p style="margin-top: 0px; font-family: Arial, Helvetica, sans-serif; font-size: 12pt; line-height: normal; color: #333333;"&gt;I’m not necessarily advocating a nationwide “one-size-fits-all” federal policy package — I’d be fine with the FHA putting together liberal guidelines making it easier to get a loan on a distressed property (underwritten second loans, less-restrictive property appraisals …) and handing the states something they can work with.&lt;/p&gt;
&lt;p style="margin-top: 0px; font-family: Arial, Helvetica, sans-serif; font-size: 12pt; line-height: normal; color: #333333;"&gt;The bottom-line problem at the moment is that there are untold thousands of properties sitting vacant falling into disrepair around the country with no light at the end of the tunnel for them. I bet you even know of one somewhere near you. All the while it’s harder and harder to get a good home loan, especially if you are one of those folks interested in taking on a distressed property to rehabilitate it. On top of all this, mortgage lenders face stiffening compliance regulations and rising fees to write loans.&lt;/p&gt;
&lt;p style="margin-top: 0px; font-family: Arial, Helvetica, sans-serif; font-size: 12pt; line-height: normal; color: #333333;"&gt;If anything ever was a bipartisan problem, the housing mess is. Let’s all share with our elected officials that we’d like to see politics set aside and solutions tried.&lt;/p&gt;

&lt;p style="margin-top: 0px; font-family: Arial, Helvetica, sans-serif; font-size: 12pt; line-height: normal; color: #333333;"&gt;Sellers, however, continue to list with top-of-market prices and things begin to grind to a halt. Eventually, sellers begin dropping their prices to attract the reduced number of buyers. To complete a full real estate cycle, prices need to bottom out and supply needs to correct to the new reality.&lt;/p&gt;
&lt;p style="margin-top: 0px; font-family: Arial, Helvetica, sans-serif; font-size: 12pt; line-height: normal; color: #333333;"&gt;The race to the bottom is underway.&lt;/p&gt;
&lt;p style="margin-top: 0px; font-family: Arial, Helvetica, sans-serif; font-size: 12pt; line-height: normal; color: #333333;"&gt;The market conditions are not conducive to keeping prices up if you’re a seller:&lt;/p&gt;
&lt;ol style="margin-top: 0px; font-family: Arial, Helvetica, sans-serif; font-size: 12pt; line-height: normal; color: #333333;"&gt;
&lt;li style="margin-top: 3px; margin-right: 0px; margin-bottom: 3px; margin-left: 0px;"&gt;There are dozens of homes for sale like yours (or at least in the same price range) within your market area, perhaps even on your street. This is the oversupply happening around us. You did want to sell, right?&lt;/li&gt;
&lt;li style="margin-top: 3px; margin-right: 0px; margin-bottom: 3px; margin-left: 0px;"&gt;Foreclosed homes and short sales are being deliberately underappraised around you. When your home gets appraised, these low priced “comps” have to be accounted for by the appraiser, dragging prices for non-distressed homes down. This is a bummer, but it’s also reality.&lt;/li&gt;
&lt;li style="margin-top: 3px; margin-right: 0px; margin-bottom: 3px; margin-left: 0px;"&gt;“Seller help” is on the rampage right now. That’s when the seller agrees to pay the buyer’s closing costs to some degree. This is a soft form of price drop — you might get to keep the list price on the agreement, but in reality you’re accepting 6 percent less by giving the help away.&lt;/li&gt;
&lt;li style="margin-top: 3px; margin-right: 0px; margin-bottom: 3px; margin-left: 0px;"&gt;Sellers are more in need of selling than in recent years. Whereas a seller in the past would have been likely to do a test-the-waters listing (usually at a silly high price), today’s sellers are being transferred, in pre-distress, needing to move somehow. These life pressures push down sale prices.&lt;/li&gt;
&lt;/ol&gt;
&lt;p style="margin-top: 0px; font-family: Arial, Helvetica, sans-serif; font-size: 12pt; line-height: normal; color: #333333;"&gt;A lone upward force on the market at the moment is the low interest rates. The Fed is propping up the buyer activity by keeping rates low.&lt;/p&gt;
