BUDGET:  What can you afford? This is a simple question, but a sensitive one as we generally don’t like to talk about money. However, it is important that you have a ballpark or threshold so that you can set realistic expectations. Keep the following considerations in mind when budgeting:

·         The size and scope of work

·         Materials and labor cost + potential design fees

·         10-20% buffer for unexpected expenses

PLANNING:  A well-designed space can increase the value of your property. Good storage to maximize space and reduce clutter is key to a custom designed kitchen. Cabinets are typically one of the most expensive items in a kitchen remodel. If you choose custom cabinets, you might as well go with the best since the kitchen is the gathering hub in any home. Clever alternatives to custom-built cabinets can help you cut costs without sacrificing the quality or luxury appeal. Here are 3 options:

·         Semi-Custom Cabinets are more affordable with some flexibility to personalize and tend to have shorter deliveries. An excellent source to consider is IKEA. They have a wide selection of clean-lined modern designs. While the quality of the materials used in their construction may not be high, their cabinet boxes are well-made and reliable. Reform offers a large variety of beautifully crafted custom doors, drawer/pantry fronts and panels. By marrying the two, you can achieve a high-end look at about a third to half the price.

·         RTA (ready-to-assemble) Cabinets come in a range of pre-designed styles and finishes, therefore won’t offer as much flexibility in terms of customization. They are typically more cost-effective and have quicker turnarounds. And if you’re handy, you’ll have lots of fun with DIY jobs. Companies like The RTA Store offer high quality and durable options that rival the quality of custom-built cabinets. They are so confident with their products that they offer a 20 year limited warranty!

·         Reface Existing Cabinets, this can be an optimal idea if no layout change is needed. As long as the cabinets are standard sizes, you can opt for companies like Reform or Superfront to replace cabinet doors, drawer/pantry fronts and panels.

Countertops are an essential component, and usually a prominent feature to any kitchen. Therefore, you should not skimp on quality to save a few bucks in the short-term. Countertops not only need to be aesthetically pleasing but highly functional. And because they get the most touch points, it has to be durable and low maintenance. Despite being a sucker for vibrant veining and patterns that natural stones provide, I choose quartz often for its durability, versatility, and effortless care.

Appliances to me are a bit personal. It all depends on your individual preferences and family needs. Let’s say you’re not much of a chef, is it worthwhile to invest in professional-grade appliances? The answer is yes. Upscale appliances are typically more durable and perform better. Their superior quality and luxurious details will amplify the overall lux feel.

DETAILS:  Add under cabinets/shelves lighting for ambience. Focus on meticulous details for leverage! Custom wine cellar/wine rack, timeless backsplash, statement lighting, exotic hardware, and elegant accessories can all make a significant impact in creating a stunning kitchen.

DIY:  Doing-it-yourself is another way to reduce labor costs. If you are somewhat of a perfectionist, and can handle demolition, interior paint, refinish cabinets, install hardware, floating shelves...etc., then do it! Yet I wouldn’t recommend it if your inexperience could potentially jeopardize the entire design—one you’ve paid partial or full professional services for.  

In a nutshell, kitchen cabinets and DIYs are areas where you can save a lot. Before taking any action, take a look at your kitchen design holistically to determine where to splurge and where to save. Ensure any modifications or improvements you make are cohesive and align with your goals of obtaining a luxury custom kitchen.

Home is where the heart is. Right? Yes, it is a popular idiom, but I mean it literally too. A home is your sanctuary, where you spend most of your time with your loved ones. Why not make it as welcoming and comfortable as possible so that you can enjoy it functionally and aesthetically. Refresh and remodel are two different approaches to updating or improving your home. Which one is right for you? Before you decide, you should know the difference between the two.

A Refresh typically involves making minor changes to an existing space, with the goal of updating its look and feel without major construction or renovation. For example, you might want to give your walls a fresh coat of paint, replace the flooring, change the lighting fixtures, swap out old furniture, or update decorative accents. The idea is to give the space a fresh look while keeping its existing layout and structure intact. Take a look at the before & after photos of one of my refresh projects.

A Remodel on the other hand, involves more significant changes to the space, often requiring construction or renovation. The goal of a remodel is to create a completely new space that better meets the needs and preferences of the owner. Remodeling might involve tearing down walls, adding new rooms or statement features like coffered ceilings, wall paneling, or completely rearranging the layout of a space. When to refresh vs. when to remodel?

Your decision to refresh or remodel depends on several factors, including the extent of the changes you want to make to your space, your budget, and your timeline. Here are four considerations to keep in mind:

·         Goals:  What are you looking to get out of your space? If you’re happy with the overall layout and structure, but you want to update its look or functionality, then a refresh may be sufficient. However, if you want to make significant changes to the layout or functionality of the space, a remodel may be necessary.

·         Budget:  Consider your budget. Refreshes are generally less expensive than remodels, as they involve fewer changes and often use existing materials. Remodels can be costly, especially if they require construction or significant changes to the structure and layout.

·         Timeline:  Is your timeline flexible? Refreshes are generally faster than remodels as they can be finished more quickly. Remodels can take months or even longer than a year, depending on the scope of the project.

·         Condition:  What is the current condition of the space? If the space is outdated, but in good condition (i.e., quality kitchen cabinets), a refresh may be sufficient. But if the space is in poor condition or has structural issues (i.e., sagging roof), you better save up for a proper extensive remodel.
