Crofton home buyers might be surprised to learn the title of this blog post wasn't written for them, in spite of the fact that it certainly fits our market conditions today. The entire article about the market in Pasadena, California, could just as easily be written about the Crofton area.

What Pasadena homebuyer doesn’t want a “deal”?   Of course, everyone loves to find a deal whether it be in their next home or along the aisles of the grocery store.   In our competitive Pasadena real estate market, properties are often selling with multiple offers and over the list(asking) price.   Buyers may need to make multiple offers before securing a home - some may have made dozens of offers and still do not have their new home.

Pasadena homebuyers looking for a “deal” in their new home need to realize in today’s competitive real estate market, the “deal” is actually getting to the point where the buyer has an offer signed by the seller.

Okay, so how does a Pasadena homebuyer make this happen?

Be prepared -- have everything in order - this means your financial house before you look for the home of your dreams.   A strong pre-approval not just a pre-qualification.   A lender who understands the market and is able to react quickly, efficiently and with accuracy.   Your offer should be submitted not only with a pre-approval letter but with the proof of funds necessary to successfully close the transaction. In Pasadena real estate, the typical earnest money deposit is 3% of the purchase price -- a hefty piece of change -- even so, some buyers are choosing to increase that amount.

Be prepared -- see quickly.   When properties come on the market for sale, you’ll need to see them as soon as possible.   Often in Pasadena, properties will be “announced” with a date showings will start(as well as when offers will be reviewed by the seller).   Work with an agent who is working for you and will keep you informed. This may mean taking time away from work to see during the workday or on your way home.   Homebuying could be considered a part-time job - hopefully just temporarily.

Be prepared -- to compromise.   I’m sorry just because you want the state-of-the-art gourmet kitchen or home theatre you may not always get it. Regardless if your target price is $250,000 or $5,000,000, real estate has always been about compromise. And compromise is not only on the “things” but also about contingencies --- shortening time frames and/or eliminating other contingencies.   Ask yourself will you buy, can you buy a home that does not appraise at the purchase price?   Will(and can you) come up with extra cash to make up the difference between the negotiated purchase price and the lender appraisal?

I Went Out for Milk and Came Back with a Career in Real Estate

Meet Jenn Morson, my licensed assistant.

Jenn's lender told me during the home purchase process that she was one of the most organized and responsive borrowers he had ever worked with, and that information retreated to a quiet corner in the back of my brain. Months later, when I spotted her at the grocery, my brain must have engaged my mouth because I heard myself asking if she would like a part-time job. It was totally impulsive, and the best impulse I ever had.

So maybe that's not exactly what happened, but it is pretty close. A few years ago, my husband and I bought our first home with the help of our agent, Margaret Woda. All the forms, appointments, submissions, and deadlines made my head spin, and I gave about as much consideration to a career in real estate as one does to dentistry at their annual cleaning appointment. One year and one new baby later, however, I ran into Margaret at the grocery store and she asked if I might be looking for some part-time work, just a few hours of filing a week, no experience needed. That was about all I could handle, so I happily accepted.

At first, four hours a week away from home was a nice distraction from the goings on at home, but slowly I became more interested in the nitty gritty of real estate transactions. After about six months, I decided to pursue my license by taking the online course. I have always considered learning to be a fun activity, and this was no different. I enjoyed exercising my brain! Having my license means that I am more educated about the goings on in the office and am able to help Margaret more with her cases.

Now that I have my license, I am excited to work more and more in real estate. I recently completed a Home Staging Course and have my ASP designation as well. While there is a lot of work ahead, helping people find homes is so exciting. I never thought I would end up here, but I am thrilled that I did. For once, I am glad we ran out of milk.

You just joined Activerain... but now what?

Begin by clicking on the "University" tab at the top of the page and signing up for webinars that will introduce you to the basics of Activerain. You are so fortunate to have this resource! Trial and error was the only option for early members of Activerain.

Three people in my office recently accepted their invitations to join Activerain, and they're in varying stages of being overwhelmed. This series is for them and any Activerain Newbie who might have questions about getting started.

Let's start with "blog settings" and we'll cover other topics in the days ahead, including your profile page and custom header. Your blog settings can be completed in 5-15 minutes.

BLOG SETTINGS

From the Activerain homepage, click on "My Home" on the right in the blue bar at the top of the page; then click on "Settings" in the left navigation bar and "Blog Settings" under that. (See screen shot below right) Now, let's get started!

Blog Title: Choose a name for your blog.

There is no right or wrong choice, and you can change the blog title at any time. Rather than labor endlessly over this first step by trying to come up with something brilliant, just keep it simple for now. For example, "Mary Lu's Mortgage News." It's likely that you'll want to use the same blog title on your custom header. If you're really lucky, the domain name matching this title will be available so you can purchase it and direct it to your Activerain blog.