&lt;p style="margin-top: 0px; font-family: Arial, Helvetica, sans-serif; font-size: 12pt; line-height: normal; color: #333333;"&gt;I’m seeing the price drops accelerating in frequency and amount as the summer season fades away. Where will prices end up in different neighborhoods? No crystal ball here, but the experts are saying another 18 months nationwide before we can expect a bottom of the cycle.&lt;/p&gt;

      <title>Real Estate Winners VS Losers (Where Do You Fall?)</title>

&lt;p&gt;&lt;strong&gt;Im not a 'preachy' kind of person&lt;/strong&gt;.  I don't claim to be an expert because I have a fancy title or years of schooling or experience (although both are true in this case).  I am fairly simple.  If you ask me for my opinion, you will get it.  Honest...straight forward...&lt;strong&gt;perhaps even blunt&lt;/strong&gt; to a fault.  I don't pull punches...and I don't take it easy on anyone. So, when I was asked recently to evaluate a group of sales people on their successes and failures -- and to be honest about my findings -- I didn't pull any punches when reporting.&lt;/p&gt;
&lt;p&gt;For the purpose of my evaluations, I decided to do this simply.  No confusing quizzes to take; No weird comparisons to &lt;strong&gt;Sesame Street characters or Crayola crayons&lt;/strong&gt;.  (&lt;em&gt;Yes, I took both tests...I'm Animal from the Muppets...and my color was red.  What the hell that has to do with anything, I have no idea...lol&lt;/em&gt;)  No questions about how you felt when you got your first tricycle or how long it took you to get potty trained.  Just the facts.  &lt;strong&gt;What do the successful people do that make them different from those that are not successful???&lt;/strong&gt;  And, what I found out actually proved what I have believed all along. &lt;/p&gt;
&lt;p&gt;Whether you call it the &lt;strong&gt;'power of positive thinking'&lt;/strong&gt;, or seeing everything as &lt;strong&gt;'the glass is half full'&lt;/strong&gt; or whatever you want to call it, successful people all have the same mindset and the same core values.  In fact, to those that are successful, success was the easy part.  &lt;strong&gt;Maintaining the core values and discipline&lt;/strong&gt; to get there...now,&lt;strong&gt; THAT&lt;/strong&gt; was the hard part.  With that in mind, read the following list and see where you fit in...and then decide if you need to change in order to be successful.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;img src="../..http://activerain.com/image_store/uploads/3/0/0/6/0/ar12234715306003.png" height="320" alt="" style="float: right; margin: 5px;" width="317"&gt;A winner is always a part of the answer.&lt;/strong&gt;  A loser is always a part of the problem.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The winner always has the program to get better&lt;/strong&gt;.  The loser always has an excuse not to...&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The winner says,"Let me do it for you."&lt;/strong&gt;  The loser says,"That is not my job".&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The winner sees an answer to every problem.&lt;/strong&gt;  The Loser sees a problem for every answer.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The winner says,"It may be difficult but its possible".&lt;/strong&gt;  The Loser says ,"It may be possible but is too difficult."&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;When a winner makes a mistake he says,"I was Wrong".&lt;/strong&gt;  When a Loser makes a mistake he says,"It wasn't my fault".&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;A winner makes commitments.&lt;/strong&gt;  A loser makes promises.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Winners have dreams.&lt;/strong&gt;  Losers have schemes.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Winners say,"I must do something".&lt;/strong&gt;  Losers say,"Something must be done."&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Winners are part of the team.&lt;/strong&gt;  Losers are apart from the team.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Winners see the pain and try to rise above it.&lt;/strong&gt;  Losers see the pain and are held down by it.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Winners see possibilities.