Wachovia Bank Branch Opens on East Gate in Chantilly VA Near South Riding

Saturday November 7th Wachovia Bank opened its newest branch bank and financial center at the Eastern Market place on East Gate and Tall Cedars right next to the new Harris Teeter supermarket that just opened recently. This is located in Chantilly VA in Loudoun County. Saturday was the grand opening of the new branch and tellers and managers were there to greet new clients. Irene invited us in to view the new branch office and meet the manager. This new bank Wachovia branch is a great plus for residents of nearby South Riding. South Riding offers so many conveniences right inside or adjacent nearby. Schools, shopping, golf, dining, churches and banking right inside the South Riding community.

Greater Manassas Veteran's Day Parade Photos Nov. 7, 2009

It was a beautiful day in Old Town Manassas VA yesterday November 7, 2009 as Manassas VA celebrated their first inaugural Veteran's Day Parade which was dedicated to the World War II Veteran's, yet honored all veterans that served Virginia and the United States in all branches of the military. The sky was clear and blue, and the temperature was perfect. It was a fun day for all that participated, and for those of us that were onlookers. The event, held in Old Town was put together by the veterans of the Robert Vincent McMaugh Memorial Post 10. Our thanks go out to all our Veterans and those that made a point or remembering their sacrifice!

Virginia Has New Republican Governor

The elections is finally over and we have a few winners. It was reported in the news tonight that we have a new conservative Governor, Republican Bob McDonnell. Bob McDonnell was also the former state attorney general of Virginia. It has been reported by many news sources this evening that Gov. McDonnell easily won the election, and had a strong showing especially in the suburban areas of Prince William and Loudoun VA. Democrats, and Independents were a big help in the election, and Governor Bob McDonnell thank them for their support in speech a short wile ago. We wish you well in your new office.

One of them is the right to Vote, thre are many others...the freedom of assembly, the rights of a free press, free speech and we have representation in return for the taxes we pay for representation. In many countries they do not have these rights, and would die to obtain them, and fight for these rights as our founders have. Voting is a big responsibility, and one that should not not be taken lightly. The big vote for our state tomorrow is for our Governor. The stakes are big, so get out and vote.

Using Maps to Sell Homes

Selling a home to anyone is a very weighted issue. There a lot of things to consider. school, activities, leisure, worship, shopping, transportation and social. When you have more than one person needing or relocating spouses is never an easy task especially if both spouses work, and need to be in different parts of town. Lets take an example of a couple looking at a home in Oakton VA. One spouse works in the McLean VA area and the other works in Chantilly VA. The distance is approximatley 17 miles.

For this example we will use Oakton VA as an area of interest to buy a home. The point that sells the home or area is that Oakton VA more or less the epicenter. Oakton is equidistant to both McLean VA and Chantilly. If you can demonstrate that each spouse will have a similar and reasonable commute, you are one step closer to making a sale. On more than one occasion I have used this map method to sell homes, and it works. It does not matter if you use Google, Mapquest or BING to plot the distance from the selected home to each work destination. What matters is that the map moves your client from an abstract concept to something tangible that can be easily grasped and accepted.

Halloween Safety Tips! Have a Safe Halloween!

Halloween is upon us once more and as a mother and a concerned member of our community, I feel it important to protect our children. I decided to put up a small tip sheet of comment sense tips that will try and ensure a safe and Happy Halloween.

First of all, Adults should accompany all children on their rounds:

Trick or treat in familiar neighborhood areas in well lighted streets.
Carry a cell phone with you - a loud whistle - for personal safety.
Be careful of pets and dogs.
Don't let children go into homes unescorted or into vacant haunted homes without supervision.
Trick our treat in groups with other parents!
Avoid large apartment buildings, unfamiliar surroundings or neighborhoods.
Avoid unlit properties.
Do not let children take short cuts in alleys or vacant lots.
Don't accept candies that aren't commercially wrapped.
Do not to accept candies where wrapping is undone or looks tampered with.
Discard any home-made candies, fruits or baked goods.
Sort out candies or small toys that could be a choke hazard.
Remove any peanuts, or allergic foods to may create allergic reactions - read labels for contents.
Look for unusual appearances in foods or candies. Look carefully for and unusual discoloration, package. perforations, tiny pinholes in packaging, or tears in candy wrappers. Throw away all suspicious items.
Wash all fresh fruit thoroughly and inspect it for holes, including small punctures. Cut fruit open before giving it to child.
Do not allow children to snack on treats before you can examine them at home.
Do not let children 'Trick or Treat' too late at night!
Report any suspisious activity to police!
When in doubt, throw it out!