Blog Description: This description appears in the right column under your photo, contact information, and the "subscribe" button in the right column of your blog page.

You blog will likely be related to your area of expertise, such as real estate sales, lending, inspecting, staging, etc. and your geographic area. You can probably describe it in fewer than 50 words. For example, "Real estate and community information for home buyers, sellers, and investors in Little Rock, Arkansas."

In the future you can tweak your description or add links and widgets to this section, but don't worry about that right now.

Blog Description (Text Version): No need to come up with a different way of saying the same thing you just wrote. Simply repeat the blog description you wrote for the previous section. You can come back and tweak this later.

Signature: Your signature appears at the bottom of every blog post you write.

If you ask five experienced Activerainers what to include here, you'll probably get five different answers. Again, there's no right or wrong answer, but I'll give you my suggestions.

Your signature should not overwhelm or distract from the content of your post. It should contain your name, company name, contact info and perhaps your slogan, logo, photo or a link to your website. The signature is a good place to state that your content is copyright, and I recently added a disclaimer to my signature after receiving calls from people who were reading 5-year old posts with 5-year old information.

Under this section you can check (or not) 3 boxes which indicate who may view or comment on your post and whether or not it may be re-blogged. I suggest you check all three options for maximum exposure, but you may change this at any time.

Notices: Designate which notices you would like to receive. Why not check them all now, since you can revise these selections at any time.

Subscriptions: Which of these would you like to receive? Again, I suggest you check them all now because you can easily change your subscriptions.

These settings will help define you and your blog for readers, whether they're local consumers or other Activerainers. Fortunately, it's not a complicated or time-consuming process, so you can easily complete the blog settings.

As you read posts featured on the Activerain homepage over the next few days, click through on "More about me" to view examples of different profile pages. This experience will help you decide what you like before we begin your Profile Page, which will be the next topic in this series.

Crofton Summer Concerts 2013

Free Summer Concerts on the Crofton Village Green

It's that time of year again when summer begins to unfold on our calendars. A favorite family event for many Crofton area residents is the Sunday evening concert series at the Crofton Village Green. Here's the schedule for 2013:

June 2 – Pocket Change – Formed in 1997 by a group of music teachers. Their easy listening music including Big Band, Latin, Oldies Rock and Roll, Swing, and Standards

June 23 – Big Band Caliente – An 18 piece jazz band reminiscent of the Cuban Big Bands in the 40’s and 50’s, performing traditional and modern jazz with a Latin twist.

June 30 – Tom Lagana Group – A protege of legendary jazz guitarist Charlie Byrd, Tom and his band perform jazz standards and more.

July 7 – Annapolis Bluegrass Coalition – Thrilling audiences with their unique blend of traditional and contemporary bluegrass music..

July 14 – Ruth Capobianco – A solo vocal artist performing cabaret music.

The Crofton Summer Concerts are one of many traditions that make Crofton a special place to live!

Festival on the Green, aka Crofton Craft Fair April 27, 2013

Festival on the Green, sponsored by the Crofton Chamber of Commerce

If you happen to notice the smell of chicken barbeque this Saturday as you step outside your door, it will be the boy scouts cooking chicken in the parking lot of the Village Green. This scout fundraiser is always held the same day as the craft fair, now known as Festival on the Green. Enjoy the yummy chicken for lunch or take it home for dinner!

Festival on the Green has replaced the Crofton Craft Fair that Crofton area residents enjoyed for decades on the last Saturday of April and September each year. The name change occurred when the Crofton Chamber of Commerce took over the event from the Crofton Newcomers Club, but little else has changed.

Expect to find something for everyone...

You don't want to miss Festival on the Green this weekend, April 27,
from 10 a.m. – 4 p.m. at Crofton Country Club, 1691 Crofton Parkway.

We live in a new world: What the Boston Marathon taught us.

How do you explain to children the new realities of danger around us without making them paranoid? I think Mike might be on to something with his idea of green, yellow, and red zones. I sent this to my son, who has two pre-schoolers, and he agreed.

The events at the Boston Marathon have taught us a good lesson; we live in a new world. Since September 11, 2001, our world has changed. For the first time in my life, I became aware that their are people in the world who hate our freedoms so much that they are willing to kill themselves to rob of us those freedoms. It's a sad reality that people live with that much hate inside, but they do. The goal of the terrorists is to make Americans live in fear. Unfortunately, when people live in fear, they tend to give up their freedoms for the promise of protection and safety. When we do that, the terrorists win. Ben Franklin once said, "Those who would give up essential liberty to purchase a little temporary safety deserve neither liberty nor safety."