&lt;/strong&gt;  Losers see problems.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Winners see the potential.&lt;/strong&gt;  Losers see the past.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Winners choose what they say.&lt;/strong&gt;  Losers say what they choose.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Winners use hard arguments but soft words.&lt;/strong&gt;  Losers use soft arguments but hard words.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Winners make it happen.&lt;/strong&gt;  Losers let it happen.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Winners plan and prepare to win. (The key word is preparation.)&lt;/strong&gt;  Losers always plan and prepare to copy the winners.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Winners stand firm on values but compromise on petty things.&lt;/strong&gt;  Losers stand on petty things put compromise on values.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Winners are like thermostats - They set the standard.&lt;/strong&gt;  Losers are like thermometers - They measure where the standard is set.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Winners believe in winning.&lt;/strong&gt;  Losers believe for them to win someone has to lose.&lt;/p&gt;

      <title>An intense (and embarrassing) real estate lesson</title>
      <description>&lt;p&gt;&lt;/p&gt;&lt;p&gt;This happens to most well-meaning (and too trusting) realtors with regularity.  If you're a home buyer, is it too much to expect even the nicest, most honest people to agree in writing to work with a particular agent for a period of time?  I think not.&lt;/p&gt;&lt;div id="reblogging_tag"&gt;Via &lt;b&gt;&lt;a href="http://activerain.com/blogsview/2501191/an-intense-and-embarrassing-real-estate-lesson"&gt;Mimi Foster -  Colorado Springs Realtor (EPIC Real Estate Group Real Estate Colorado Springs)&lt;/a&gt;&lt;/b&gt;:&lt;br&gt;&lt;blockquote&gt;

&lt;p&gt;&lt;span style="color: #660000;"&gt;&lt;big&gt;As the mother of five daughters in a private Christian school in the 1980s and 1990s, my girls were often thought of as “The Infamous Foster Girls.”&lt;span&gt;  &lt;/span&gt;I was a lot more laid back as a mom than many of the other moms, so when I found a kindred spirit mom with four boys, it was a joy.&lt;/big&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="color: #660000;"&gt;&lt;big&gt;Many years later, kids grown and (mostly) gone, my friend contacted me to tell me that her parents would be moving to town from Michigan, and would I meet with them to show them houses?&lt;span&gt;  &lt;/span&gt;We agreed to meet the next time they were in town, and we really hit it off.&lt;/big&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="color: #660000;"&gt;&lt;big&gt;&lt;img title="grandparents" src="http://activerain.com/image_store/uploads/5/7/1/4/1/ar13157164214175.jpg" height="225" alt="grandparents" style="float: left; margin: 2px 10px;" width="300"&gt;They were a couple that was retiring to the area because all they wanted in life was to be within walking distance to all of their children, grandchildren, and soon-to-be great grandchildren.  They now had the means and ability to retire, so their number one priority was to find something close in proximity.&lt;/big&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="color: #660000;"&gt;&lt;big&gt;I showed them houses one day, and then told them that my policy is that they would need to sign a Buyer Agency Agreement before we looked at houses again.&lt;span&gt;  &lt;/span&gt;They were highly insulted, and insisted that they were good Christian people who would never treat someone else like that.&lt;span&gt;  &lt;/span&gt;And because I was friends with their daughter, of course there wouldn’t be a problem.&lt;/big&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="color: #660000;"&gt;&lt;big&gt;So I looked the other way and showed them houses.&lt;span&gt;  &lt;/span&gt;Not just for a day or two, but for SIX MONTHS.&lt;span&gt;  &lt;/span&gt;When they went home to Michigan to get ready to move, they would call me at any particular time to have me go look at a house for them since I obviously knew what they wanted.