Dwelling on the negative momentarily, there remains a dearth of quality investment opportunities in the market. The flood of distressed assets that would dwarf the RTC days of the early 90s has yet to—and likely never will—materialize.&lt;/P&gt;        &lt;/div&gt;

                    &lt;p&gt;The level of transaction activity in both debt and equity has greatly increased from 2010 to 2011. Up until some discouraging employment and macroeconomic news in early June, lending had opened up drastically; with life insurance companies leading the way, lending is up 88% overall, according to CoStar Group.&lt;/p&gt;        &lt;/div&gt;

                    &lt;p&gt;The sense of cautious optimism generally associated with the real estate industry at the start of the year has now evolved into a dichotomy of distinct and opposing sentiments: 1) A corner has been turned and deployment of capital is essential to avoid “missing the market” or 2) the industry has money “burning a hole in its pocket” and is propping up the market despite poor, and in some cases, deteriorating fundamentals.&lt;/p&gt;        &lt;/div&gt;