The events of this week also taught another lesson. We must live in a new state of awareness. The goal of the terrorists is to press us to live in a heightened state of fear, but the true goal for us is to live in a heightened state of awareness without being paranoid and without living in fear. One of the ways we can learn to live in this new state of awareness, is to see life in three zones. These three zones are green, yellow and red.

The green zone is where you live when you're home with your family. It's the one place where you should be able to completely relax and be at peace. You can extend that to other places where you would be with family and friends away from a public forum. The yellow zone is when you leave your home and enter public areas.

In the yellow zone, you will become aware of your surroundings. You will pay more attention to the people around you. You want to notice things that seem out of place. When you are in the yellow zone, you will avoid putting yourself in areas where you are funneled in tight areas. One of the easiest places to see this is in traffic. It is always best to drive in outside lanes. On a three lane road, you would want to stay in the far left and far right lanes. When you're in stopped traffic, you would always keep enough room between you and the car in front of you to turn out of the lane. That's a new awareness, and after you've done it for a while, it becomes your new state of awareness that you just do naturally.

At the Boston Marathon, the police had swept the area where the bombs were placed. During that same time between the time the dogs cleared the area and when the terrorists dropped the bombs people had gathered in that area. Some of those of those spectators were likely there during both points. If they had been there and saw someone drop a backpack over the cleared fence that should have set off an alarm, but most Americans do not live in a state of awareness. In the yellow zone, a spectator would notice that. It's out of the norm.

The final zone is the red zone. In the red zone, you are in the fight or flight zone. If you see something that is suspicious, you may choose to leave the area, or you may call 911, and you should probably do both. It's an area where some action needs to take place. You may need to confront a challenge, but in this area, you are ready to act.

It's a new world we live in. In this new world, you need to live in a heightened state of awareness. You will live most of your life in the green and yellow zones. The ultimate goal is to live aware, but to live aware without living in fear.

Commuter's Guide for Crofton, Maryland

LOCATION is one of the many reasons why Crofton home buyers choose to live in this community, which is located in the middle of a triangle formed by Washington, D.C., Baltimore, and Annapolis. The drive time is less than an hour to most places that residents travel on a daily basis unless there's a major weather event or traffic accident. This includes several military installations, including Fort Meade, Andrews AFB, the U.S. Naval Academy and even the Pentagon.

With so many people heading towards D.C. from the greater Crofton area, it's a bonus that the sun will be at your back, and not in your eyes as it is for our Virginia neighbors who have sun in their eyes for their daily commute.

Relocating home buyers often ask what the commuting time will be to their place of employment. That inspired me to put together this little directory for anyone relocating to the area. The origination point for these destinations is the Crofton Country Club in the heart of Old Crofton.

How to Prepare your Home for MLS Photos

You've already prepared your home to sell, but do you know how to prepare it for MLS photos?

The photos of any listing are extremely important to its sale because most of today's buyers will first see the home online. Buyers are looking for a house with the potential to become their home... one where they can easily imagine living. We can't count on them to mentally remove clutter from photos so they can picture themselves and their families using the space. This must be done before the photos are taken.

Just spend 10 minutes looking at random MLS photos online, and it's not hard to find examples of "what not to do."

The camera can only photograph what it sees, so I encourage my clients in the Crofton MD area to follow these suggestions for a photo-ready home.

EXTERIOR

Remove all vehicles from driveways, the street in front of your home, and your yard. (cars, trucks, RV's, and boats on trailers).
Close all exterior doors, including garage doors.
Remove all garbage and recycling containers from sight.
Turn on exterior lights to make the home look more inviting.
Remove bicycles and seasonal decorations.
Edge and mulch your beds.
Mow the lawn, remove or trim overgrown shrubs, and plant flowers (in season).
Remove old or broken outdoor furniture.
"Dress" the front door area with a wreath, flag, or potted flowers.

INTERIOR

General:

Minimize electric and phone cords by temporarily unplugging them and putting them out of sight.
Open all shades and blinds unless there is something unsightly in view or the window needs repair. (Heavy wood blinds can be left down, but open.) Make sure that open shades and blinds are parallel with the top of the window, and not hanging at weird levels.
Turn on all overhead lights and decorative lamps.
Minimize items on flat surfaces. Professional stagers often suggest this 3-items rule: one tall, medium, and small (Example: a lamp, plant, and a small dish or book on a bedside table.)
Minimize the contents on shelves, leaving plenty of open space.
Remove toys from sight or organize them neatly in containers, confined to one room only.
Store valuables securely out of sight, including cameras, laptops, guns, coin collections and jewelry boxes.
Hide tissue boxes and piles of papers, magazines, laundry, etc.
Remove family photos, collections, and personal/professional memorabilia. (Repair walls, if necessary).
Put all trash cans, electronic air filters, and humidifiers out of sight.
Remove all pet equipment, including bowls, beds, litter boxes, crates etc.