&lt;span&gt;  &lt;/span&gt;I even negotiated on two deals for them on detailed information to try to secure houses that they liked, to no avail.  I had well over 100 hours in working for them.&lt;br&gt;&lt;/big&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="color: #660000;"&gt;&lt;big&gt;As &lt;strong&gt;high end CASH BUYERS&lt;/strong&gt;, they were going to be ready to move as soon as we found something.&lt;span&gt;  &lt;/span&gt;So I looked, and I looked, and I looked . . . and then I found it.&lt;span&gt;  &lt;/span&gt;They were in town, and I called to tell them that I had found their perfect home that fit every single one of the criteria that they had given me.&lt;span&gt;  &lt;/span&gt;After seeing it, they deemed it PERFECT.&lt;span&gt;  &lt;/span&gt;Because it was later in the day, we agreed that we would meet at 9:00 the following morning at the property to sign the contract (this was pre-eContracts).&lt;/big&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="color: #660000;"&gt;&lt;big&gt;When they didn’t show up, I was a concerned because it was so out of character, and left them a message. &lt;span&gt; &lt;/span&gt;When I hadn’t heard by afternoon, I called them again.&lt;span&gt;  &lt;/span&gt;Still no response.&lt;span&gt;  &lt;/span&gt;The next afternoon, I called their daughter and asked what had happened.&lt;span&gt;  &lt;/span&gt;She assured me that she had no idea.&lt;span&gt;  &lt;/span&gt;Four days later, Mr. Buyer answered his phone.&lt;span&gt;  &lt;/span&gt;&lt;/big&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="color: #660000;"&gt;&lt;big&gt;&lt;em&gt;&lt;img title="upset" src="http://activerain.com/image_store/uploads/4/1/0/7/6/ar131571650367014.jpg" height="200" alt="upset" style="float: right; margin: 2px 10px;" width="300"&gt;“Sure, Mimi, everything is okay.&lt;span&gt;  &lt;/span&gt;When we left you the other day we went to Denver for dinner, and on our way stopped in Castle Rock &lt;/em&gt;(about 50 miles away)&lt;em&gt; and went to an Open House.&lt;span&gt;  &lt;/span&gt;We loved the house &lt;/em&gt;(walking distance to the grandkids?)&lt;em&gt; and put in an offer on the spot.&lt;span&gt;  &lt;/span&gt;We completed our inspection this morning and we will be closing next week.&lt;span&gt;  &lt;/span&gt;Thanks for all of your help.” &lt;span&gt; &lt;/span&gt;&lt;/em&gt;When I asked if they had informed the other agent that they were working with a Realtor, they told me that they didn’t think it would matter because the property was out of town and they didn’t think that I worked that far north, but they really appreciated all of my help for the past few months.&lt;/big&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="color: #660000;"&gt;&lt;big&gt;&lt;span&gt;Not only that, can we address the issue of NOT EVEN CALLING ME FOR FOUR DAYS?  Did you FORGET that we were meeting to sign a CONTRACT on your PERFECT house?  The one that fit every requirement you had me looking for for six months because every one of them was important to you?  You had no problem contacting me when you NEEDED something.  &lt;/span&gt;&lt;/big&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="color: #660000;"&gt;&lt;big&gt;State of shock? You bet! Anger? About as angry as I get.&lt;span&gt;  &lt;/span&gt;Legal action?&lt;span&gt;  &lt;/span&gt;After much consideration, I decided not to pursue it for a dozen different reasons.&lt;span&gt;  &lt;/span&gt;After a day or two, my anger spilled over and I wrote them a (professional but scathing) letter about just what I thought of them and their “good Christian values.” Their response?&lt;span&gt;  &lt;/span&gt;&lt;em&gt;Good grief, there’s no need to get so upset.&lt;span&gt;  &lt;/span&gt;We TOLD you we were sorry.&lt;/em&gt;&lt;/big&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="color: #660000;"&gt;&lt;big&gt;Several years later, I have still not spoken to their daughter, and I’m not sure I ever would since she definitely knew what was going on.&lt;span&gt;  &lt;/span&gt;The biggest lesson to come from that was – &lt;em&gt;I will not, no matter who they are nor how good their reason, show houses for a second time to someone who has not signed a Buyer Agency Agreement with me.