There were 15 sales for the month of September 2009. Below is a chart I generated from our MRIS to show you the price ranges of the homes sold. The lower range had fewer sales because in single family homes available, and the higher price ranges had fewer sales because there were fewer buyers.

The most recent MRIS statistics were just released for or MLS on October 10Th, and I thought I would share Chantilly VA 20152 statistics for Loudoun County VA. Yes sales are up, but prices are way downThe average sales price in September 2009 not including any sellers concessions is now at $423,935 that is down 16.58% from the same time frame in 2008 where the average sold price stood at $508,163. The average list price for home has also dropped. So the good news is that more homes are being sold, but the bad news is at much lower prices than last year.

Marine Corps Marathon October 25th - Plan Ahead for Traffic!

The annual Marine Corps Marathon is tomorrow at 8 AM in Arlington VA and then crosses the Potomac River into the District. For those not used to it, you have to plan ahead to get around town. There will be a lot of street closures from 4 AM to 1:30 PM. A few years ago, I forgot about it and and had a flight to take from National airport. So I thought I should share this. There will be some terrific traffic backups due to re-routing traffic, detours and areas being cordoned off for the race. Northern VA can become total gridlock when the race is on, and during the aftermath. I'm sure there will be a lot of celebrations and tourists around during and after the race. Plan ahead!

The new Harris Teeter Supermarket in Chantilly VA just opened recently. The new Harris Teeter Store is located of Route 50 and Tall Cedars Pkwy in Eastern Marketplace Plaza. Harris Teeter has also gone "Green' with this new store. Harris Teeter is serious about its commitment to environmentalism in Energy and Environmental Design. The store is certified GreenChill and a Gold-Level store (GreenChill certification is awarded by the U.S. Environmental Protection Agency. The GreenChill program recognizes stores for using environmentally friendlier commercial refrigeration systems.) The new Harris Teeter supermarket is located in East Gate Marketplace on 25401 Eastern Marketplace Plaza in Chantilly, VA right next to South Riding Subdivision. Our MLS (MRIS) just released the most recent Arlington VA home sales statistics for our region on October 10 2009, for September 2009 home sales. What I decided to do was compare this to the same September time frame from September 2005 forward to September 2009. In September 2009 we saw 221 single family fee simple detached homes sold in Arlington Virginia. If we compare this to September of 2005 with 282 sales is a 21.6% drop in the number of homes sold in Arlington County Virginia.

The latest MRIS* statistics for Arlington VA homes sales were released on October 10 2009 for September 2009 closed Arlington VA homes sales. Actually, because of Arlington VA prime location, the numbers are down but they are still one of hte best in the DC area. I have charted the average sales price for preceding September's ( 2005-2008) to show you the Arlington VA homes price trends. The average Arlington VA homes sales price in September 2005 was $587,597 VS. the average sales price for homes sold in September 2009 at $466,478. That is a 13.6% drop in the average Arlington VA homes sales price for single family detached Arlington homes for sale. We must also consider that Arlington VA home sellers are netting less in this market because the concessions a seller will make to the buyer to sell the home (closing costs, home warranties, repairs, improvements etc.)

The most recent Prince William VA homessales statistics were just released on October 10, 2009 for our MRIS (MLS system)and I decided to graph out and see what cities are selling the most homes in Prince William County VA! Since so much o real estate is driven by location I think this is a very relevant report for Prince William County. These are the homes sold in Prince William VA by the MLS listed city!*

I broke down the Prince William VA homes sales of single family detached homes - fee simple and here is what sold in the month of September 2009 (9/1 - 9/30/2009) and where were they selling. For this real estate trends sheet, I used single-family detached, fee simple homes for sale in Prince William for the month of September 2009. Homes for sale in Woodbridge VA outsold any other area in Prince William County. There were no sales in September for Fee Simple Detached homes in Noakesvilles, Manassas City, Manassas City Park, or Occoquan areas.

Interested in real estate statistics and trends in Prince William County VA? If so, I just created a 5 year comparison sales price chart based on MRIS Data* just released on October 10, 2009 so that you can get a better grasp on Prince William VA homes average sales price trends for single family detached fee simple homes for sale in Prince William county VA. Please keep in mind now the Prince William Virginia real estate market in has changed. Even though home prices are trending lower, and even though we are now dealing with historically low mortgage rates, fewer buyers, and they are having difficulty in obtaining financing.

The Prince William real estate market has changed and so have the rules of the game. Prince William's peak in single family homes sales (fee simple) and in price seems to have peaked for this comparison chart in September 2005 when the Average sold price was $425,700 In February of 2009 the Average Sold price for a home in Prince William Virginia was $249,827 or a 41.1% drop in the average sales price.