Kitchen:

Remove magnets and all other items on the refrigerator surface and items stored on top of the refrigerator.
Clear as much as possible off the kitchen counters, including toaster ovens, coffee makers, microwaves, and cutlery blocks (even if you return some of them to the counter for daily use while your home is on the market).
Follow the 3-items rule for counter tops.
Put the cleaning sponges, detergent, and garbage can out of sight.

Dining Area:

Set your dining table for company - an oversize centerpiece, place mats, napkins, utensils, and glasses.
Remove high chairs and booster seats.
Dress your breakfast bar - perhaps a place mat and simple table setting or a tray with a wine bottle and 2 glasses.
Put excess chairs out of sight.
Remove items from the top of china cabinet.
Follow the 3-items rule for buffet or sideboard.

Living Room/Family Room:

Remove excess furniture.
Put photos, memorabilia, and collections out of sight.
Remove all toys, dog beds, etc.
Turn off the TV. If TV is located in a cabinet, close the door.
Remove overgrown or dying plants.
Make sure your room has one focal point which is visible from the entry point into the room. (A focal point on every wall is simply overwhelming!) For example, it could be the view out the window, the fireplace, the seating area, or an armoire with a mirror above.

Bedrooms:

Make your beds and confirm that nothing shows under the bed (such as under bed storage containers or electric cords for bedside lamps).
Remove stuffed animals.
Remove your children's names from walls and other visible locations. (It's a matter of safety and security).
Follow the 3-items rule for bedside tables and dresser tops.

Bathrooms:

Remove all "fluff" - i.e., rugs, toilet tank covers, and seat covers.
Neatly fold your best towels on towel bars.
Make sure your tub area is sparkling clean and leave the shower curtain open.
Remove robes hanging on doors.
Follow the 3-items rule for vanity top.
Clean bathroom mirrors (toothpaste splashes show in photos).
Remove shampoo, conditioners, lotions, soap dispensers and other personal grooming products.
Close the toilet lid and remove all items from top of the toilet tank.

Yes, preparing your home for sale and photos can be time-consuming, but there's probably nothing more important to a home sale except pricing.

Three of my last four Crofton area listings sold to buyers who saw the homes online within 24 hours of listing. I don't believe it's a coincidence that the sellers of these homes did everything I asked to make their homes photo-ready for these buyers.

Home stagers are always talking about highlighting a home's best features, and creating focal points, but what exactly do they mean? Architectural features such as a fireplace usually come to mind, as do beautiful views from large windows. But sometimes finding a room's focal point is not that easy. Here are some of the most frequently asked questions about focal points:

Q: What if my room doesn't have an obvious architectural focal point?

A: Improvise! The furniture arrangement can be the focal point of a room. In a small, square, or non-descript room, for example, two comfortable chairs and a low table arranged in a cozy setting would make a very inviting focal point for an otherwise "boring" room.

Q: Is it necessary for rooms to have a focal point?

A: What sets a home that buyers want apart from the rest is often just a "feeling" that people get from the home. As buyers walk through the home, they are trying it on to see if it fits, and having focal points will help them see how good it looks on.

Q: What if the focal point is the TV?

A: That's fine if the room is primarily used for watching TV. Make sure that it looks good, (no tube TVs or cords showing), and is positioned for comfortable viewing.

The Art and Science of Property Marketing

Successful real estate agents master both the ART and SCIENCE of everything they do between generating and closing business.

Marketing is one of the most critical aspects of this process, if not THE most important, so of course this "Art and Science" theory applies to marketing our listings. It's not as complicated as it sounds. In fact, it's very simple when you look at this image.

It's a good example because the facts are packaged in a manner that (hopefully) is more interesting and compelling than the same information in a "wall of words." If you continue reading, you'll see my ART and SCIENCE theory explained.

SCIENCE / FACTS:

Property description
Price and terms
Community amenities
Special features
Market Data

ART / PACKAGING:

Create a consistent marketing message that can be used in all media,
from the mls to property fliers and everything in between.
Package the facts in the context of what buyers want in a home.
Use images/photos to reinforce your marketing message.
Inspire a positive buying decision.

Let me give you a real life example.

One of my recent listings had a very nice kitchen, gorgeous stone fireplace, beautiful wood floors throughout - but I didn't want to create a laundry list of special features. Instead, I chose to emphasize the kitchen in my marketing message and photos:

Your friends and family will be green with envy when they see your fabulous kitchen! It already has those granite countertops, stainless steel appliances, furniture-quality cabinets, wood floors and other special features on your wish list.