&lt;/em&gt;&lt;span&gt;  &lt;/span&gt;It is not only a protection for me, it is also a protection for them.&lt;/big&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="color: #660000;"&gt;&lt;big&gt;I’m sure many of you have had similar horror stories.&lt;span&gt;  &lt;/span&gt;It’s part of how we learn our lessons, and a piece of how we get to be really good at what we do (hopefully) . . . and we are so much wiser on the other side.&lt;span&gt;  &lt;/span&gt;I wasn’t a rookie at the time, but I assure you I will never make that rookie mistake again.&lt;/big&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="line-height: normal; margin-left: 0.5in;"&gt;&lt;strong&gt;DEP Offers Tips to Residents Dealing with Flood-ravaged Property&lt;/strong&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="line-height: normal; margin-left: 0.5in;"&gt;Cleanup, Leaking Home Fuel Tanks, Water Well Disinfection, Important Considerations&lt;/p&gt;
&lt;p class="MsoNormal" style="line-height: normal; margin-left: 0.5in;"&gt;&lt;strong&gt;Harrisburg&lt;/strong&gt; — The Department of Environmental Protection is advising residents whose homes or businesses have been affected by flood waters to take a number of precautions to assure a safe cleanup.&lt;/p&gt;
&lt;p class="MsoNormal" style="line-height: normal; margin-left: 0.5in;"&gt;“Thousands of people and homes have been impacted by the tragic flooding in the commonwealth over the past several days. It is gut-wrenching to see the many pictures of the devastation, destruction and human suffering,” DEP Secretary Mike Krancer said. “People need to be very careful when returning to their homes and businesses and must be aware of a number of precautions they need to take to ensure their safety and good health.”&lt;/p&gt;
&lt;p class="MsoNormal" style="line-height: normal; margin-left: 0.5in;"&gt;Homeowners who suffered flood damage should note these cleanup guidelines:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Be careful when entering a flood-damaged building. Loose, wet ceiling plaster is heavy and dangerous, so knock down hanging plaster before moving around. Watch for holes in the floor and loose boards with exposed nails.&lt;/li&gt;
&lt;li&gt;Once inside, turn off the gas and electricity. Wear rubber-soled shoes or boots and rubber gloves and turn off the main switch using a piece of rubber, plastic or dry wood while standing on a dry board to avoid electrocution.&lt;/li&gt;
&lt;li&gt;Do not pump the basement until the water has gone down, as pumping a water-filled basement could result in the walls collapsing.&lt;/li&gt;
&lt;li&gt;Never use a gas-powered pump or generator in an enclosed area; carbon monoxide fumes could overcome you.&lt;/li&gt;
&lt;li&gt;Test plumbing and basement drains by pouring a bucket of water in them. If the water does not run out, remove the clean-out plug from the trap and rake out the mud with a wire.&lt;/li&gt;
&lt;li&gt;Do not rush to move back into your home. Before a house is habitable, it must be dried and thoroughly cleaned, since flood waters pick up sewage and chemicals as they travel.&lt;/li&gt;
&lt;li&gt;Open doors and windows to ventilate and dry the inside, and wait until all floors, ceilings, walls and furnishings are dry and free of mold and mildew before trying to repair or salvage them.&lt;/li&gt;
&lt;li&gt;Everything that flood water has touched should be disinfected. Scrub down walls and any other smooth, hard surfaces with a solution made of clean water and two-percent chlorine bleach. Two to three capfuls of chlorine bleach to a bucket of water are recommended. Wear gloves when disinfecting surfaces.&lt;/li&gt;
&lt;li&gt;Do not attempt to repair floors until they are fully dry. Dry wood floors as soon as possible by opening all doors and windows, which should prevent them from shrinking and deforming. Once dry, buckled floors may be drawn back into place with nails, and planing and sanding may remove humps.&lt;/li&gt;
&lt;li&gt;Remove drawers and clean all mud and dirt from wooden furniture. Be sure to dry furniture slowly and indoors to prevent the sun from warping it.&lt;/li&gt;
&lt;li&gt;If possible, simply air-dry family treasures such as books, photographs or paintings. If wet books, documents, photographs or textiles cannot be air-dried within 48 hours, freeze them if you have a freezer that is large enough. If not, keep them as cool as possible until air-drying is possible.&lt;/li&gt;
&lt;li&gt;Washers, dryers and furnaces can usually be cleaned and tested by qualified electricians. Replacing expensive appliances after a flood is usually not necessary.&lt;/li&gt;
&lt;li&gt;Mattresses, carpets and rugs should be discarded. In most cases, mattresses and rugs become so saturated with contaminated material that cleaning attempts are futile.&lt;/li&gt;
&lt;/ul&gt;
&lt;p class="MsoNormal" style="line-height: normal; margin-left: 0.5in;"&gt;To deal with leaking home fuel tanks in flooded basements, remove the fuel oil from the surface of the water and place it in a container for disposal. The water that is under the product can be directed to the nearest waterway. After pumping your basement, try to remove and place in a container any remaining product and stop the leak in the tank.&lt;/p&gt;
&lt;p class="MsoNormal" style="line-height: normal; margin-left: 0.5in;"&gt;If your private groundwater well or spring has been flooded, follow specific disinfection instructions to temporarily address the problem. These can be found in the Flood-related Information tab at &lt;a href="http://www.dep.state.pa.us/" title="blocked::http://www.dep.state.pa.us/"&gt;www.dep.state.pa.us&lt;/a&gt;. You will need a bucket, garden hose, funnel and chlorinating compound, which is sold in liquid and granular form at grocery and home-improvement stores.&lt;/p&gt;
&lt;p class="MsoNormal" style="line-height: normal; margin-left: 0.5in;"&gt;Even after the disinfection process is completed, water should be tested for bacteria. DEP’s regional offices will be equipped by Monday with test kits to distribute at no cost to residents. For contact information for the regional office in your area, consult the Regional Resources tab of DEP’s website. Until tested and found potable, continue to use bottled water or bring your water to a rolling boil and let it boil for at least one minute. Bottled or boiled water should be used for drinking, cooking, food preparation, dishwashing, making ice and coffee, mixing baby formula and brushing teeth.&lt;/p&gt;

Here's what Paul had to say about the next couple of months and caring for your lawn:&lt;br&gt;&lt;br&gt;There are a few things to keep in mind for your lawn that will go a long way in making your grass much healthier.&lt;br&gt;&lt;br&gt;Keep your lawn mowed consistently at 3 or 3 1/2 inches and do not cut more then one third of the length at one time. If the ground is very wet be careful when turning your lawn mower because it can easily rip up your grass. Fall is an excellent time to overseed because we get more rain and the temperatures are much cooler and favorable to grow seedlings. Also seeding in the fall gives grass plants the rest of the fall and next spring to establish a robust root system before next next summer beats on them. Use an aerator and slice slider when overseeding for best seed to soil contact. Broadcasting the seed on top of the lawn is pretty much a waste unless you can time it just before a snow storm!       <title>Deciding Between Repairs Or Cosmetics Before Listing Your Home</title>

&lt;p&gt;&lt;span class="Apple-style-span" style="font-family: arial, sans-serif; font-size: 13px; line-height: 18px;"&gt;Today we talk about the relative importance of spending time &amp;amp; money on repairs or cosmetics when preparing to list a home for sale in Lancaster PA or beyond.&lt;br&gt;&lt;br&gt;Sometimes I come across prospective home sellers who are "obsessing" over repair issues (whether real or perceived) and overlooking cosmetic improvements. Less commonly I see people focusing on dressing up the house to the exclusion of addressing basic repair issues. While I think an overt focus on one or the other can get the listing into trouble, my personal opinion is that while home buyers do look at repairs, they focus much more on cosmetic defects and extrapolate them out to the whole property. Because of this effect, I tend to recommend that prospective sellers get the cosmetics right first, then address the repairs they are thinking about. &lt;br&gt;&lt;br&gt;Now, a house that's been neglected through what we call "deferred maintenance" in real estate land will likely need some serious repairs and upgrades. The home inspector won't miss this, by the way, so be assured that the repair issues WILL come up and planning ahead to meet them head-on is part of my listing strategy with seller clients. One way to address this is to get a pre-listing home inspection performed.