17 buyer appointments were scheduled for this home the first day, and there were four offers by noon the second day. I don't believe it's an accident that buyers and agents alike raved about the kitchen because that's the seed planted by this marketing message. It didn't get "lost" in a list of facts about the property. Of course, the buyers "discovered" many other special features when they visited the home, but I can't help thinking there might not have been that many showings without the strong marketing message created by combining "art and science".

Just for fun...

Instead of writing a comment, how about writing a marketing message that demonstrates the "art and science" of marketing a listing. It might be fun to see examples that all of us can use as a resource in the future.

Direct Mail - Does it Work?

You know what they say... "Print marketing is out and digital marketing is in!"

The implication is that you're wasting time and money to advertise in magazines and newspapers or mail JUST LISTED and JUST SOLD postcards.

Apparently that's not entirely true.

A homeowner who recently received my "just sold" postcard for a home in her Crofton MD neighborhood recognized my name and photo, so she contacted me to list her home. She had been struggling with who to call, since her selling agent was no longer in the business, but she remembered me being at her closing 33 years ago.

I wonder who she would have called if I hadn't taken the time to create, order, and mail those postcards... 'Guess it wasn't a waste of time and money, after all.

Direct mail does work!

Why Won't You Answer My Questions?

Q. As a military transferee relocating to Maryland, I’m very frustrated about the way you beat around the bush when I inquire about different neighborhoods and schools in Crofton and throughout the D.C. area. Why won’t you answer my questions?

A. Fair Housing Laws forbid real estate agents from providing information to consumers that could be interpreted as “steering” – i.e., directing a client toward OR away from a particular property in a discriminatory manner. In other words, my non-answer should not be interpreted as hiding negative information; the answer could be exactly what you want to hear.

Ten years ago, I probably would have suggested that you visit local schools and talk to individuals who live in neighborhoods you’re considering. Today, however, I can refer you to websites that provide statistical data that may provide you with the peace of mind you’re looking for. This will be particularly helpful for you, coming from another part of the country.

Schools

Before you buy a home in Crofton or anywhere, it’s important to be familiar and comfortable with the neighborhood and broader community, as well as any individual home. So don’t hesitate to ask questions because I may be able to suggest additional helpful websites.

Yet it’s still not a bad idea to do some research the old-fashioned way when you come for your house-hunting trip: make a personal visit to neighborhood schools, shopping, dining and recreation facilities BEFORE you buy a home.

And please understand that I’m not trying to be coy when I don’t give you a straightforward answer to your questions. I’m trying to follow the law.

Crofton Village Garden Club Installs New Officers

Crofton Gardeners could not be kept indoors today, in spite of the fact that federal government offices and local schools were closed due to weather predictions. Members showed up in force at the Blue Dolphin for the annual luncheon meeting and installation of officers. This year, officers were sworn in by original member, Bernie Robertson.

What does your website say about you?

Seriously, what does it say on your "About" page? The topic has come up in my universe a few times recently.

Another agent mentioned to me, a few weeks ago, that she always checks the "About" page on a co-op agent's website. On that occasion, I was the one she checked and I guess my webpage passed her review. Would yours?

Then, a new buyer client said he called me because he liked what he read on the "About" page of my website. My website... oh my, I can't remember the last time that was updated! Have you looked at yours in the past year?

This morning, I read an article about the perfect marketing strategy, and the first suggestion was to make your "About" page tell a story. They used the Zappos website as a good example of this. 'Not sure what story I'd tell, but it sure works for Zappos.

You know the saying... the third time is charmed (or something like that). Some higher spirit must be trying to tell me to take a look at my "About" page, and do it now. This raises some questions: Should it feature my story, my resume, my mission statement, or all of the above? These are not easy questions for me to answer because I work very hard to make my website and all of my marketing about the consumer, not me.

What does your website say about you on your "About" page? People ARE reading it!

Alexandria VA Sellers: If You’re a DIYer, then Do It Before You Sell

This is great advice for any home seller, not just those in Alexandria! Susan is right... many of the repairs requested by home buyers require an easy fix that a home seller is capable of making, but the buyer wants them done by a licensed contractor.

Take Susan's advice, and do it yourself BEFORE you sell.

There is nothing more frustrating to an Alexandria VA Home Seller who is quite capable of handling any number of fairly simple home repairs than to be given a list of requested repairs the new Buyers expect you to make, only to see the fine print at the bottom of the addendum:“All repairs are to be performed by a licensed contractor.”

After all, you are perfectly capable of making those repairs yourself…why pay someone?

And while this can certainly be negotiated, you can run into a snag when the Buyer isn’t so sure about your handyman skills, especially when that home inspection report lists quite a few items that should have been in working order in a well maintained home.

The question in the Buyer’s mind becomes, “if you are so handy, then why were there so many issues on the home inspection?”

Eh…a little awkward. In the Buyer’s shoes, wouldn’t you be thinking the same thing?

The way to avoid this issue in the first place is to go through your house and make sure it is in tip top condition before putting it on the market. If you find things that should be in better condition or in working order that are not, then fix them before you try to sell.

Here is a handy list of common home inspection issues we see frequently, many of which are easily fixed – and easily avoidable as an issue.

In addition to having a cleaner home inspection report as well as saving money on doing repairs yourself instead of having to hire a licensed contractor, you will also gain the advantage of having a house that appears well maintained, which can make a difference in not only offer price by number of days on market.

Even burned out light bulbs can cause a light bulb of a different type to go on over a Buyer’s head: “hmmmm, what else have they neglected?” is what they will be thinking.

The houses that attract the most attention – and typically, the most offers and higher prices – are the ones that are truly move in ready and in tip-top condition. By identifying deferred maintenance and addressing it early in the process, you will be insuring your house will appeal to a wider group of prospective home buyers.

Many first time home buyers – or buyers whose lifestyles insures time is at a premium – often will not consider buying a home that needs too much work. They simply don’t have the experience or the time to deal with the issues, so they will simply move on to the next house that meets their needs.

So, if you are a handy “do it yourself’er” do yourself a favor and just “do it” before you put your house on the market.

Do's & Dont's Of Safely Showing Your Home As A For Sale By Owner

Who opens their front door and lets any stranger into their home? Sounds pretty foolish, doesn't it. But that's exactly what people do when they offer their home for sale without an agent to pre-screen the buyers.

Here are some helpful suggestions to help minimize the risk for you and your family, if you're thinking of selling your home without an agent.

Over the years I have interviewed many homeowners that have attempted to sell their home on their own without using a Realtor.They place a sign on the lawn, place an ad with their phone number, time when they can be reached as well as including their address for an open house. It has surprised me to find out that most FSBO's just rely on caller ID as way to prescreen buyers & many have allowed potential buyers that randomly knocked on their door from the sign or an open house to enter their home without even gathering any information.

One of the greatest issues they overlook is safety

In recent years, there has been an increase in the number of con artists, & thieves that masquerade as prospective buyers in an attempt to gain access to a property,or worse, its occupants.

As Realtors we take the time to probe, ask questions & carefully prescreen buyers to insure that they are sincere in their inquiry & financially qualified to purchase the home in question before we even show any homes.

In order to prevent you from falling victim to an unsafe situation when selling your home by owner I have compiled a For Sale By Owner Safety Checklist :

Do screen prospective buyers over the phone. Ask as many questions as possible unitl you feel comfortable before making an appointment.

Don't make an appointment before getting their name & phone number & have verified all the information. Let them know that they will need to show you some type of ID before entering your home.Either make a copy of their license or write down the information.

Do leave the prospective buyer's name & information with a friend, family member or neighbor before showing the home.

Don't provide information about your home's security features.

Don't say anything that will reveal your schedule.

Do keep a detailed log of names , addresses, IDs of all buyers that enter your home from appointments or from an open house.

Don't be alone when showing your home; try to have another adult present with you.

Do carry your cell phone with you when showing your home.

Don't let buyers walk through your home unattended. .

Do hide from sight all valuables & prescription drugs.

4-Week Plan for Preparing Your Home to Sell

Transforming your property from a home that reflects your taste, personality and needs to one that has the potential to satisfy the taste, personality and needs of a prospective buyer can take time. The time and stress of preparations for selling your home will be minimized, however, with a plan.

Keep in mind that a 4-week plan assumes you are an owner-occupant with a home in average or better condition. If your home needs a lot of deferred maintenance or if it's filled with excess furniture and accessories, the same tasks will be necessary but the timeframe will likely be longer.

Your listing agent is the best person to advise you on your home sale preparation, so consult with him or her several weeks in advance of listing for specific suggestions to enhance this general outline.

If you don't have the time or resources for all this preparation, don't worry... a lower list price will compensate for almost any condition. Again, your listing agent is the best person to consult for advice about selling a home in your local market.

Shower rod solution for a cape cod stye home

How hard can it be to install a shower rod in a bathroom, you ask? If you think this is an easy project for a weekend warrior, you probably have vertical walls in your bathroom. Those of us who have a slanted wall may answer differently.

When we decided update our upstairs bathroom, the first thing to go was the 40-year old shower door made of plastic panels in aluminum frames. They were ugly, but they were made to fit the slanted back wall of the bathroom. Disposing of them left us with a dilemma.

Should we have a custom shower door made and installed? It would be nice, with a fixed panel for the slant and a swinging door at the other end. BUT... that would make it awkward for bathing small children, and we had already decided on a full size bathtub so young families could imagine themselves living in our home. (It's sometimes a curse to always think like a REALTOR.)