&lt;br&gt;&lt;br&gt;However, "most" homes I work with are in pretty good maintenance condition and it's the curb appeal and what I call "walk-through appeal" cosmetics that really need attention. Painting, cleanup, lighting, decorating and accenting features are absolutely critical pieces of the successful home marketing campaign.&lt;br&gt;&lt;br&gt;So, if you're faced with choosing between repairs and cosmetics (by the way sometimes cosmetics ARE repairs, for example replacing the front steps) go with an emphasis on cosmetics, then work into the important repair issues and don't obsess over every little detail. It will all come out in the purchase agreement with the buyer's repair requests anyway...&lt;br&gt;&lt;br&gt;_____________________&lt;br&gt;&lt;br&gt;Thanks for watching! Rural Housing Service (RHS) home loans will be adding mortgage insurance payments to the principal and interest. Both of these changes are scheduled to go into effect October 1, 2011.&lt;br&gt;&lt;br&gt;I asked Garry to talk about Rural Housing (RHS) loans - how they stacked up as a good option for your typical homebuyer. Garry likes them alot, and feels that with all the changes to FHA loan rules the RHS loans continue to be a better choice, given the two main guidelines: Maximum family income limits and geographic location limits.&lt;br&gt;&lt;br&gt;Lastly, Garry brought up the subject of Lancaster PA mortgage rates and rates in general - he commented that although Bernanke and the Federal Reserve have promised to keep rates down for 2 years, that applies to home equity loans and NOT mortgage rates - an important distinction. &lt;p&gt;If you’re looking at buying a home you’ll likely come across the phrase “privacy violation” somewhere. In a nutshell, a privacy violation occurs in real estate where you have to pass through one room to get into another, specifically with bedroom spaces.&lt;/p&gt;
&lt;p&gt;This is a common issue in homes for sale in Lancaster City, PA and also in older farmhouses around Lancaster County. I was just in one such home this morning showing it to some buyers from New Jersey. Privacy violations can be a significant issue when listing agents don’t disclose them properly and buyers are led to believe that there are 3 bedrooms (for example) when in reality you have to walk through 1 of the them to get into another. The real estate convention is that, for a room to be counted as a bedroom, it must have 2 things:&lt;/p&gt;
&lt;p&gt;1) Independent access to a common area (hallway, living room etc).&lt;br&gt;2) A closet space of some sort.&lt;/p&gt;
&lt;p&gt;Rooms with privacy violations are commonly included in the MLS and advertising as “bedrooms” – there’s just so many of them and the county tax records generally note them so why not, right? As a buyer you’ll need to know that before setting up the showing, though.&lt;/p&gt;

&lt;p&gt;Some buyers aren’t satisfied unless a house meets their every requirement – and they often have a long list.  It might be the right neighborhood, size, price, floor plan, yard, and pool, and they really love the kitchen,  but they can’t sit in the LR and look out at the back yard, so it won’t work.  Or it didn’t have a closet in the home office,  so it’s off the list even though it meets their other needs.  Their expectations are unrealistic. &lt;p&gt;A good agent will help their customers understand that even though it’s a buyer’s market, it’s not likely they’ll find a house that is perfect in every possible way for their lifestyle, tastes, and needs.  Rather, if they focus on the top 2 or 3 must-haves, they will probably find several houses that are suitable and then be in a good position to negotiate for the one they like best. &lt;/p&gt;