Having ruled out a shower door, we purchased a nice Pottery Barn shower curtain. A rod for hanging it could not be found in stores, however, in spite of the fact there are about a zillion cape cods with this exact same upstairs bath. It's a Levitt house and this exact model can be found in many parts of the country! What have other owners of these homes done to address this issue?

I took advantage of my access to the multiple listing service and looked at the pictures of hundreds of cape cod bathrooms. No satisfactory solutions were to be found there because the most attractive ones involved either a remodel to a shower and converting that slanted area to storage space or a glass door such as the one we eliminated from consideration.

Next option, check out bathroom remodels on HGTV.com... Apparently they've never taken on this challenge. I probably should have asked ActiveRain, because someone surely would have made a suggestion, but I turned to Google.

Yes, a solution was found online. NOT the most attractive swivel bracket, since it's plastic, but it does work on a slanted ceiling. Fortunately, the tile is white so the white bracket doesn't look as bad as it would on colored tile. Tired of living without the use of this shower, literally for months since the tile work was completed, it was the first viable option we found and so we couldn't order and install it fast enough.

With the right shower head, partial coverage of the area with a shower curtain is adequate. With another shower head it might not be enough and one could simply put a clip curtain ring on the towel bar at the slanted end of the tub and attach the shower curtain when it's in use.

If you know anyone considering a bathroom update for a cape cod style home, now you can share this tip with them. And, please let me know if you happen to find a better-looking swivel bracket, because I'd like to replace this plastic one with something chrome someday.

In the meantime, I'm celebrating the completion of this last step in our bathroom updating, which began almost a year ago and was delayed by this one last detail.

What's your foreplay score?

Do you realize that every word you say and every move you make sets up your success or failure in real estate? (And, subsequently, your client's success or failure.)

Let's pretend you represent a buyer who is interested in my listing...

Agent #1:

You provide showing feedback that states the property is overpriced and the condition is "average". (Of course, I receive your not-so-subtle justification for a low offer!) Doesn't it occur to you that I might have received honest feedback from other agents - not to mention that I did my homework by accurately estimating the likely sale price and the sellers did everything I asked? They repainted the interior, made all repairs recommended in a pre-sale inspection and had the home professionally staged. Some homes are average or even less than average, but this is not one of them. lAverage... bah humbug!
You submit your offer with 3 paragraphs justifying the low offer price, informing me there is a deadline for accepting it, and explaining several contingencies.

What have you said or done to promote your buyer's best interests? Why would I even want to open and read your offer, let alone change my plans to present it when we both know another offer is expected any minute.

Agent #2:

You provide feedback indicating the property is priced "about right" and indicating the property condition is above average.k You say that you'll be meeting with the buyers tomorrow at 3:30 to consider this and other properties the buyer has seen. This listing is a finalist in their book!
You submit an offer with 2 brief paragraphs... One repeating how lovely the home is and another telling me how much the buyers love this home.

Of course, I can't wait to open this offer! I'm really hoping this buyer's offer is better than the other.

Yes, I'll objectively evaluate and present both offers to my clients, but....

Do you agree that Agent# 1 is less likely to score a "win" if both offers have equal price and terms? THIS listing agent is predisposed to recommend the offer from Agent #2 because you catch more flies with sugar than vinegar. Why deliver an offer with vinegar when you can do it with sugar. Agent #2 gets that and his real estate foreplay has set up his buyers for successful negotiations!

So Many Agents Here On Active Rain Don't Care...

You are here on Active Rain because you want to attract clients, draw traffic to your sites, and garner some referrals from people right? Yet many of you are helping Zillow, Trulia, and Realtor.com (aka ZTR) and probably not even aware of it. So many agents here on Active Rain don't care... or don't know how to stop it.

Before we begin, you have to know how Google works. Let me describe Google like this. Let's say that you have a lot of questions on a transaction you are doing and you are calling another agent for some help. Let's call him Bobby.

You: Excuse me Bobby, can you answer this question?

Bobby: Oh yes. I had this issue a week ago, and Tom helped me out.

You: (couple hours later) How about this question?

Bobby: Yup. Tom helped me out there too.

You: (couple hours later) How about this third thing?

Bobby: Tom all the way.

The fourth time you have a question, are you going to call Bobby or Tom? It seems that Tom has all the answers right? Well, in this scenario, you are Bobby. You have the answers (your blog posts/website) but you keep telling Google that Tom has all the answers because you keep linking to Tom. Google sees this, and decides why should I send them to Bobby when it is clear that Tom has all the answers?

And thus, when your clients do a search in Google, Google will send them to Tom, aka ZTR. But did you even KNOW that you are telling Google how great Tom is?

What Zillow/Trulia/Realtor.com Are Doing

ZTR create pretty little widgets and icons and shiney badges that agents like to put in their profiles and in their signatures. A quick browsing of the "Featured Posts" will reveal a number of them.

Each and every single one of these provides at least one link over to your competitor. And if you look closely, they probably have a discription in them that uses YOUR keywords. This means that you are telling Google that ZTR are IMPORTANT for THOSE KEY WORDS. And it shows up on every single page of your blog or website or here on Active Rain. The blog one to the left actually sends at least 9 different links over to Trulia! Wow, Google assumes that you think Tom is a great real estate agent...

How To Get Tom (ZTR) Out Of The Picture

I'd like to get a little techy on you to show you how you can stop this. It may be over some of your heads, but hopefully some of you will get it and correct your own mistakes and help others to correct theirs. If anyone would like some assistance but can't figure it out, please feel free to contact me.

When you add a link, you click on the little chain icon, put in the URL and done right? Wrong. Did you know that Highland Park Real Homes and Highland Park Homes are different? They both go to the exact same place. They both have the same anchor text. So what is the difference? Nothing to you or me or anyone who reads this blog. The only one it is different to is Google. Allow me to explain.

If you go into your editor as if you were writing a new post, have you ever noticed the HTML button on the far right of the menu bar? It is next to the Spell Check icon. (You do spell check every post, don't you?!) That HTML button opens up a screen that looks like a lot of jibberish, but this jibberish is what Google sees when it scans your posts and pages. So what is the difference between the two links above?

Link One:

<a href="http://finddallashomesforsale.com/" target="_blank">Highland Park Homes</a>

What this does is provides a hyperlink to another website. The href is the URL that you are sending people to. The target="_blank" means that you are opening up that URL in a new window. Google looks at this link and says "This URL that they are sending me to has something to do with THIS LINK" so let's add that to our database and give them additional credit if someone searches for THIS LINK.

Link Two:

<a href="http://finddallashomesforsale.com/" rel="nofollow" target="_blank">Highland Park Homes</a>

Almost the exact same, but you see the rel="nofollow" part in there. This link looks and functions EXACTLY like the previous link, but this time Google says "Whoa! They are telling me NOT TO GIVE CREDIT to that link. I'll let people click on it, but I'm not going to give that site any bump in their search results." This means absolutely nothing to your clients and readers of your blog because it doesn't change how the link functions, but it means a LOT to Google and how it ranks the links.

These Links Hurt EVERYONE

So, you don't have any of these links on your profile. THANK YOU! But you still need to spread the word. Why? Because these links hurt EVERYONE. The person with that Trulia widget is sending 9 linkbacks to Trulia. How many external links do you have coming to YOUR website? It doesn't matter that the person with that Trulia widget is talking about oceanfront property in Arizona. It still affects your business in New York, because the more links Trulia has, they higher their overall page rank, which plays a huge factor in how websites get ranked in the search engines. The guy in California is hurting me in Texas. The lady in New York is hurting the agent in Washington. The people in Canada are hurting those in Mexico.

What Can You Do?

Remove every widget you have. If you really want to keep your 5 star agent link in or a link to your profile or your reviews, add the rel="nofollow" tag to the link using the above example as a guide on where to put it. Again, if you need assistance, contact me.

Finally, SPREAD THE WORD. If you learned ANYTHING in this blog that you were not aware of, REBLOG THIS. If you have seen any of these widgets on Active Rain today, REBLOG THIS. If you have widgets yourself, fix them and REBLOG THIS. And if you agree that this is a problem, REBLOG THIS. The only way this issue gets solved is by spreading the word.

(and if you comment on this article and have one of these widgets in place, you will be called out publicly and beated within an inch of your life with a wet noodle)

How Much Deposit Will I Need to Buy a Crofton Home?

Q. Is an up-front deposit necessary when I find and buy a home in the greater Crofton MD area? If so, how much?

A. The short answer to your first question is "Yes, you will need to submit an earnest money deposit when you make an offer on a home."

The answer to "How much?" is not quite so simple. There isn't any written guideline that I'm aware of and no hard and fast rule. In fact, the amount of earnest money deposit may boil down to what the seller requires before he will take his home off the market for you. I had one case where the sellers accepted as little as $1, but don't count on that... it was once in 40 years!

In my experience, 1% of the sale price seems to be customary for any home in the greater Crofton area. That would be a $1,000 earnest money deposit for a $100,000 home (if you could find one priced that low in this area) or a $3,500 deposit on a $350,000 home. There are exceptions to this, of course: A highly motivated buyer in a competing bid situation might be inclined to double or even triple that amount with their offer, or a buyer and seller may agree on a something less than 1%. The amount of earnest money deposit is totally negotiable.
